George, last time I spoke to you and your phone was operating you indicated you had no acqusition need. But now it appears both your phone numbers are disconnected so it's anyones guess. My buyer (and when I say one away, I mean there is one other intermediary between the buyer and his rep) does not sign any NCND's other than his own, and he does not submit LOI's and POF's until he verifies the assets/product is 100% real. If so, he proofs up in a heart back and is quick to take any size deal down. Most do not like that procedure which is fine, as there are plenty who have no issues with it.
