I am very active as far as investing in Macau real estate. I am a small investor and I've purchased apartments in One Grantai, Royal Arc and One Central.
If you ave invested or are thinking about buying residential real estate in Macau, then this thread is for you!
Market observations: I purchased all my properties at the end of 2007 and even though it was the height, I was able to get some pretty fair deals. At the moment the market has cooled a little however, it seems like prices are still hanging in there. With all the developments taking place in Macau it is hard to imagine for values to go anywhere but up, in the long term. In the near term, we MAY see more stagnation. In my opinion, with higher-end buildings in Hong Kong and Kowloon selling at an average price of 15,000 to 25,000 per square foot, Macau's higher-end buildings are still a bargain at 5,000 to 9,000 per square foot. At this point, Macau is still selling for 2.5 to 3 times less than Hong Kong with a really tight supply for high-end properties.
I would rank macau's high-end properties as follows, 1 being the best:
1: One Central
2: One Grantai
3: Royal Arc
4: Windsor Arch
5: The Buckingham

I heard that One Central prices have fallen from over $8,000 to under $5,000 and are still under pressure, with completion coming near year end.

The Icelandic Bank may be a forced seller

Prices in One Central did come down a good bit; however, they've come up abou 10 to 15% from the bottom. And yes you can still find units under 5000HKD/SF but not on the most desirable floor and location in the building.
I have to say, I sure have learned my lesson as far as prices going anywhere but up.

I have also purchased a unit at One Central in Tower 7 -- and is waiting for the developer to be handing over the units. Have you seen any interior pictures yet? Does anyone have the latest sale price/stats and or possible lease info? Thanks for sharing.

I haven't seen any pictures at all yet. As far as sales prices are concerned, all I know is that units were trading at about $4,200/SF -$5,000/SF a few months back. I'm sure they're up from back then.
No one really know what these can rent for since there's nothing like it available for rent at the present time. The only building that comes close is the Manhattan in Taipa.

Haven't posted anything for a while. Prices in One Central has gone up a lot. I have seen my units now -- great views and club house amenities. I have to say it is probably the best complex in all of Macau. Units have been rented for approx 12K for 1BR, 15K for 2BR and 20-25K for 3BRs. I heard that Tower 4 has just been released and is sold out in a couple of days at approx $6300/SF! That's great news! I am so glad I purchased my unit back in August -- it has gone up at least 10% since.

I am looking to rent a 3 or 4 bedroom in one central but there seem to only be 3 or 4 on the market and they all have quite small bathrooms. Does anyone know where I can find a broker who has a rental supply. I am expecting to pay between 29K - 45K depending on the apartment size. I saw a beautiful 4 bedroom in tower 6 but they wanted 70K which seemed ridiculous for Macau.
