one buyer I know has been intouch with his MP who passed him on to the police who say they can,t do any thing. My friend even emailed Harrords to see if the owner of that could do some thing, him being egyption and all that. But even they did not reply to him, I think the only way to stop this is if the Egyption goverment started to clamp down on the land owners/ developers and by makeing proper laws. plus prison/fines for people who break them. I,m sorry but I think the Egyption Goverment is turning a blind eye to what is happening As i know alot of people who have emaild the Embassy,s and they have just not botherd to email any one back The other thing is to try and stop people going to Egypt for holiday,s but we all know that will never happen

Imagine you are constructing 1,000 units on the Red Sea. You need a bank roll to construct, a marketing tool and a good product that would be bought given the right criteria.

Imagine you have no funds, no marketing concept and poor building skills that could only produce cheap and below quality units.

Are these saleable? If the answer is maybe not, then you have to have an angle to make money.... A marketing ploy that fools buyers to invest.

In Egypt they are called PROMISES. And to help convince the public, a hole in the system is open to allow speculators and exploiters to think they will prosper. In property its the option to buy lots of units and to sell them for profit without full proof of ownership. The greed syndrome.....

Of course there are winners. But many losers often find out their money builds units that may never be theirs. Rather like what happened in Spain. Land registry, deeds of entitlement and full ownership was never granted to many unsuspecting investors, because the "Grey Areas" are never truthfully exposed in the Due Diligence Reports.... Because the paperwork is never good enough in Signiture Validity it allows for evasion of true wealth, to avoid tax and to obtain unaccountable income from rents. And if the authorities promise otherwise or plug this Grey Area they would actually be cutting off their own pension schemes.

Look John, "True ownership starts and finishes with good legal work." A seller would agree to anything you want just to get your cash. But good Independent representation will grant your demands; but that's not going to be £200-£500 for the whole conveyancing. It could be far more but the result would be peace of mind.

The global market crash has hurt Developers in Egypt too. They need buyers. You have the choice of over 375 licenced projects being marketed, some 350,000 units under construction, many with good 4*-5* resort management. Just walk away if you feel pressured. Talk to the experienced; just because you are spending money for two weeks vacation in in trying to find a property, you don't have to jump for the first you see in a heat your'e not accustomed.

Oh how surprising! It now appears that Suleder has a mortgage on it despite someone saying 'from a reliable source' that there was NO mortgage. That someone needs to check his bed fellows before leaping in with them.

How do we know that the new Sahl Hasheesh (what an unfortunate name for a place where Hasheesh is illegal) is not going the same direction? Is that project 100% finished yet? Do they have the permits in place? No debth on the land? Enough capital?

Do you know what? It's nice to get some building done in these developments as many investors feared losing everything.
I can't quite understand why World Wide Developments Egypt is still operating with the former Director of WWD UK, Brazil and others that are under the receivership. It confuses the public.
Will Grant Thornton Lawyers as administrators of WWD please come up with some truths and let the industry get on with completing the projects
Instead of clinging to oportunities, Peter Morris please leave the stage, like Jedward you shouldn't still be in the competition.

You forgot to mention the developer and their unwillingness to proceed with building works. The Pyramids were probably built quicker than this crowds developments.

The rest are stuck in a time warp, just like the Egyptian developers. Look closely at their high-rise construction, it is the same as Cairo. We are pulling these blocks down in the UK and I don't think an un-managed couple of swimming pools makes a resort.

It takes guts and money to move into the 21st century. Egypt builders have neither. Whenever I suggest a new programme or business venture, they always say "we are a poor country, we can't do that." It's expected that we put in the capital and they take 51% of the business. Yerr right.

No wonder WWD thought El Riad was an easy target. The industry needs regulating.

if you had been keeping up to date on this forum you would have found hurghadaresidentsassociation.com months ago and been fully aware that grant thornton are not lawyers but are the accountants
who are winding up World Wide Destinations and have (for a percentage of future sales)passed details on the the person at the start of this problem, who did not get due diligence done, who did not get builders and land owners to sign our contract and best of all, when he was put in jail, told the Egyptian court he did not sign our contracts but now says, at a price, he will sort it out,
