The Property Bureau Limited was dissolved on the 22 May 2007 according to the Companies House website. However there are 8 separate companies containing the title of Property Bureau. How do you know which if any we are dealing with?

Offences and penalties
It is an offence:
to apply when the company is ineligible for striking-off;
to provide false or misleading information in, or in support of, an application;
not to copy the application to all relevant parties within seven days;
not to withdraw the application if the company becomes ineligible.
Most offences attract a fine of up to £5,000 on summary conviction (before a magistrates' court) or an unlimited fine on indictment (before a jury). If the directors deliberately conceal the application from interested parties, they are liable not only to a fine but also up to seven years imprisonment.

Pls contact Trading Standard in Enfield the officer in charge is Gerry Hearne but she is away on holiday n will be back on 21st Jan. But if u call they'll know immedaitely what is about n they 'll give u a ref no.n the officer in charge will call u back. At the moment, Trading Standard is asking the court to send them a warrant as previous hearing TPB did not attend the court. If TPB did not comply they will be in contempt with the court. Pls also try to complain this matter as well to DTI online which I have done so n if more landlords/tenants are reporting this Co. there will be more grounds for them to investigate this Co. Also pls report matter to the police as well as according to Trading Standard we should do so as the police have the power to enter the TPB premises to investigate the Co. n if more landlords are reporting them then the police will look into the matter which they think the police already got a file. Trading Standard will send you a landlord or tenant's questionaires to fill in and presumingly they can use it for the court for us to agree to become witness if necessary for the court case. TPB collected our rents still after they changed their trading name in Feb or April 2007 n also refused to release our tenants deposit. How could this Co be still trading in their Islington Upper St n Stoke Newington branch? They have closed their Highbury Corner branch n do not know what is happening in Enfield branch/ Head Office n also the Southgate branch. Do not know whether those boroughs Trading Standards are being informed of their misconduct and fraud. Anyone knows anything about this 2 matters?

Does anybody know what the legal situation is regarding tenants' deposits? I have been advised that the landlord is still responsible for returning the deposit to the tenant at the end of the contract, regardless of what has happened to the intermediary looking after it.

I think you will find that no matter what; The Landlord (owner of the property) is responsible for returning the deposit. If he used an intermediary his contract is with the Agent, who is acting on his behalf, not the tenant. The tenant is renting the property owners house/flat if the Agent defaults the landlord has to sue the one HE has HIS contract with, namely the AGENT.

Prior to April 2007
The agency collected the deposit on behalf of the landlord. Therefore the landlord is liable for this money.
Post April 2007
TPB is in the crap as they should have been using a TDS.
All this confirmed by solicitors Colman Coyle who are looking to put together a class action.

With special reference to the GOLD service TPB offered - suggest the police check out how many of the premiums were actually paid to the warranty companies???? It is a known fact that many Landlords THOUGHT they were fully covered in the event that the tenancy turned bad, how little did they know,,,,, very sad that the criminal element of our society can get away with such fraud.
