we have found a new agency that are now dealing with our five properties. They rented three of them within 4 days. I wish we had gone with them in the begining, then we would not have lost over 5k.
We have had 3 months of rent and not one bit of hassle from agent or tenants.
If anyone wants there details just let me know.

For the attention of all Landlords who are owed money by the Property Bureau (UK) Ltd.
We have received a letter dated 01 May 2008 signed by Mr. Michael Gill, Managing Director of the Property Bureau (UK) Limited on 10th May 2008. Though the letter is dated 01 May 2008, the envelope shows the post mark of 09th May 2008.
The letter is a notice sent to creditors under section 98 of the Insolvency Act 1986, inviting a meeting of the creditors to be held at Royal National Hotel, Bedord Way London WC1 0DG at 11.30 am on 19th May 2008.
All landlords should ask for the following information urgently:
The audited financial statements for the last three years and unaudited financial statement for the current period up to the date when the company stopped trading. If the company was keeping the clients’ funds in a separate bank account asl for the debits (with detailed particulars) for all payments made to any person/company other than the clients (landlords and tenants) for the last three years up to the date the company stopped trading.
We have collected some additional information from the Companies House of the Government.
Property Bureou (UK) Limited had changed its registered address from 28 Church Road, Stanmore, Middlesex HA7 4XR to 159 High Street, Southgate, London N14 6BP effective 06th March 2008 nearly three months after the Northampton County Court had entered Judgment by Default against the Property Bureau UK Limited for money owed to us. This company is shown as active, though it has started the process of liquidation. Mr. Michael Gill is shown as the Director and Secretary.
Property Bureau (2007) Limited was incorporated on 07/02/2007 and the Registered Office is 28 Church Road, Stanmore, Middlesex HA7 4XR. Mr. Michael Gill is the Director and Parker Cavendish Limited with the same address as the company are the Secretary. This is the same address as that of Proprety Bureau (UK) Limited before the change on 06/03/2008.
We are not sure why Property Bureau (2007) Limited was registered as a seperate company with the same Director. Nature of business is not stated.
It is important that the landlords attend the meeting of creditors on 19th May 2008 as above.
Section 98 of the Insolvency Act can be accessed on the following website:
www.insolvencyhelpline.co.uk/insolvency-act/p... and should be studied carefully before attending the meeting.
We have today checked at the new registered address at 159 High Street, Southgate, London N14 6BP and found the office closed with lot of mail lying by the side of main door. The door is locked and only desks and chairs can be found.

The Southgate, High Street is on the market for sale and rent. The selling agent for he premises can be found via their For Sale / To Rent board displayed in the window. Michael Gill is currently struggling to sell his iown property in Viga Avenue, N21 via Mortimer McKay amd is ringing around variousother estate agents to sell the house for him. He is also klooking to sell his other flat in the area. No agent is interested as he has no finances to pay the agents selling fees and even if he has the money, no agent trusts him! His reputation or lack of, proceeds him.

It all finally came to an end in some flea pit of a meeting room in a two-bit hotel...

The accounting was in a terrible state. There was no P&L whatsoever going back years so it was impossible to understand whether the cash flow issues were due to lack of profitability or fraudulently taking of money out of the company. Gill denied everything but then he would. He is either a liar or particularly thick. I can't believe I entrusted my rental income to a moron but there you go.

The statement of assets (if you can call it that) showed net assets at -£2m. So unless the liquidators can conjure up £2m + out of any shady accounting (not that there actually was any) or siphoned off cash, then each and every one of us - that's HMRC, Barclays Bank, Landlords, the combined landlords action via Colman Coyle who took £1K apiece etc - each and every one of us gets nothing.

You had to laugh. Gill claimed he was pennyless, he had just signed on and each of his six (yes SIX) properties was being repossessed. As a final insult he had a collection box at the meeting and asked if anyone would care to contribute anything.‘Spare a sov for Mike and Tra’ it said

Game over I'm afraid as far as the dosh is concerned. However, the police action is still in play and he yet may have to account for his actions. He confirmed investigations were under way but that they will find him innocent. That’s it then, no point continuing down that route…

Although it is a legal requirement (and he risked a fine if he hadn't turned up - not that he could have paid it), I have to say he did stand his ground under a barrage of questioning from some pretty angry punters. But when you look at him and think that this scumbag was in charge of a total and utter shambles of a company that had no chance of succeeding with him at the helm, you wonder what each and every one of us was doing trusting him with our money. He is no more than a barrow boy.

I knew it the moment I walked into that cesspit of a head office and saw Whitaker hiding and cowering in his office that the money was gone.

It was also laughable that Gill blamed his managers for not managing his business for him. His hired henchman (although if any of you met that pathetic little weasel you'd realise I was joking – I still have a chuckle when I think of the story of him leaving by the first floor window to avoid a landlord) was heralded as the saviour of the company back in July 2007 once Gill realised that things may not have been quite right with his business. However, Gill said that the strategy of bringing Whitaker in had not worked out and in fact things got worse.

I imagine Whitaker and Gill made quite a double act and you can imagine them having a drink or two in some seedy strip joint at our expense. Let's hope the Old Bill find something to pin on them and they both end up in chokey, afraid to bend over while keeping their backs to the wall...

If you are not helping the police with their enquiries then it is probably time to move on...

As for me, I have a witness statement to fill in...

Just to put the record straight, this is not the case. The deadline referred to proxy voting as the number of votes you had at the meeting depended on how much money owed that you represented. The liquidators will be preparing an accurate list of amounts owed to creditors (Gill did not have a clue how much was owed and to whom) so we will still need to write to the liquidators with our claims...

Just to let you know, Gill has other properties that he is now selling, one is in Southgate and one is on Southbury Rd in Enfield, but this is not the PB building from what I understand.
