I really feel for you. Having once been a landlord, I know too well "how everything is slanted toward the tenant"....and these type of tenants know exactly what they can get away with. The landlord is always looked upon as the bad guy. I hope that WTNH can help you!

As a former landlord of several properties in CT, I feel for you. Laws are made with the influence of no nothing do gooders and low life activists. I wouldn't advise anyone else to break the law, but I always took matters into my own hands before it got out of hand. It's cheaper in the end to get a dumpster, throw all their belongings in, change the locks, and take the pinch. If you're lucky all you'll get is breach of peace, but your property won't be ruined, and the scum will be out. Your fines and lawyers fees will still be cheaper than letting these savages destroy your property, while living rent free for months. Also don't be bashful when screening new tenants. Do a complete credit and backround check, and a require a refundable fee for the checks. Charging a refundable $25.oo fee weeds out a lot of scum right off the bat.

My mom was a landlord and boy was she ever sorry.She was being nice to a young couple with a baby and they turned the place into a pigsty.Bringing their friends in and totally trashing the place.Dirty,nasty pigs.She finally got rid of them.If they own their own home now,it's probably a pigsty too.Let's fight for the landlords who have beautiful places and care about their tenants.

Actually I'm not so shocked. I had a couple try to rent a condo from me. I didn't trust this couple and made it a point to tell them to make sure they filled out the "references" section because they would be checked and a background check would be done as well. I heard the woman whisper to the man when they left, "we aren't getting this condo..." And they didn't. Turned out they had 2 pitbulls (there were no pets allowed at my condo) and their landlord was in the process of trying to evict them. They were nothing but trouble (the people... not the dogs.) I feel for you... It doesn't pay to be nice... You can't trust anybody. Before you rent again, do the background check and call the references! Good luck!

Start by making pit bull stew. I normally like those dogs, but this one is a dangerous one.

If I were her I would call the police every day to have them move the cars at least since they probably have a lease and have assigned spaces. Tow the other cars. Every time they block one side, tow them. Call the cops any time there's a noise problem. Start doing anything and everything to make them miserable within the confines of the law.

I agreed with the majority of what you said. I don't think a background check tells you if they are a good tenant or bad, though. I have a record and have never missed a rent payment and never damaged any of my apartments since I started renting 18 years ago. Those checks are a nuisance to someone like myself, but I do see the value in doing them as a homeowner. I would say take it on a case by case basis.

The fee on the other hand, I don't agree with. A few years ago my girlfriend and I applied at several different places. We explained we had bad credit, but that we had a cosigner who has an 800 credit score and quite a bit of financial clout. They all told us to come down, yes they take cosigners, it wouldn't be an issue. We paid all this money, sometimes $30 each to have most of them deny us based on our credit. So they basically lied to us and **** us for our money. Fortunately there are some great landlords out there and one worked with us. He even let us finance the security deposit. Best landlord I've had so far (especially since he lived near Harvard).

I am a landlord and have been for about 6 years now. During those 6 years I have had to evict on person which ended up costing me almost $10K between lost rent and legal fees. I have had 3 other tenants skip out without paying the last couple of months rent. I currently have 2 tenants that are behind on rent and I really have no leverage. I can only bug them constantly for the rent and try to make their lives difficult. Tenants know this and know how to play the game of paying you just enough, just in time to make eviction not an economical option.

In the case of the eviction, I had the moderator write up an agreement that the tenants would pay me back in lieu of letting them stay 2 extra weeks. If they didn't the agreement, according to the moderator, would allow me to skip another court session and their pay would be automaticly attached. Of course they didn't pay and when I sent in the agreement I was contacted back by the court that I would need to provide the delinquent tenant's current address. Like they left me a forwarding address!!! Are you kidding me?

Thank you WTNH and Anne Rourke for this story! There needs to be more light shown on this system which does not punish or even discourage delinquent tenants.

Redneck is right, the fines and legal fees are much less than the damage, and lost rent. You can boot them yourself and get a new tennant in there that pays, while you fight in court about the illegal eviction. After that you can press perjury, and fraud charges on the former tennant as well as civil damages. When you are awarded a civil judgement however the tennant only has to pay $50 a month for 8 years, then when they dont pay after that you can hire a marshall at your expense, to attach any property they own which is usually none. Landlords are F*@#%$# and our courts like it that way. Check out Florida's eviction rules, that is the place to be a landlord. Maybe you can publish the address here so we can go by and pass judgement on them in our own ways.

tenants are tutored on how to beat an eviction...they all know where to go for free advice on how to take advantage of the landlord.....even with a lawyer they can stay 3 0r more months...and legally you can not do anything....

WOW we feel for you Miss.One has to obtain a high security deposit, from everybody, even those on the dole,getting the State to pay for partial and still don't pay, stop rent payment immediately and bring friends - horrific.
Take a good security deposit from the Developers of the not-for-profits also, They are the State sponsonsered slum lords, the Access program, they will NOT bring you a good tenant but the worst one they can find, The Police will have to show up with a Taser .All scrambling for rental real estate and income but it can get nasty
and don't think the Students are all that and a bag of behaved chips either, The Chinese can't see the piles of soy sauce crud that you have to literally throw the stove and sink away because the torch can't cut thru ...at home we **** and poo out window..."they told us at Yale that we can do"...
Only understand No Pay
..and don't think that the cops are above this fray either , remember in Fair Haven that Spanish Woman and her two kids lived in a home that was sold to a N.H.P.D.? the cops grew impatient and tore the house up, They are provided with The finest that Whiting Forensic has to offer

I did refundable credit check fees, if they didn't get the apartment, they got their money back. It wasn't about the money, it was a method of weeding out undesirables. I'm not sure that nonrefundable application fees are legal.

The laws do not protect landlords and if this does not change more and more people will stop renting out homes. My husband and I had a very bad experience that cost us a ton of money and was very stressfull. We were told by our lawyer and the cops the law does not protect you even if you are in the right and your tennant does criminal acts. The law is set up so that tennants can stop paying, destroy homes, and get away with it. This happens all the time. My husband and I will never ever rent a home out again now that we know the law sucks!!!

I know just how you feel b/c my husband and I got screwed by out tennant. She not only stopped paying us but destroyed our condo and cost us abot $15,000 between fixing our place and legal fees for eviction. Even though there was a court agreement for her to pay us back some money there is no way of enforcing it b/c you don't know where they are when they have left and basicly our court says F-U and you are screwed. Our laws have got to change. The only way they will is if people stop renting places out until they change the laws to protect landlords!

background checks do not always work as in this case the tennant purposefully changed the spelling of her name as the channel 8 news said. People are devious and will find a way to screw you. Reference checks are no guarantee. The only guarantee is to stop renting b/c the laws do nnot protect landlords and neither does the police!
