Hello,

I am wondering, what is the best way to go about starting a REIT? I have seen some websites that give a brief overview of the REIT requirements and so on, and also I have seen websites and books that talk about REITS from an investor's perspective. Are there any books, guides, websites, etc. that tell a step-by-step process to open a REIT? Any tips would be greatly appreciated.

I had the same problem - finding info on how to start a REIT. First, there's the recent federal legislation. Then, I found a good basic discussion done by a legal group - Darn, can't find it right now - it's 23 pages and a little outdated but I learned a lot. And, your main public library will have books and other materials that must be read in the libray. I haven't yet found the time to spend two days reading, but I fully intend to do that in a few weeks. Otherwise, you can spend $500 for the REIT Handbook from the REIT website and $50- $1,000 for assorted books and/or conferences.

I have started and managed limited partnerships, and am now developing shopping centers and office buildings through an limited liability partnership. I am always selling our leased up investments in order to continue developing more properties. I am looking for a way to keep some of these projects for the income and growth through inflation etc. Question; is REIT the way to go?

just ask people to hve faith in u ,ask money from them and start investing it in different types of properties and when the return comes on that property divide it with ur investors as per there share ..

There is no simple how to book. With all the rules and regulations, and constant changes - especially in todays market you need to contact and pay a reputable SEC attorney. That is costly $8,000 -$20,000 but it needs to be done if you want to start a REIT and have everything compliant with SEC guidelines as well as state and federal law. I guess the old adage applies "you need to spend money to make it"

If you don't follow the SEC rules, you will end up in jail, especially if just one person complains.

Hello,
I am wondering, what is the best way to go about starting a REIT? I want to start REIT i want to invest in India which is the most booming real estate in the world with returns of around 5 to 10 % on rentals and property value doubling withing 3 years. I already have a investment of 70k there for which i am getting 500 dollars every month as rent... I have so many other properties that i want to buy which i know will give huge returns. But only problem is you need cash to buy property in India. Can anyone help me with how to start this. I am forming a Limited Partnership with the intent of taking advantage of the great deals in today's real estate market (Flood of Bank REO's, Foreclosures, general market conditions for Sellers, etc.) We pay cash for the best income producing properties. We hold them for income and wait for a up-turn in the market (3-7 years) and then we sell, divide the profits with the investors and laugh all the way to the bank!

For starting this REIT it will be much better working on different things that are required so that later it will be worth effective.
