GMAC sent us information from PHFA (PA Housing Finance Agency). The brochure is titled Homeowners' Emergency Mortgage Assistance Program. The website is www.phfa.org . They also sent us contact information to HEMAP Consumer Credit Counseling Agencies. I believe (but may be wrong!) that while you are being evaluated for the program that it may stall the foreclosure proceedings, but there are time limits involved. Hope this helps any that may need it!

They may as well be. I see apartments being offered in Allentown for what my mortgage amount is. Guess what, I'd rather put any equity into my own pocket.

Many people need to be better educated before they jump into a mortgage and home-ownership. Investigate and study up! Shopping for a mortgage is like shopping for anything else. I found the "Home Buying For Dummies" book a valuable source of information. People get over-emotional and starry-eyed when shopping for a home. Just because you qualify for something doesn't mean that you can afford it. I feel sorry for people with an adjustable rate mortgage. Sure, it may seem good - especially with a smooth-talking mortgage salesman, but I just couldn't deal with not knowing what the monthly payment would be. I don't like surprises much, especially when the surprise is that I owe way more this month then what I had figured on.

Bankers and people in the financial industry know how to one thing well - THEY GET PAID. If they fail or fall on hard times because of their own irresponsible or unethical behavior, they whine to the government and - THEY GET PAID.
When individuals fail (sometimes through no fault of their own), or fall on hard times, they are called lazy and irresponsible. When they whine to the government, thay are called no good shiftless theives. Why is that?

When all else fails, go to Consumer Advocates and the television. Mortgage companies hate bad publicity. Especially when you have worked with them and they fail to provide you with customer service.

Televison Consumer Advocates love to get involved with consumers and companies. Especially when you have all the documentation in your hand that you tried to work out your mortgage problem.

Channel 69 news helped us out when spoke to them. After we left the Wells Fargo office, 69 News was outside waiting to interview us.

Get outside agencies involved in your fight. You will be surprised at the outcome.

It's all about the GREED, we as the people are greedy (me included), the mortgage companies, the realtors, the local, state, and federal government, its all GREED.
Everyone wants as much as they can get for as little output as possible, its the American way of life.
We are an entitled nation of bloated minds and bodies.
Unfortunately every great empire in history has fallen at its most decadent peak......guess who's next.
My only solace is that I probably won't see the grand fall.....but, my son probably will.....see I'm still greedy, we ALL are, our nation has just been a big enough empire to sustain that greed, every empire was greedy, Aztecs, Egyptians, Nazis.....they all perish, we will too, we will not change, we will hold on to glorified pipe-dreams til the bitter, bitter end.

Isn't that the truth. When we bought our home 8 years ago, our credit union told us we qualified for a $300K. My husband and I knew there was no way on God's green earth that we could afford to even come close to paying that mortgage payment. Instead, we found our "dream" home -- a modest 3-br home in Parkland SD with 1/2 acre of land for $140K. Being realistic allows us to save a bit and to splurge occasionally.

The problem is The current administration does not believe in hard working rich people. So they tax them so they stay middle class. I never worked for a poor person. The poor and middle class do not produce jobs that can provide for a family. Americans survive off people that know how to make money and create jobs. But is seems the rich class is dying off these days. I am a middle class person tring to work hard to move up in life. Almost immpossible under Obama and Rendel Administration. They rather us all rely on government handouts instead of hard work.

If you went on a sunbed and got a nice tan, then changed your name to Vazquez, applied for welfare, spawned a few illegitimate kids, maybe developed a drug & alcohol problem - there would be gazillions of programs to help you out.......!!!

You did the right thing; the only sensible thing.

They tell you when you're buying a car: Never "negotiate" the monthly payment -- negotiate the sale price!

Sounds like you've experienced this brand of "predatory lending" first hand, and told them where to go.

Impulse buying is the tactic they use, and I'm glad you didn't fall for it!

There are NO homes that fit your home description for anywhere near that price unless you want to live in the ghetto.
You bought before the huge upswing which hasn't come down enough.
Look at the homes listed in the classified section for Parkland SD, 300K just barely cuts it anymore.
Our economy is crap, there are no new decent jobs, if you have a decent job the raises don't keep up with the cost of living and the prices stay up....how is that happening.
Until the market TRULY drops, we will be in trouble.

In order to fix these problems, Americans will have to change their cultural tendencies.

People cannot continue to buy things they cannot afford. Too many people have cars, boats, ATV's, flat screen TV's, and not a penny in their names.

We have to take better care of ourselves and stop eating the way we do without exercise.

When we cannot pay all the debt from our excesses, we blame Wells Fargo and the government.
