Be careful, they are scammers. They sell properties and give the wrong directions so that when you go to the auction to bid, you think your getting one property and then you get another.
I lost 33,000. on a piece of property that was already occupied. They said it was my own falult for not checking the proeprty, but I did. I checked the wrong GPS coordinates that they supplied and the wrong driving directions. Then If you try to resolve it, they just blow you off. They are LLC East from Florida. Be careful, it ruined us financially.

They are trying to buy my property for 1/32 of what I paid for it, let alone what it's worth. I have told them repeatedly to leave me alone, I'm not interested in selling, but I can't get them to leave me alone.

I know they have mislead people into buying property to people that is not what they were expecting

More needs to be done to stop these peopel. If you have more information on this company, I want it, so that I can expose them one way or another.

This is the facts: LandAucton.com buys and sells thousands of properties a year. We buy from Tax Sales, Foreclosures, Lien Sales, and Private Parties. We inspect all properties before there purchased and then Auctioned. In the event we make a mistake in one of our brochures (It does happen, but rarely) on any of our descriptions we will promptly and cheerfully refund our buyers funds. I can assure you if the story in this forumn is even true there is another side to the story

It's been nearly a year and still no refund. Just a shuffle from Lawyer to lawyer.

There is another side to the story, but the company is not telling you.

We were given directions to this piece of property. When we got the exact location from the county, we found that land auction had sent us to another county.
The proeprty we looked at was flat and nice, but belonged to someone else.
We got a tip of a mountain that is located behind a drug enterprise that has been going on for years.
The area Where the land is located is called potter valley. It is the Emerald Tiangle.
I spent alot of money and time to find out that this piece of land had been abandoned by it's owner for around 50 years. The neighbors took it over and they will not let it be used by anyone.

Landauction plays dumb to it, but they lie.
They told me that they did not buy it at a tax sale. They did I looked it up. They paid 1000. No one in the area would dare buy it out from under the people who are on it.

Long story short, I paid 33,000. for a piece of property That they gave me directions to, and then received a different piece that is worth about zero.
They lied and said they inspected this property.

Bottom line, still no refund.

Please be careful buying rom them. They jsut call counties and buy tax liens and lanlocked properties.
Most of the land they sell does not have a legal easment. It would cost thousands to sue and get the rights for and easment and then the cost of building the road.

I am filing a complaint with the california department of real estate.
I would like to see the Florida LLC get out of california!!!

If they scammed you or lied to you in anyway. If you notice they revised their brochure. File a complaint with the Department of real estate for your state. We are required to follow the rules, they should be too!!!

To the person who answered for landauction, what is your name and number?
I have documentation of everything.
1. bait ans switch: the brochure gave incorrect GPS coordinates and directions.
2. They did not inspect as they had promised.
3. The property is not marketable. I tried. I have also talked to an attorney.
4. They purchased at lien and didn't wait 1 year before reselling.
5. They sold the same piece multiple times without recording sale.
6. They said they had title insurance, but still not copy of it.

The list goes on. I have sproof of all this.
I would love to hear from you.
I see on line that Some District Attorney's from different counties are filing complaints against your company.

I say go back to selling sterio's

I bought a property from Land Auction .com and have been completely happy with it. I bought it for around $5500 just a few months ago and just paid it off and the property right next to it, exactly the same terrain and size, is now selling for $23,000. I couldn't be happier about it. You do have to be careful though. Some of the lots are not accessible, or not buildable, etc.. but that means you have to do your due diligence to check on the property using the property id number, calling the county it is in, asking questions of the county assessor, building department, etc.. All I can say is THANK YOU Land Auction!!!!

I read that the Santa Cruz District Attorney is filing charges against them.
They don't inspect the properties and sometimes they give false directions and GPS Cordinates

Mental defect comment. I bought a piece of land from them for 33,000. In the brochure they give GPS coordinates and directions to
the property so you can do your own inspection. They gave the WRONG GPS and dirctions which led to a very nice flat piece of property. Everyone went to this incorrect site. After the purchase, I found that this was not the piece of proeprty I bought but a rocky cliff with no access.
They know that they did this and they have admitted it. They say it was an error, but I don't think that is was. Even if it was, that still makes them less than reputable.
The mental defect comment probably comes from one of the scammers who are profiting on selling cliffs but showing flat lands.

I bought a property in salton sea. It was never disclosed to me at time of purchase that there were HOAs (membership fees, big joke!) attached to a vacant lot of nothing but sand and scrub brush. The so-called homeowner's association is a joke and their so-called clubhouse (according to them, comprising of a swimming pool and jacuzzi) is nowhere near my place of residence...I would never use these facilities in my life and all I'm doing now is paying for these blanks to extort money from me for absolutely nothing. I hope that the DA does something to LandAuction.com and these more than questionable HOAs.

salton sea, you are not the only one.
The people who are defending them probably work for them. In Fact, one of their employees suggested I sue his company because they are a bunch of crooks.

That is part of the scam. they sell unusable lots so that finally the buyer gets frustrated and quits and they get the land back and keep your deposit, and then resell it.

the piece of land I bought has already been resold. Poor soul. He'll find out that this particular piece has legal issue and it is unsellable. I have documents from real estate agents who tried.
If you do file a complaint, please let me know, I have alot of verifiable info that could help put them out of business for good.

It is interesting that they have to use all these marketing and sales tactics to hype properties that no one wanted before... Did you also know they operate a bunch of other companies in real estate.... You know those cheezy infomercials on 'resort properties' with the CHIPs actor Erik Estrada? Guess who?!?! National Recreational Properties.... NRPI and also same ownership as LandAuction.com ... Remind me of the time shares of the 70's.
