Some park owners are in for a rude awaking. I have seen a lot of sub-standard work done in other parks and they always expected a rent hike from the control board. In N/A they went before the board asking for an rent increase before any work was done they were turned down. Now we have the same persons trying to push bills through the Senate when will these people ever smarten up.

i wouldnt trust anyone from morgan management, or any of the staff from wheel estates, all they care about is money, if the rent control board was no more, just think how bad the parks would be, if management didnt like you they would rise your rent to get you out, believe me morgan is a million doller outfit, they dont need more money. and for sub-standard work you would not believe the things that i have seen.i myself am i former resident.

i hope wheelestates park has to improve! last time we went to visit, what a mess the roads are! and really some of the homes are terrible! they need up-dating, flowers, fencing, benches. they have a tenant assoc. ALL should attend.

What Wheel Estates needs is to get rid of all the low life bums and drug dealers who seem to shack up at this high class trailer park.

They refuse to play by the rules.Now they are trying to go around them so they can raise the lot fees without doing any work.Wheel estates has a great tenants association which is essential because they(Morgan mgt) cannot be trusted.They have no problem violating peoples rights or purgering themselves to get what they want.

There has to be a happy medium here between adequate funds to properly maintain a trailer park while keeping lot rents as low as possible. There are many beautiful retirement parks in the south, but frankly, the lot rents are well over $400 a month. As a regular home owner, $214 a month is a comparative steal. That monthly rental includes trash pickup, water, septic and road snow plowing, not to mention real estate taxes. In Florida, many parks have gone co-op. Pine Valley Plantation in Belchertown is an example. Many co-ops allow both shareholders and simple lot renters. Those who own shares pay a minimal monthly fee, about $120 a month, while lot renters pay $400+ a month. However, coop owners must pay real estate taxes. At any rate, something has to be done to upgrade Morgan's properties. And it's not a cheap undertaking. I think Ms. Overlock's group and Morgan Management truly want the same thing...a better park infrastructure...both should stop butting heads and learn to work together once and for all....the drama is getting old...very, very old.

In many ways you are right.The reality is morgan can get a increase at any time.All they have to do is open the books and justify the increase to the rent control board.They want to make mininal improvements and make as little investment as possible while getting lot fees as high as possible.Thier goal is no checks and balances.They now are pretty much a monopoly and without rent control they would be able to anything they want.

Yeah I know the feeling, They don't do nothing around here except put more cement pads down to lay more trailers in. There for more rent money..Never mind the people who have problems, with tenants and park owners. I've had several problems and nothing ever gets done. Not to mention unlicensed workers..And ones who work on holidays and sundays. Bright and early might I add...The noise starts around 7am... The roads are bad, really bumpy..Water undermining trailers..They dig up drive ways and don't fix them. Just leave them the way they are when they are done.Makes it rough on your vehicle as well..And no notice that the driveway will be dug up. Then tenants are expected to pay to have them repaired?? There is something wrong with this picture!! Gee wish there was someone to talk to about this issue!! Anyone have any idea's??

it is funny that everytime an article hits the paper, morgan's larry Hill is always unavailable for comments. In any business if you want straight answers go to the top man, how come Robert Morgan is never available for comment, he has Hill doing all his dirty work.

For the benefit of the two parks, why doesn't he sell the parks to the tenants as mentioned co-op, financing shouldn;t be an issue, can the land act as it's own colateral

They bought all these parks with the intention of creating a monopoly.Thier intention is to take in as much cash as they can for as long as they can and then probobly dump the park.They bought all these parks at inflated prices with the sole intention of creating a nonopoly

think about this,everytime you see a cement pad go down for a new trailer it was most likley purchased from the managers of the park,
you buy a new traler from management $60000
managment only paid $30000 from morgan
managment keeps the other $30000 (for themselfs)
managment uses staff to instal trailer that the residents pay for , they also use the maintenance guy from pine valley and allendale pines that the residents of those parks payfor, real fare for the residents of wheel estates and other parks.get rid of managment and the double dipping and things will get better.

Whats really sad is the goverment officials that have sponsered such a bill.What they are telling people is that only corperations and profits matter.They are stripping the lower middle class and the lower class of one of the few protections that keep them surviving finanially.These elected sellouts should be ashamed of themselves because to sponser such corperations is treason to the voters that elected them.To get rid of rent control will harm thousands of lower income people.Shame on them

keo- I couldn't have said it any better hopefully this bill doesn't go anywhere, what a hell of a time to sponsor a bill when the economy is so shitty. If this government is so caring as they profess to be, perhaps they can provide an affordable loan to the tenants to buy out the scum bags (morgan mgmt). Co-op works, you can hire a professional manager to oversee the operations and if they don't work out the tenants can terminate the services. Godforbid Williamstown would lose tax revenue as a rule co-op's are nonprofit organizations, the town would have to leach off williams college to bail them out

Trailer parks are a busines and are run like a business. You are a renter and do not own the place so if you don't like it to bad. As all blue collar slugs seem to be your type couldn't manage a paper route yet think you can stick your nose into the inner workings of a business. Sort of like the union mill rats tht ran all the mills out of Berkshire County.
