Uh huh. The only confusion is the one you're attempting to create Bob, or Coral Ridge Towers or whatever puppet name you're comfortable with.
You know nothing of association law nor will you ever be specific, for that is your roll as a puppet.

Dear Joe,
I was so pleased to read the article today February 4th, 2008 as I am experiencing the "run-around" perse from the currevesnt board and management company. As every issue I have had and brought to their attention by certified mail,every time they have claimed it is a "civil manner". Although the condominium documents/ by-laws state that what I refenced as an issue was in fact a violation of the bylaws which I in fact signed upon purchase. I was nieve in my believes and also persuaded by false documentation allowing me to feel protected for such things as inappropriate construction. I am so frustrated as I try to find a solution to the issue that my investment is basically worthless as I cannot even rent my condo do to the current situaton is stands. I have fought for 2 years with the borad and HOA management only to be misinformed and lied to. They design by-laws but, don't enforce them leaving the owner in a complete chaos. I would really like to speak with you, as I left a message on the voice mail machine this evening. I also would like to be in Miami for the up coming meeting for my voice to be heard. Joe, I will leave you by saying, "This is a condo conversion well prepped to sell, but uneager to enforce or take responsibility in what we pay for, and people need to know what they are TRULY buying into, the "facts". I truly look forward to speaking with you, and or any information that could help me and my situation. Thank you for your time...

You can guess who of the responders are board members. The instant denial of over use of power and of doing any wrong. I agree with the guy who said "An association board meeting is the lowest form of democracy". Hey, if it acts like it's a Nazi, looks like a Nazie, then it must be a Neo-Nazi Board of Directors. We need laws that garantee enforcement: term limits in place and enforced, officer training, required annual audits, standardization of the rules to change by-laws and covenents, sunshine laws to apply to all associations (no secret meetings or emails), general membership approval of association annual budgets through referenum. Of all of these, put laws in place that board of directors can only serve a two year term in office, ever. You want to get rid of faud and power bases and the nastiness in associations, we need in office term limits and mandatory director training. If they fail the training, they are automatically off the board of directors. We demand our consitutional property rights be returned and that little dictators aren't allowed to rule.

Term limits could present a problem in some associations where owners don't want to get involved.
The budget, if properly approached, should start to be formulated in about the seventth month of the fiscal year. the first six months are somewhat of an indicator and monthly budget meetings conducted for review/updating.
Since a date certain is already set for adoption of the budget, a vote by the membership is not realistic. If the budget doesn't get approved, the association must operate under the previous one and that could lead to shortfalls early in the new fiscal year. Audits are already mandated at some level, depending upon the amount of the budget.
No quorum of any association board may meet privately however, both Email & conference calls or just a string of calls do present problems. How do you delve into those areas without leaving yourself open to a civil suit or criminal action against you? That seems like the toughest nut to crack.

I am fine with following the condo rules when the board follows them also . My board makes up rules as they feel needed even if not in the docs and then want us to respect them !These retired people need to get a hobby and let people live !

WELL WRITTEN THEY ARE GODS INTO THEMSELVES WE HAVE THE SAME PROBLEM HERE AT THE CHATEAU GAREDENS,, YOU NEVER KNOW WHAT GOES ON CAUSE THEY NEVER TELL YOU HAD TO HIRE AN ATTY, TO GET MIN.OF MEETINGS AND FINANCIAL RECORDS AND THEY VIOLATED THE LAW BY NO RESPONDING IN TIME 2 MONTHS LATER AN ATTY HAD TO GET IT FOR ME,,,,,SENILE PRES, NEVER NEVER, HAS CONDUCTED A OWNERS MEETTING SOME ONE ELSE DOES IT FOR HIM I MUST ASUME THAT HIS STEPSON KNOWS BETTER THATS WHY HE PRESIDES AND CONDUCTS THE MEETTINGS AND DO NOT USE ROBERTS RULES OF ORDER,,, SO THEY CHANGE IT LATER TO BENIFIT THEM SELVES BUT IT WILL SOON BE A SERIES OF LAW SUITES THAT SHOULD COST CONDO OWNERS, CONDO INS, DOES NOT PAY FOR STUPIDITY
