Actually the BEST way to see if a builder is on the up and up is call the big local supply houses---make some friends and ask "who pays their bills and who are the bad apples"
As far as Seacoast Properties being a preferred builder----I would "prefer" anyone thinking of doing business with Mr Collins to RUN-not walk_away!

I need to talk about 2 contractors that I feel
should pay us back for the worst work ever WE payed JASMIN CONSTRUCTION over 30,000 dollars and had to pay another contractor another bunch of money to fix their mistakes let him suffer. CABINETS IN STOCK another 9,000 dollars for cabinets supposed to be a 2 day job they started may 15th and are not done yet they stated the last time thay were here they had another job in pawleys island and could not stay . |

Cabinets in stock had set us up with this guy
named nick,what a low life all he could talk about was how he gets his money up front? I was told to call the cabinet in stock owner if there were any problems or when he was finished he puts up a cabinet with a crack in it?Had to tell him it needed to come down called the store agian we took pictures and went to the store he finally beleived us his contractor left embarassed the owner said he was going threw some personel problems even though we haven't had a kitchen sink in 2 months they cracked the new sicilian tile in three areas they got glue on my new stainless steel oven there is so much chalking in our crown molding that i dont know what color it is suposed to be he told me it was cut odd because his miter box was off set and he has personal problems. They get me some new materials then they want to charge me for them even though they cut it wrong so if their business suffers big deal I hope they starve.yes folks CABINETS IN STOCK |

Go to the judge and find out what your best recourse is. I had a woman owe me about $3000.00 for merchandise, I went and sat in her office every day. She finally realized I wasn't going to lelave and I sat there with her bad check and copies of it to give to her patrons. She finally realized I wasn't going anywhere until I got paid. When I was finally paid I went on my merry way. I actually had the County Treasurers daughter Jackie (can't remember her last name) owe me money for a bad check. I took out a warrant which the Sherriff in Conway asked me to recall because he said she was sending me the money and had returned part of the merchandise. I recalled it and of course she didn't pay. I gave her 4 hours to pick up her bad check or I was going to have her locked up and I wouldn't recall the warrant and I was going to call the Sun News. I blew her check up and posted it in my window so everyone on Highway 17 so anyone could see it. It took me 5 MONTHS to colllect from her bad check but she showed up, paid me and then ended up embezzling from Coastal Federal and some credit card companies a few months later. Crooks don't change, once a crook always a crook. |

I think I am going to start picketing outside there business if I knew what the distance

South Carolina is is a funny place to be.
This stuff just does not happen in many states. It is certainly entertaining and somewhat sad that the notion of southern hospitality and pride seems to be neither. In other news, I was feeling kind of depressed today, so I called Lifeline. They passed my call to Pakistan where it was outsourced, and they got all excited and asked if I could drive a truck.:) |

I just want to warn some of you guys about a couple of contractors I've run into that like to take advantage of subs. MIKE CHAFFIN 4 OF A KIND CONSTRUCTION Look out for this scumbag, he bounces from contractor to contractor he'll pay once and then screw you on the next job. I believe he is going by another company name now. No surprise Huh. Also look out for Hathaway Construction. On the same token I would like to give a shout out to good contractors who DO pay their subs. Chancel Builders, Dumont Brothers, J.D. Marion Const., Owens Tindall, It,s probably no coincidence that these builders also put out some of the finer area homes.

Bill Clark Homes I believe was the last added. He has several developements under construction in NC, at least one that is doing better than any others I've noticed. Several other builders have walked away from building lots they over paid for and others have gone bankrupt on specs they cannot sell. Greed will get you every time. |

HVAC guy NOT to hire.......Kevin Klein - MAJOR CROOK. Came out, spent two hours telling me what I needed to do to fix the mold problem and never fixed a thing, just wrote a big long report. Was supposed to show up on the following Saturday and never heard a word. Charged me $250 for NOTHING. Made me very uncomfortable with his flirting and sexual innuendos. My insurance agent referred him - he now KNOWS better. Had I not been under exreme duress from a death in the family I'd have his balls hanging on my rear view mirror in my car.

Hey guys ironic that this is in the forum at this time I had a little cash and some property decided I'd put a small house on the lot!!! Had a contract paid by check everything should have been on the up and up but not so this fellow took my money in 3 different payments kept having personal difficulties his mother in law had surgery in charleston his dog died and his wife was beside herself he fell and hurt his knee blah blah blah on and on no work ever done At this point I have him up on charges of breach of trust with fraud intent, It has been in the court system for about a year now, Just never gets called up He has tried everything you can imagine First he told my attorney he wanted to return my money then a lady called and said he was sick needed more time then he went to jail got out and wanted to make a deal with me would I consent to his having probation and restitution got my blood pressure up for sure of course I said no!!! then he told the courts he needed to be excused from roll call at court time to go to FLorida and get my money!!! Guess what he did not bring any money!!! Now will I ever get my money to the tune of 24 thousand dollars ???? WE will see hey if he doesn't have it just put him in Jail but as it stands now he has my money and has no punishment nor payment!! Looked into him a little late seems he has been charged with this in Horry county about 10 times !!!!! How can people keep getting by with this sort of thing I have come to believe that laws were written to protect criminals!!!!

was giving me the CHRISTIAN DISCOUNT.When he walked in the kitchen he seen a baptisim certificate on our fridge and after we told him what our budget was thats when he said so seriously I knew he had this salesmans B.S. down to a science using the LORD to market his business,with his new jersy accent I should have known but were he was highly recomended threw a friend my wife I thought he would be on the up and up but I guess as the saying goes you need to keep your friends close and your enemys closer.thanks agian guess I will be seeing a JUDGE tommorrow. |

I hired Fred Coyne years ago to build a store, little did I know he didn't have a contractors license. I was young and didn't know any better. He filed suit against me because I refused to pay him when he handed me a box of bills that were wadded up and looked like trash. I returned the box to him and told him when they were in order he'd finish getting paid.
I had accounts set up for him to charge lumber and building supplies to make it convenient. Well I was an idiot, he had charged saws, scaffels, windows for HIS house along with other things he should have had if he was a builder. He'd also given himself cash advances when he'd asked me for money to pick up building materials. I was paying him weekly and he was double dipping. I also found his crew sleeping in my building early one morning. When the bills were finally in order and I went thru them I owed him THOUSANDS LESS than he was claiming once I deducted his tools, windows, hammers, saws, etc. This guy had been going to school on my dime and had even had his truck fixed. CROOK, CROOK, CROOK. |
No house in the Grande Dunes has come in on time since 2002. You do not say how long it took to build or who the builder was. If you contracted the job yourself well then obviously it was up to your standards. |

I agree with you, all of those do come into play, however it still is Bank Fraud when a construction loan meant for one project is diverted to anything other than that project. Most Developers/GC's/Builders did exactly what you are saying in that they counted on the next job to take care of the bills still owing. Many did do that, and still think they can, but most lenders have the wording in their loans that they can utilize to go after those using that construction projects construction loan on other projects not related. Which will get the proper person paid (mean the subs the GC hired) so start screaming and keep doing so until someone takes notice. Worse case scenerio, have a lawyer work on a percentage of award, and then have them try to go after the builder/GC who isn't paying you. And include the cost of the lawyer fee as your extra cost to get paid. May or may not work, but at least it will be getting the word out there that something needs to get done. Also, call the GC LLC Board to find out, what if anything, can be done. |

Did you have a contract with these firms? If so, sue them for exact performance and get the money back or get them to finish what they started. |
