I have a 75 year oil royalty deed for 200 acres out of 6500 acres for Los Lomas Pasture, that change name to Terrell Bartlett Estate. in Zapata Texas. Were there is major gas being produced and Know 2004 Conoco Phillips was down there. I have been trying to gather info on this and have a lot of info about were this is and about how people have been cheated out of there Royalty rights. H.J Mc Mullen sold a lot of royalties. Mine was a Bonus for other purchase in the oil and gas that was made in 1929.I would like what is rightfully
mine. I am in the Investigating on working through channels to get more info on H.J. McMullen and H.B. Zackery.

Hi Susan,
I am a Texas Landman currently working in a different county. Have run across HJ McMullen quite alot. He basically had a scheme going where he aquired the majority of mineral rights and left them with a smaller royalty interest, he told people they were signing a lease. If this is the case you still have right to recieve your royalty. We just need to provide them with the certifed documents to prove your interest exists, I can help you do that. I have online access to the Zapata County Courthouse, my e-mail address is srrinaldi@sbcglobal.net

Hi Susan,

Hope you are doing well. Well Lots of things happening...none of them that great. The gentleman attorney, whose help I would require for your project has relocated due to all the changes and uncertainty in the business. There are layoffs and slowdowns, and leasing and drilling is in the state of flux with prices falling. All of us are trying to hold on to our jobs the best we can.
As for your project, without the advise of an atty, I will be stuck. I can do some work on your case though. I will put everything together for you in the coming weeks with instructions for an Atty to carry out securing your interest. That way you will be in a position to benefit when prices rise again.

Thanks, Stephanie

I know Annell Bay, the Shell VP the article mentions. She went to Marathon a year later. McAllen Ranch field is an old field but was extensively studied with then-new 3D seismic applied onshore, re-developed in 1992 and production tripled. These wells were Shell's shot at some step-out exploration.

I don't work for Shell, so I am not familiar with details of how these wells turned out. What is known is that today Shell produces a little over 200 million cubic feet per day from the Zapata, Hidalgo and Starr area. That is not a lot considering that it is coming from about 400 wells. Pretty lean. I would rather invest money elsewhere.

I need your help, my name is Scott, my wife has inherited some land in Karnes county in which the mineral rights were leased from her Great Grand Father many years ago by HJ McMullen. After speaking  to her father about it, he said that he and his father tried to recover the mineral rights years ago but with no success. I saw on a blog that you have some knowledge on recovering these mineral rights. Please contact me if you have a chance, your help will be greatly appreciated. Please email me at scottdcbc@yahoo.com  Thanks again for your time.

Can anyone tell me the difference between a royalty deed and a royalty contract. I have the McMullen problem. The top of the contract signed in 1929 called it a royalty contract. It makes a statement to selling forever a 15/16 interest of the royalties. However at the bottom of that same contract it says this contracts is a 10 year paid up lease. So is it a lease or selling of the mineral. Again the top of the pages said its a royalty contract not a royalty deed.
