I rented from this guy for about a year and he's the real deal. I grew up helping my parents with their rentals. Like evictions,trash outs ect and tons of stupid shit from tenants. Landlords put up with a lot of BS from tenants like you have no idea. Not all tenats are bad but quite a few are. I would not trust everything you hear from a TENANT. This guy has employees that always fixed something if needed and his recepinist took care of all my repairs. Don't even think twice about not renting from this guy. My new landlord takes about a week to call me back and another 2 weeks to get something done. And also remember this everyone!!! Lesson number 1. Don't put any stock into reviews on the internet unless their scammers. The internet is highly impersonal. People are free to be dicks, pricks, retards, jackasses, assholes, douchebags, fags and bitches, with consequently no reverberating repercussions for anything they type or say. In other words, most people act completely different in the real world. HAVE A NICE DAY!

I can't even believe what others had to say about this company...He is a great landlord who will go out of his way to help you out! Couldn't ask for a better person to work with!!! Thanks

House was disgusting and not cleaned like they said it would be. Less than have the lights worked. The dishwasher didn't work and Chad Dean said if we wanted it to work to buy one.

I am not even going to begin to point out the run-on or fragmented sentences; I would have to re-write your entire rant. I am, however, going to point out this is basic fourth grade grammar, so YOU telling people to go back and get their GED is ironic, to say the least. This is the best landlord I've ever had. Last winter several cars got blocked in by snow storm. He sent several guys out to get alot of cars unstuck so tenants could get to work. Don't listen to the haters in here. Would definitely rent from him again.

can you please let me know sabrina how i get ahold of my landlord to let him know that the roaches are stillnot gone and my drier vent outside is broken and water is coming in through the dryer vent outdoors. i called the number but it said that this number is not taking incoming calls. this is the first month since starting my lEASE that i will be late with rent and i need to talk to somebody but no contact number?

I rented from him in 2007 - 2008 he didn't repaint Or shampoo or replace. The carpet. Or replace. The blinds. Before my wife and I moved in we also couldn't. Get. The Esther turned on for about a month. Becouse the main line was broken my wife was 6 months pregnant. At this time. He was also consently lose the money orders when we would pay him rent and we would call the number. To see. If it had been cashed and every. Time it had been now four years later I get a letter from a lawyer saying I owe this slum lord money.......we have to go to court over this anyone who would. Like. I just recently signed a lease with this Chad Dean Real Estate...absolutely horrible!!! I started moving in Friday the 13th and come to find, I was not able to get power turned on due to a previous tenant...I called to inform them about it and Sabrina told me to find out more info and call her back. I called her back to let her know they needed to have an electrician out to look at things before the process of getting the electricity on could continue. After several days of suffering in the heat bc I just moved to El Dorado and don't know anyone and did not have the money for a motel I moved out. I did not even reside at the property for one week. I was informed that they did everything they could and that they couldn't get an electrician out sooner than they did b/c electricians don't work on weekends...and they tried to call a whole FIVE electricians and none of them were able to come out in a timely manner to get this emergency fixed. They offered to put me in a stinky, roach infested motel (which I did not stay in) and refuse to give me my money back and are threatening to sue me for the duration of my lease. By far one of the worst situations I've ever had to deal with when it comes to a landlord...it's very sad.

we have rented from chad dean for four years now. we r good tenants that do not damage his property. i have been without work for awhile my husband does work however. chad has been great on letting us split rent 1/2 one payday,1/2 on another. which we r thankful for. im still lookin for work but of no availe yet. we r alil behind but will get cauggt up have in the past without a problem. he has been great,til our ac went out and we were told by sabrina that he refused to fixe it til we were caught up. i know we r alil behind i admit that but to refuse to fix an ac when it is 108* outside and ur house says 110 and up. to me is just inhumane exspecually when there is children in the home. there is alot wrong with the house but we dont complain about it. we need a place to live and the things that r wrong r we can live with. BUT NI A/C is just wrong in my eyes.maybe i'm wrong. idk. he has always fixed things even if we were behind alil. just dont know what to say or do.

I'm very sorry you feel this way. As you stated above this was NOT our fault. How could we know the previous tenant was STEALING electric? There are reasonable safe guards the electric company put in place for this reason. What if he would have done something that would have caused the house to burn down with you and your daughter in it? Westar put a hold on the electric being turn on for this very reason. As for the electricians, you stated we called FIVE electricians. What more could we have done? We can't make the electrician set aside all their other appointments for us, we can't make the city inspect it without a licensed electrician saying all is well, we can't MAKE the electric company turn on the electric. You called me at 4pm on a FRIDAY. The electrician was out there on Monday at 3pm WITH THE CITY INSPECTOR(which is something he didn't have to do). He could have waited until Tuesday to call the city and say the house was ready for inspection. The city, the electrician and we went well above and beyond what is in "normal" practice because we all felt sorry for you and your daughter. As for the hotel, YOU PICKED IT. We did not. You called me on Monday afternoon and we agreed to put you in a motel at OUR expense. You called me with the number of the hotel. Again, WHAT MORE DID YOU WANT? I even offered to pro rate your rent money to whatever day you were able to ACTUALLY get electric.
I feel we did everything in OUR power to make you happy. I'm sorry you feel this way.

Let me give you another senario. Say you are working for a company, you have worked your 40 hours and it is payday. The boss comes to you and says, hey I can't pay you this week but I also expect you to be into work next week and you work another 40 hours. Would you do it?
This is exactly how a rental business works. How can you expect things to be fixed/repaired when you don't pay your rent? Does it make sense to you, to spend money when you aren't bringing money in? It sure doesn't in my mind, but then again I'm a reasonable person, and I pay my bills on time.
You have been late, very late in the past, sometimes 3 months behind. We have worked with you, and EVEN not charged you the late fee's we should have charged you. Yes, you eventually get caught up. It is the constant lying, dodging, and down right avoiding us that really upsets us. You consitantly break your pay agreements. You are, right now, 2 1/2 months behind on rent with Aug 2012 rent coming due in 7 days. We are the ones that have to call you for rent, set up arrangments, and then find you break those agreements. Would you continue to work 40 hours a week to a boss that says, I'll pay you on X day and then X day comes and no money? I think not.
Call us, tell us the truth, honor your word/pay agreement and get caught up, then we will talk about repairs.

First of all, how many people would actually rent from this company if they got on here first and saw a person working there bashing tenants and handing out names and private information on them? Very few. I know I won't now. So glad I found this before signing a lease.
You see, so many have been quick to blame the tenants and put landlords on a pedestal. Yes, while there are some tenants that are awful, there are the same if not more landlords that are just as bad or worse. Judging by the conduct of this Sabrina employee, I think I'm safe to say this is a horrible company to do business with.
I pay my bills and rent on time. I rent because my job requires me to travel and move to a new town/state almost yearly. I cannot buy a house then leave in a year. Those of you saying "buy your own house" with your high and mighty self, accusing of bad credit and being a bad person, get a clue.
And as far as not doing repairs because someone is behind on rent, wow, Sabrina. How ignorant. For one, that is against the law. Especially given the circumstance. If someone dies due to heat stroke, that is on you. You tell others to read up on landlord tenant act, follow your own suggestion. Those laws do not give landlords and their employees special benefits and permission to do what they please.
What a shame. No integrity, not professional, and back stabbing. Yep, what a real business is made of.

By the way, if a house is not as promised at time of move in, the tenant is not required to pay rent until said house is in repair. The tenant can stay in the house or somewhere else at their discretion. Or, tenant may terminate lease and get all monies refunded that had been paid. They cannot withhold your deposit and cannot charge for remainder of lease.

It is the responsibility of the landlord to repair and keep in good working order all plumbing, electrical, sanitary, heating, and cooling components. If not, and it makes the dwelling uninhabitable, the landlord will be responsible for alternate housing, and can be responsible for 1 1/2 times the amount of monthly rent. Even if there is a clause contrary to these laws in the lease, they will not be upheld in court.

I think alot of these comments are funny because if they were even REMOTELY true, Mr. Dean would be out of business....there are laws that protect against these things and PLUS if you are that unhappy you can always move out....very hard to believe alot of these claims

The wonderful thing about the United States of America is we are free to post/say what we want. We are allowed that freedom and I'm all for it, but ALWAYS remember it goes both ways.

I find it amusing so many want to come here, and bash Chad Dean Real Estate LLC, without thinking that there are two sides to every story. For people to actually think, it is ok to tell their side of the story but NOT to expect a rebuttal. How close minded is that? I also find it funny that you, "disgusted", being the fine, upstanding, passer-buyer, wouldn't want both sides of the story if you were to rent from us. I would venture to say with almost 100% certainty, you are a friend of one of my disgruntled tenants. And while your loyalty is admirable, it is also lacking in common sense if you thought I wouldn’t come here to give our side of the story, even if it includes "private" information and names. Freedom of speech is a double edged sword my friend, use it wisely.

I suggest you look up the landlord/tenant acts for the state of Kansas. I would link you but, frankly you aren't worth the time it takes to cut and paste. Ignorance is bliss, isn't it? Everyone wants to be an internet lawyer now days...I'm so glad we have a licensed lawyer on retainer to give us advice.
