Just curious. We were thinking of buying a lot and doing a custom build. Their lot sizes are large so we figured we could build a pretty big house.
Anybody already build there? Any issues? Any recommendations?

Yes, I did, but am having to leave the Dallas area before I get the chance to build. So I am unfortunately having to sell the lot I bought almost 2 years ago. The finished houses and houses going up look incredible and they have done a large part of the park and lake construction. I would highly recommend Waterstone Estates, but of course I haven't actually lived there, just own the lot.

Hello, WaterStone is a beautiful community. I would suggest that you look on the mls & builder's websites prior to purchasing. There are many lots listed on the mls for below what people paid for them 2 years ago & some much better deals than the developer is currently offering. Some of the current land owners have moved, some found out how expensive custom homes are and can't afford to build. There are some great land deals & spec homes out there!

Don't buy from the developer at Waterstone. They have horrible/unethical sales people. Their sales and marketing tactics should be illegal. Like someone else said, there are many nice lots out there that people who can't afford them are trying to sell. Look at MLS or call a realtor!

Waterstone Estates is going to be really beautiful. We have been looking at some lots out there and a few other places, but all the good ones are already sold at Waterstone. You can find a few good ones on MLS and other sites that list lots from individual owners. That is the direction we are likely going. Prices range from $90K - $200K+. All the lots there are 1+ acre which is what we are looking for.

All of our lots are premium lots with trees & good building sites (1.4 acre cul-de-sac asking $140K - includes soil test & blue prints if you wish; 1.8 acre secluded beautiful lot for $150K; or 1 acre for $94K). We have a lot out in Waterstone that is probably exactly what you want. We have not listed it, as we are now looking to build closer to the Frisco area so that we will not have to travel so far. We just are not really sure yet. We have a one acre lot in phase 2 on Lakeshore Drive. It has trees on 3 sides (one side actually belongs to a builder.) It is the highest point among 5 lots, so the view would be awesome. If you are really interested, reply to this posting.

There is another smaller development on the way the Waterstone that has 1.5 acre minimum lot size. Most of the lots are heavily wooded and they are doing concrete roads versus Waterstone's asphalt ones. The prices are similar to Waterstone.
The name of the development is Creekview Landing (www.creekviewlanding.com ); I would check them out before buying anything out there.

I went out to Waterstone Estates and Creekview Landing and Creekview wins hands down. Heavily wooded, larger tracts, better roads, smaller development, etc. I have a lot reserved but waiting for another one to open up.

I too have a lot reserved at Creekview Landing. Hands down better. Good, straight forward sales guy there. Very up front and honest...he doesn't tell me what I want to hear, he tells it how it is. It's a smaller more close knit type setting and the lots are far more wooded and private and the prices seem better as well.

Waterstone Estates looks great. I preferred it over Creekview Landing. I like the idea of being upscale out in the country.

Unfortunately Waterstone is not upscale. Mostly one acre lots with asphalt roads and 2400 square foot house sizes. Look at all the lots that people are trying to sell and can't!

There is another development on the other side of Waterstone called McKinney Meadows that is further out but still has the better roads. The developer is upscale and is having a showcase of homes.

We have a lot reserved at Creekview Landing and are very excited about the community. One concern we had was the future plans to expand the Collin County Regional Airport to support commercial airplanes, up to 737's and 757's (I assume something like FedEx, UPS, etc...). Anybody have any feedback or input about the possible impact this may have on the property in terms of noise and future property values??

I was on the original airport expansion discussion and know about the future plans. No matter what anyone tells you, the airport expansion is being done to bring industrial and commercial employers to McKinney/Collin County which would normally be attracted to larger, more accessible, areas. I am no expert on property values and don't know exactly where this community is but I would think it would help improve values having additional employers and expansion close by and aircraft noise will affect the area directly south and north of the airport so you need to consider your location.

I researched Creekview's location and it seems to be in a perfect area for increased property values and outside the area affected by noise.

Based on some items I read I had understood that the primary runway used (and to be expanded) was a North to South landing approach. With Creekview Landing being about 5 miles North/Northeast of the airport I assumed aircraft would be on their final approach from this distance.
Tell me when this thread is updated!
