I am going to be real honest. As a person who travels a lot in the local area, several years ago, I pulled into a Unimart for coffee later at night because Turkey Hill has a reputation for having stale coffee. Well it was very fresh and smooth-tasting, the gas prices were competitive and I continued to try other locations, which also had fresh coffee.

Unimarts were not glittery looking, but they made a positive impact on me. In recent times, I knew they were in trouble because the workers obviously were not being pressed to keep the coffee fresh, and I stopped going.

Recently, I entered a (formerly) Unimart that had been taken over by a private party and they had the whole coffee bar taken apart for cleaning. It was one of the owners, boasting how she is keeping everything clean (at the expense of sales and the availability of coffee at all hours). But, she added, "there's a little left in that pot over there," which I poured and it stank and was almost syrup.

I returned once more and concluded that that entrepreneur KNOWS NOTHING about running a convenience store and I am sure they are losing their shirt.

BOTTOMLINE: Keep the gas prices competitive. AND, keep the coffee and all other food items FRESH. Yes, keep it clean, but NOT AT THE EXPENSE OF SALES.

Got it?

I hope all of the new operators of these stores do what I said, and they will have nothing to worry about Sheetz. Sheetz, too, is not always the best place to go. They fast food, is overpriced most of the time.

And don't forget about coffee shelf-life, AND, keep is there AROUND THE CLOCK. If you do that, you do not need a fancy building. Guaranteed.

My personal identity isn't necessary... but if you must know - yes I USED TO BE an employee at the corporate office. I have since moved on to better opportunities. So, I did have an insiders view of the operating procedures and ebb-and-flow of the business. Even with that knowledge - as stated before - it took me 5 minutes of reading the financial sheets to realize that it was too risky. I'm a worker - not a businessman - and right there in black and white you could see that there was no costs on there for worker salaries, insurance, lease and rental fees, real-estate taxes, etc. What I'm saying is that if a hack like me - with no business sense or experience at all - could see that it was a bad risk in five minutes then anyone else that looked into it should have seen it as well. It was all laid out to you up front - it's not Uni-Marts fault.

Right on, Knowledgeable! People need to take responsibility for their decisions/actions. If you signed a bad contract - don't blame the person that wrote the contract! Blame yourself for signing it.

i have run my family business for the past 20 years and i have recently opened a convenience store in batavia new york and am doing quite well. The location has been a store for 20 years and everyone said it would never make money so i had to prove them wrong. Its not the location its the operator.
Also i looked into buying a Uni-mart and knew it was a scam they required a pre-bid of 2,500 for this store and if nobody else bid you get the store. I had my lawyer get involved and told him that there wasn't any information on the website about the lease! I think it was 2 days before the auction that the numbers were posted and they were about 6 times higher than the rent and taxes i am paying for a store 6 miles up the road. The thing is anyone who wanted a store would have already put a bid in without knowing they could never profit with a lease like that. Its very dishonest what they did and when that store goes under i will get that location because its a great location just run like shit! They should be ashamed of themselves.

I agree. C-stores that fail or do make less the projected sales are many times poorly run. In other words, they are not well stocked AND the don't keep things like coffee fresh, the countertops and glass CLEAN, and they are either hostile or very unprofessional.
Sheetz seems to be on top of things.
The turkey place issues.
If you are an happy to run a business here in the USA, I hope everything is prosperous.

I was a middle management employee in the 90's.They cooked the books then, can't imagine what they might be doing now that they are in trouble.Things they did were unbelievable. Hid shrink, and bullshitted gross profit.Read the posts of the people that support them, they can't even phrase the english language properly.Wonder who they work for? Saw so many people screwed.
