Your soliciting in the wrong town! I've been in the business for 40 years, and any statement relevant to "save your credit" is just an out & out lie. By the time somebody is in the foreclosure process, their credit is already shot, and only time will cure it to the tune of 7 years. While short sales can be good to speed up the settlement process, they will not save anyone's credit. Anonym provides some good info below. |

Dave Parker, You're right to a certain extent. If you're in a Foreclosure process than your credit is already starting to hurt, but not as bad as going completely through a Foreclosure!
A Short Sale can help settle the amount with your bank. A Short sale allows you to get a fresh start and may allow the seller to buy a new home again as little as 2 years. Short sales are not reported on your credit history. It will typically be reported as "settled", "paid as agreed", "paid as less than agreed", or something similar. A Foreclosure remains on your credit for 10 Years, and you will not be able to purchase another home for 5 to 7 years. Current or Future Employers running a Credit Check will see a "Foreclosure". Deficiency Judgement may be negotiated between the homeowner and the lender in a SHORT SALE, and a good negotiator is often able to negotiate NO Deficiency Judgement. Banks do not negotiate Deficiency Judgement after a FORECLOSURE, and you will likely have a Judgement filed. All I am trying to do is help people "Save" what is left of their Credit, instead of them going completely through a Foreclosure and ruining their credit completely!!!! Not Dave but got some questions? Could you please explain to folks how this will affect their income taxes at the end of the yr. And what it can mean in terms of big bucks to The IRS. Could you also give them your Broker-Owners name? Is that not required when a Realtor is advertising? And are you a Realtor or a Real Estate agent? I know your intentions here was to solicit business and that is how you make your check and I won't knock a man/woman for that, but when doing so be up front and open so as not to draw a response like mine. By the way what is your commission? |
