I have a mortgage on a second home I am looking to refinance. The home is under construction and will be complete mid April '09. The construction loan turns into a perm. mortgage.

The note is for $1,300,000.00 at a 5/1 arm interest only at 6.5%. The note adjusts in 5 years on the WSJ posted 1 year libor plus a 2.25 margin.

We began construction at December '08. Rates have come down since then. I am looking for an investor to give me a new mortgage at a reduced rate.
