Not good. The balconies have been condemned because they are unsafe. The condo association will be charging owners thousands of dollars for the repairs. Cars are stolen out of the parking lot frequently. The walls are paper thin so hear everyones music thumping all night. The place is dirty and smells like trash and cigarettes in the hallways. Stay far away from this condo. The neighboor is full of crime and misfits too. Now that the condos are selling for $20,000, everyone low life is moving in which makes them even worse.

Thank you for the info. Do you have any advice on a condo that would be worth buying?

This guy's opinion and one dollar will buy him a cup of coffee. The grounds and common areas are well taken care of. The pool is fantasic and the gym is awesome. The location is perfect, close to beaches, shopping and schools. The drop in prices reflect market conditions as Florida is probably the most foreclosed state. In 2005 a one bedroom sold for, average, 138,000 - somebody must have seen the good. I like the place, plan on staying for many years. Thanks for listening.

Bruce seems to be an expert on The Wave condos. He likes the pool and grass. Unfortunately for him, I know what I'm talking about because I was the very first person to move into the building after the remodeling and I lived here for 4 years. So my opinion would buy alot more than a cup of coffee. I witnessed the crime in the building. I personally spoke to the people who got their cars stolen out of the parking lot. (Including the Association President's car) Considering the value of these condos now, My opinion would probably pay your mortgage. Good luck.

I own a condo at the Wave and stay there several weeks each winter. My experence is difrent then Coles. Its a nice place and has some nice peop;e. we have been happy except for the drop in prices but thats all over the country. Yes from time to time we hear loud music but when I asked my neighbor to turn it down he did.

I am familiar with Cole, there is more to his dissatisfaction then he is admiting, Ill discuss it in person if you call me.
If you are interested in buying, perhaps you should rent my condo with a option to buy. I am offering owner financing and a fair price.

From everything I have seen it appears that there are many of these units in foreclosure. How many of these units are occupied? What is the average age of the residents?

I do not know how many units are in foreclosure, however there are few elderly occupants and many college students. I have yet to experience any problems with the younger occupants.

This Cole guy is full of it, I have been living here for years and there is nothing but peace here. I have never heard of any stolen cars, that is a flat out lie. The pool, surrounding areas, gym, parking lot, grounds, are are kept up extremely well and very clean. I am just minutes from the Beach and everything else, it's a great place to live in peace. It's on a private street with no traffic and all entrances to the building are secured with keyless magnetic cards. I am a single woman with a child, hispanic and very cautious about where my child and I feel absolutely safe here. I am currently in negotiations with my land lord to purchase the place from him. The balconies do have an issue with them but what this Cole guy held back was that only a couple of the balconies will need repairing, the other unit balconies were closed as a precaution and what he also did not tell you is that the owners will get back their $20 or $30 dollars a month back once the law suit is settled with the builder. They did not even have to impose an assesment, it's all in the maintnance charges.

If I am not mistaken this individual Cole was kicked out for not paying his rent or disturbing the peace here. If it's so bad then why did he live here for 4 years? HMMMMM, I think someone has an ax to grind. Please do not beleive what this misfit says, it's all lies or twisted around, he is not a good source of information, just a bad tenant.

Please email me of your interest in the Wave units at goody1908@live.com and I will get back to you and share my phone number at that time. I have tenants in the building and would not want to scare them off. I hope you understand my request.
Thank You,

i spoke to the president of the wave condos. today. he said that all balconies are unsafe and that there is a law suit with the builders for millions. i use my balcony and it does not seem to be "falling apart" as he said. i am very happy where i am at and have no intentions in moving elsewhere.

I am considering buying a condo in the wave. Can anyone tell me what the HOA fees are? Do I need a car when living there, or is there public transportation? It looks like it is close to Eckhard College and a nearby park on the bay. Are they nice/walkable?

the condo fees are about $360 a month i think. there is public bus transportation and the parks and beaches are great. the park is maximo park. it is also minutes from beaches, downtown, and interstate transportation.

Thanks, Billie, for the information. I talked to a real estate agent today who said that all of the tenants will be assessed 8-10'000 dollars for the balcony repair. Even with that fee, I think this could still be an ok price. The unit looks nice. But wow, that HOA fee seems steep. Any idea why it is so high? Do you think once the balcony issue is resolved that the prices will start to creep up again? Also, do you think it would be hard to rent one of these out? The real estate agent said it should be easy and that I could expect around $600/month.

By the way, what neighborhood is the Wave in? Is there a name for that part of St. Pete?

please double check my condo association fees. my information may be incorrect. the neighborhood is known as the pinellas point area. it is located on the southern part of pinellas county by the sunshine skyway bridge. also, not all units have balconies.

Mercury's retro phase in Capricorn will raise questions in your mind about a friend or loved one during the next two weeks. You might wonder what they're playing at and have to ask them to be straight with you, or you could work hard at overcoming the current problems between you so you're able to enter a much more positive phase in your relationship.
