These two should've signed with reputable housing developers, of which there are hundreds doing business down here (and you don't draw a cent/salary off deposits whose expectations haven't come to fruition either - GREED it is)! If you can obtain available, build-worthy acreage - careful of swampland/sinkholes, more money can be made scoffing up the land and then selling it back to the developers instead of getting involved with the actual residential or commercial construction, as per my observation in the metro JAX/Saint Augustine area - still a GOLDMINE of opportunity for the cunning, savy, purchaser.

In the 1920s there was the great Florida land boom, where suckers bought swampland, sight unseen. Then the 1928 Hurricane ended the boom, satirized by the Marx Brothers "The Cocoanuts."
The 1980s S&L crisis left Florida with thousands of unfinsihed condos & homes; all built without buyers.
Now Florida is again the site of another housing boom, with thousands of foreclosed; and uncompleted homes on the market.
Any one who "invested" in Florida Real Estate is a sucker, IMHO.
Next time, read some history first.
Any one who tells you that housing can't go down in price, or that you can't lose monet in real estate, should be shot at dawn.

As a former client of Kevin J Kelly and Island Shore Homes, I can attest to the fact that this company was a fraud. Kelly was siphoning funds and refused to pay the subcontractors and thus my house went into foreclosure. Kelly made about $20,000 off of me alone. The safest thing for Florida folks (or anyone else) to do is stay the hell away form anyone from Long Island or NY City ESPECIALLY where money is concerned. Not speaking ethnically - just geographically. They are, far more than any other segment of this country other than perhaps metro New Jersey, self-serving, greedy, corrupt, corrupting, arrogant, obnoxious, unethical scum accustomed to lying on a daily basis while flourishing amid bribery, larceny, and chaos. Their teachers care only which district has highest salaries. Their leaders are hypocrites. Their bishops live in mansions and ride in limos. Their politicans starch their sleeves to make it easier to hold their hands out. They have made the fleecing of rubes into an art form. Wall that place off and let them consume themselves. They have nearly destroyed all that is good and clean in Florida and forced us to lock our doors and no longer trust.

I'm surprised the morons who waited 3 years for a house. Last I was in FLA, the market was in the dumper and defaults were rampant. These people could easily have saved over $100K on these houses. You can take the scumbag out of LI, but you can't top an LI scumbag.

The article didn't say that Miranda started this business, built the model, and sold all the homes. The two crooks from NY supplied funds for start up after running an ad in the newspaper offering cash. Miranda ran the work, was on the jobs everyday, and we all got paid. After he was fired, everything stopped. Kevin Kelly was caught in lies by my office manager and ran out of our office like the little bitch he is. We still are trying to get paid. Oh, by the way, I would not hesitate to work for Miranda again.
