Review: Kab Realty Management LLC

My spouse and I rented from KAB for nearly 3 years until we moved out of state. We were always great tenants .. rent always on time. Never made a fuss. Bill's apartments are HORRIBLE. There are no vents in the bathroom on market street so our ceiling collapsed, the beams were all rotted and our bathroom was FILLED with mold. They didn't fix the problem, only patched the hole. We eventually left that apartment and moved into another building of his that he just built. He told us it would be a nice building with no section 8 tenants ( which was another lie). We were paying 995.00 a month for a small 2 bedroom apartment ( we didn't want to break our lease after our 1st apartment with them, figured we wanted a positive credit check with them for future). We had crack heads living in our building. The neighbor to the left upstairs always had parties. The police were constantly being called to our building. Fights in the hallway, it was absolutely CRAZY! The apartment was put together fast and poorly. There were no clothes racks or shelves in closets, the flooring in kitchen was coming up. There were holes in our walls / ceiling from where they attempted to put light fixtures up and never patched. He advertised numbered parking, storage in basement, KAT5 internet, and well water all of which was false. The "marble" counter tops were in fact, just wood. He charged us 995.00 for our apartment but couldn't fill up other apartments so started advertising for 795.00. HUGE RIP OFF! We ended up leaving without paying our last months ( but filled our year lease agreement) rent, figured he could keep our security deposit for our rent. About 2 months later he sent a bill to my forwarded address charging us for problems in the apartment that NEVER existed. He charged us for REPLACING CARPETS! The carpet in the living room was a little dirty from people tracking inside with snow but that was all.

The ladies in the office are awesome but they are working for a slum lord.

I am also a tenent here. To be honest, this is one of the worst place I ever had. If you move in, you will see.
People around me move in and out like a hotel. I can not believe this is happening.
I just want to forget this and move out ASAP.

There is literally wholes in the roof that they have known about since probably before we moved in, and they refuse to fix it. And then, because I only gave them a 48 day notice that we would not be resigning the lease and not 60 days, they say we are breaking our lease and they get to keep our whole security deposit. We paid almost $800 a month for an apartment that leaks on our stuff every time it rains/snows, which in New Hampshire... is a lot.

Don't ever rent an apartment from these people. They don't care about anyone, they just wanna make money on their crappy apartments. Slumlords ALL the way!

I lived in the dover apts on Belknap St, all i can say is crime and fighting. These people do no credit checks or back round checks on anyone they rent to. I think my family was the only one not on section 8 between the 4 buildings, we were the only ones getting up and leaving in the morning. The day I moved into my apt complex the grounds were covered in trash.A few days later they came to clean it up. Well thats when i noticed half of my electrical plugs were not working, I would plug something in and it would fall out. They painted my apt before i moved in and they painted over the previous tenants cat hair on the wall, the mold in the bathroom,the wall paper that use to be in the kitchen. My kitchen draws and cabinet were falling down. The dumpster outside was always overflowing and the stench in the summer of it was unbearable. I called them over to fix the BLACK NASTY MOLD on my bathroom they sprayed it with bleach, 2 weeks later it was back. There are young children outside 3-4 years old outside playing by themselves no adults watching them.They do not care at all about the safety or living conditions of there tenants they want to collect there money and not spend any to fix anything I suggest not to rent from these people.

Me and my husband and 2 year old child live in the Norway plains apt. rochester NH they were brand new 2007, afetr living in a slumlord apt. before we thought this was going to be great, yeh right we had problems like the first week we lived here with partying tennants that lived above us and smoking throwing buts dow on our balcony that were still lit, and spitting!! we complained and Kab said they would talk to them, but it still continued to happen, it says no smoking on the premisses but they are alowing them to do this!! we have always been great tennants I keep a clean place and never wear shoes in side and always pay rent on or before its due!! lotta good Christine in the office tells me and then they call back with some crap about needing to give a 60 day notice instead I need to read my lease!! if the lease is up at the end of the month & you give a 30 day notice that should be it!! I have a lawer we are in contact with so if this happens to anyone else DON"T let them get away with this!! you have rights!! they need to read the lease and follow the rules on it not just the tennant!! and if there is a problem with getting back our security we already know our rights on this also!! so all I can say is if you do rent from them have all keep lots of documentation and you'll have a great day in court if it comes to that!!! they can't get away with the stuff they pull!They promissed a playground and 2 years later I don't see it outside yet!! they had to go before a planning board in the city of rochester with the plans for the building, with curbing & its still not here either!! it's only a matter of time before rochester code enforcment ctches up with them!!:)Don't rent here unless your ready for a long nightmare!!!

Recently moved out, landlords have to be the worse on the planted. Repairs never made, mold growing causing serious health issues to our toddler. Rent always paid on time, they are there to take your money, just are never there to fix hazards, ploice visit on a nightly basis. Unless you are completely deaf and dying. STAY AWAY,

I am kind of scared now...after reading all these things. We have rented from KAB and they have said that they would help us do things to get apartment into order. In which case they did help with a few things but left us to do the major things needed in the apartment. They told us that they would give us the things needed for the apartment to make it liveable. In which case we ended up buying quite a bit more to make the place liveable. I have picture of before and after which are proof of what the place looked like when we started to what it looks like now that we are done. I am scared now that they will be a hard landlord to work with...are there anymore people out there with issues from KAB???

Had fleas in my home because they say no pets and people still do. We called to complain and nothing was done. The place was cheaply put together too. Everything breaks!! HERE IS THE BIG THING TO BE AWARE OF; YOU ARE PAYING PROPERTY TAX!!! When you go to leave they will take it out of your security deposit and end up with nothing back!! SLUM LORDS AND SCAM ARTISTS! Read section 37 of your lease that is the property tax you are paying!!!!!!!!!!

I lived at 62 Green St in Somersworth. A resident on the first floor got bed bugs, so they sprayed his apartment, but nowhere else in the building. Everyone else got them. It was disgusting. You could see them on the walls in the hallways. KAB said it wasn't their responsibility to take care of the problem. Their maintenance guys are pathetic too.

First time they sprayed for bed bugs:
They dressed in all while plastic protective suits, but said it was safe for you, and any pets, to remain in the apartment. They said the spray was nontoxic.

Second time they sprayed for bed bugs:
You were required to leave the apartment for 4 hours, and remove any pets if you had them. This spray was "toxic" but they wore regular clothing.

Third time they sprayed for bed bugs:
It was "extremely toxic" and all residents had to leave the apartments for 4 hours and remove any pets. This time they came dressed in shorts and tee shirts with no masks.

How much sense does that make? We came to the conclusion that it was probably water they were spraying. They are slum lords and do nothing they promise.

Rented from KAB for multiple years, rent paid every month on time, no complaints kept the place in great condition, i have comments that are in line with the other reviewers. First the people on belknap do not watch their kids at all, second KAB does no effort to empty the overflowing trash dumpsters everyweek, will not get another one or dump them more often. And like the previous comments, the company will do what they can to keep your security deposit or most of it anyways. If they cannot hit you for damages, then the section 37 property tax clause will come into play. so we move and over a month later we get a memo and a check for about 10% of our security deposit back after "property tax increases" were charged to my deposit.
2 problems there, first by NH law they are required to give you deposit and charges with proof within 30 days of departure. Second the funny thing is property taxes are public record, go to the town hall and request the records, and you will see the tax increases incurred during your rental period are probably not even equal to the amount you were charged for against your security deposit. And remember the tax bill is for the entire property address not each individual unit so you only owe your equal share of the increase not the entire increase.(so if 4 units you owe 1/4 if 6 units you owe 1/6 etc...) Do not let them get away with it if they try this on you.

I live on green st. and the apartment building I live in is horrible it is infested with bed bugs and cockroaches and the stuff they use to spray for the bed bugs only makes them go away for a short time I ready to move out cause my 4 month old daughter keeps getting bitten bill is an a-hole he hasn't even fixed our oven or repaired the water damage from 311 I wouldn't recomend these guys to anyone

I have been a tenant of KAB for years & have none of the complaints mentioned here, been in several apartments never been unjustly charged for anything my experience has been nothing but good. I think sources should be checked before what is being written here is believed. I have heard of a couple instances that people are totally exagerating or don't know the law before they say something is unfair they should check it out.

I am in the process of tryin to take Bill Goldstein to court. My 5 yr old got attacked on his property by a pit bull. He tore her face in 3 different spots. Now she has 2 inch scars under both her eyes and a scar on her chin. One month before this he attacked the dog owners baby and she also had stiches in her face prior to this the dog attaked and ripped a kids ear off in somersworth the landlord is claming he knew nothing of a dog at this apt. 47 green st#1 and knew nothing of the first bite how how did he not know in the newspapers and on the news people had to complain about these dogs. So now to move forward i have to prove neglagence on his part but all these reviews have really helped me prove my point if i could get just 6 people to go to court and testify how he didnt fix things didnt listen to complaints doesnt care about anything but money. I could nail this slumlord. He never even delt with the bedbugs until a tenent in dover went to the fosters paper and published something about kab realty.
