If you choose to build your home with Dartmoor Homes, your experience would turn to be a nightmire. You would not get what you were told, from the house's location city, note: Kildeer Estates is not in Kildeer! to the inside features. After you paid 15% of the money, they build your home use the cheap materials, a lot of quality, safety issue, ex. leakages and cracks in your basement and fundation, loose sidings, chipped roof shingles. Becareful the features in the bludeprints, they cut them also stating that is a draft not really true and you have nothing in writting. Your front door would have 1/2 inch of gap and your were told it is fine. Your elevation was changed with no notice because they "care" the "execellence". If they put in something broken they can patch it and force you accept it because it meet the "industry standard". They have every execuse to do whatever they want. You don't have time and you already put 15% money down. Very bad experience! Get your attorney ready and ready to pay big money or loose your downpayment if you sign the contract with them.

Avoid Dartmoor Homes

Quality of work and problems with Dartmoor so bad that Dunhaven Woods actually removed the "Dartmoor Homes" name from their entrance monuments. Homes sinking, foundations cracked, warranty work not done. Dartmoor Homes walked from their Letter of Credit and left the homeowners and the village having to finish landscaping and other community improvements.

The project manager Brian Cleveland lives in this subdivision and yet we can't get Dartmoor to complete the warranty work. No one returns emails or calls. Negotiate the contract upfront.

The whole subdivision of Timber Trails in Western Springs is in foreclosure and Dartmoor Homes left all of its home owners and the Western Springs community with a wrecked parcel or land that is contaminated by the golf course chemicals. Litigation is in the works, we promise. Dont buy a Dartmoor home.

John, The builder has not disclosed anything about the contamination from the chemicals for the timber trails project. All we know is that he is working with some local banks and investors to get the project up and running. It would be a great help if you can share some links/docs about the contamination or the state of the project. That would help my case to get out of the contract.

Andy - Are you trying to break your contract with Dartmoor? Have you simply requested your money back given the current state of the project?
John - Do you have more information on the contamination? I checked with the Village of Western Springs, & it appears Dartmoor was cleared to build.

I looked at them while back. Actually put down$$ for a lot. I came into it informed and knew what I needed and wanted. EVERYTHING I needed and wanted was an upgrade!! I was told point blank that the materials and mechanical items used are selected based on best price. If I want different (better) I would pay a premium. They have great floor plans and the finished product looks great from a distance. You pay for premium finishing and get bargain basement junk in return. It is sad, if they just did an honest quality job they would be great houses. With the volume they had been doing they could have gotten good prices for the good stuff to use instead of low quality materials. I was lucky and got my down payment back before anything started.

Seems like there are a lot of unfavorable reviews on Dartmoor. Too bad, the Timber Trails location is a premium location (Western Springs rated one of Top 5 places in nation). Curious if any people who live in Timber Trails have an opinion on their finished product?
