Midtown Bethesda North - How Noisy Is It?

I'm thinking of purchasing a condo at Midtown Bethesda North in Rockville, but am wondering how noisy it is to live there. I know one side of it faces the train tracks and another side is right next to the Giant delivery area. Any ideas if the opposite side of the building is quiet enough to get a good night's sleep? Any insight would be appreciated.

ask some residents who already live there about the noise level. just ask them when they are in the parking lot or when they come out of the building.

I'm not saying you're right or wrong, but since you're a realtor I would assume you know your market and wouldn't make a bad buy for yourself. What went wrong?

the realtor might be saying it because she is not getting a higher commission and would like to sell you a property where she/he can make more money. I also live in that building and there is no noise polution, also there are no other highrise building nearby which gives you more privacy if.

This realtor is totally wrong, there is no noise polution in that building. May be the realtor is not making enough money from the builder.

For the record I'm not working for the builder.
The builder does offer a 3% commission which is standard.

I never said that it was noisy I said she (Thinking of Rockville) "should not buy in Midtown Bethesda North you will not be happy."

I said this for many reasons, commission and noise has nothing to do with it.

"Thinking of Rockville" is not a client of mine so commission is irrelevant.

The developer Kettler is not someone you want to do business with. This is one reason...

i agree that it is an awesome building, but i also agree that the train is loud as all hell. when the doors are shut and my tv is on i barely notice, but if my windows are open at night and my tv is off or on low, the train is very loud. if that doesn't bother you though, it is indeed a very nice building w/ easy access to metro, giant, cleaners, trader joes, whole foods, restaurants, barnes and noble, starbucks, etc.

I agree with what the last person said. The building is lovely and is a convenience to everything, including the metro and I had no bad experiences with the builder. That realtor is probably mad because she bought at the height of the market and the price of her home has come down, as it has come down everywhere!

I think what the realtor is referring to is many of the building's lingering problems.

Every time there is a power outage or a power surge the water pump to the whole building shuts off. This results in air in the pipes that is then flushed out when water service resumes causing not only dirty water, but green metallic sediment to come out of all the taps. Despite the health safety issue, nothing has been done. How a building could be constructed with a water system that cuts off every time there is a power outage or surge and then exposes residents to contaminated water is beyond me. It seems obvious that there should be a back-up generator to insure that this doesn't happen, but none was included during construction and one has yet to be installed.

There is also no parking available for guests. Only now are we hearing that some spaces are being rented in the adjoining shopping center parking deck. We haven't been informed of how many. This will all come out of the homeowner's association fees from here on out because the builder chose to maximize profits by selling all spaces within the building's garage (and then made no arrangement for guest parking other than to suggest people encourage their guests to take the metro--how practical for late at night or for guests staying overnight).

These should give you some idea of the structural and service issues that the realtor was alluding to.

You're lucky not to have had any bad experiences, but other people have. I guess you are not bothered by the fact that the water shuts off and becomes dirty every time their is a power outage or surge, or that the garage door is constantly broken and is usually left unattended creating a real security issue, or that the corridors have no air conditioning system just air pumped in from outside so it becomes hot and humid during the summer (always nice to shower and break into a sweat when you walk out your door). My unit has been flooded twice because of builder mishaps--once when some work done by the developer in the unsold unit next door caused a flood that seeped into my unit and once when one of the pipes to my heater came loose because it hadn't been properly installed. Do I need to give more examples? Let's just say that the building is not without its problems; be glad you haven't experienced some of them. By the way, the corner unit next door that the builder flooded has yet to sell. Makes you wonder........
