Inverness By The Sea Information please? What is the condition of Inverness By The Sea TimeShare complex located at 6700 Seawall Blvd. Galveston?

We are also timeshare owners there and wonder about the condition of the Inverness By The Sea location. Thank you to anyone who can help out when so much else is going on.

We are booked into the resort on November 2nd.

If you go to click2houston.com web site, there is a 12 minute clip of the whole sea wall area taken from a copter. The resort looks OK from what I can see.

I called RCI today and the resort wil be closed until April.

I note that 25% of the fee for 2009 is for bad debts($158.65 per week) indicating a very large number of owners are abandoning or have abandoned
their units. After Ike, there are likely to be more; the 2009 budget seems a non starter.
Do we have any official news? How should the bad debts be shared by owners and how much by the
management?

I bought 2 weeks back in April on Ebay for cheap. I have gotten the deeds and the RCI points but have heard nothing from Inverness or ICS Management...I don't even know what the maintenance fees are. I have tried to contact ICS several times with no luck. Now I can't even get a hold of them. Any assistance or knowledge of how the place is would be appreciated.

Depending upon the extent of the damage and the amount of insurance coverage (less deductible), it may be possible for the owners to request a vote on the sale of the property at this time. The timeshare official documents would provide the proof whether this would even be legal to consider. Though there are substantial owners involved, the amount of unsold units (repossessed units) at the current time, may make it worth considering a vote... however, if a vote is taken, the cost of that exercise would also be added to next year's budget if it fails to recieve a "Sell" majority. rgaus15496@aol.com

I agree sell we own two weeks. I know fees are due in December. However, I don't want to pay for something that does not exist

Thanks all for the comments. I agree on the sell at this point but am all new to this place. Has anybody been able to contact ICS Management? Their website says their offices are closed...

Good questions, and what happens while the resort is closed so that a week cannot be exchanged or occupied? I wasn't too happy with the promotion of giving away 10 fees either and thoroughly unimpressed with the lack of any information being mailed out to owners on these issues.

I am not paying my fees, there is no information from the resort. Also, paying 25% of the budget to cover bad debt is ridiculous. They should sell the building and distribute any proceeds to the current owners that have paid maintenance through 2008.

It looks like Inverness had roof damage and the entry into the parking garage had some erosion of sand under it. I am not sure of the actual state of the units but I was on the island today and I can assure you that Vacation does not come to mind. It looks like a bomb went off, the water is dangerous due to the debris, services are very limited as over 90% of the island sustained damage. It will be months, if not years, before the island will resemble a vacation destination. The East and West End beaches sustained terrible damage and erosion. My house was three rows back, it is now waterfront with the Gulf about 50 feet from the back of my house.
