I have to totally agree. Some are honestly not able to work and have been forced to lived on a disability income. No one wants to live on a fixed income. They are very clean and dependable renters but just can't afford rent/deposit both at the same time. So please don't judge everyone because of their income. The background checks are a great idea.

someone put vick young as a slumlord. i know better. he is extremely nice, and he came or sent someone every single time we ever had a problem with anything. when we first moved in, the a/c wasn't working right. he put in a brand new one in a matter of days. the stove went bad, and he bought a brand new one and lowes delivered it. the furnace did something that caused the breaker to go bad, and he came that day and replaced things. he was a very nice very sweet person. when we were moving to another county, my husband got hurt and i had to move everything. he sent his workers with a uhaul to help pack up and move the rest of our things for us. we only had problems with rent for a short time. he worked with us on payments til we could pay it. he's the best landlord i've ever seen. if you're respectful to him and the property, then he will be nice in return. at one time he told me that they were very happy with us because we were the only renters he had had that didn't destroy things or break windows. i just don't believe anything that could be said about him being a slumlord. i know first hand that that is NOT the case.

If EVERYONE went by ALL of these rules... people would be in for a world of hurt.. there ARE people out here that ARE disabled that are NOT able to work, are they not allowed to have a home???? I myself am disabled, and am not able to work, so I guess myself and my children are not allowed to have a home because we dont have 3 times the amount of our rent, and there might be times that we have to have help from an agency. Don't take welfare or any other deposit vouchers. If they can't pay the deposit and rent together major red flag. Rental agreement> Landlords have the right to do inspection inside and out. Must give a 24 hour notice. This is how I keep good renters. Never let a tenant get behind on rent> you will never see it or get it back. Evict first sign of trouble, don't wait! Rent due on the 1st and past due after the 5th. Late charges 10% of rent, must be paid in full by the following month rent> No Exemption. Don't never give in, then they think your a pushover. Its your property, its up to you!

At least half of this thread is talking about "slumlords" Which in my opinion is a joke. They think we are talking about a major city or something. Landlords get screwed big time by the people they allow to rent their homes. They get left with thousands of dollars worth of repairs plus things that can not be easily addressed such as roach infestations. hard to get rid of. People are lucky to get someone to rent them a place. Be grateful for a roof over your head because no one in their right mind is going to build you a mansion to destroy. Why would someone want to buy new stuff and fix a place up beautifully for someone else to destroy and leave in a few months having not paid most of their rent. The owners have to pay out big bucks to try to recover anything through the courts. They spend more time fixing and getting ready for new renters than they do having decent renters. I wouldn't rent to anyone who doesn't have a long term job and several references and a history of positive renting.
