I am just glad I do not live in Overland Park anymore. I will leave it at that. No one can deny that the city is severly sprawled out and covers to big of a geographical area. The city mostly cares about the sparwling southern part of the city, and does not pay as much attention to the older areas of the city.
Knight- My house faced directly north, and the snow always melted last in the winter. I enjoy the cold weather because it is much better than 95F with 50% humidity!

Over time the 'sprawl' that seems to irk you
to know end will fill in..and become compact and
very congested.*see Northern Overland Park*

Annexations for growing cities is normal, it's
nothing new in the midwest or america. On a brighter note- those being annexed will have the benefit of their land being worth a lot more. A few are sitting on potential gold mines.

And..ya...I'll give you a call to come shovel
the ice and snow this winter "D".

Well, even though some think it is favorable for property values to increase many residents that live south of the Overland Park city limits are not happy at all about the annexation. This is because you can never seem to live far enough out in Johnson County without having fears that Overland Park or Olathe will want to annex you and suck you back into the city limits.
Norhern Overland Park has higher population densities because the lot sizes on many homes are smaller, and there are more houses/apartments per square mile generally speaking. In south Overland Park the lot sizes tend to be larger, therefore leading to lower population densities and greater consumption of farmland and green space. In contrast, the density is also lower because south Overland Park also has more park space and parkland than north Overland Park.

I can shovel snow and drive on snow just fine because I have lived in the Upper Midwest for a few years as well. I have snow tires, but rarely use them in this part of the country. The Upper Midwest gets real winters with weeks + months of snow on the ground unlike Kansas.

"The only reason why so many people move to Olathe is because the vinyl boxes are CHEAP. This is because the building materials and quality of construction is also cheap." The quality may be cheaper but the prices for these homes are way out of normal price range for people to afford! The prices for new sub-division @ 175th and Lone Elm are from the low 220's. How is that affordable for normal working class Americans? Not everyone makes over $80,000 a year!
My first house in Spring Hill was built in 1950. It was a cookie cutter ranch house! The quality of work sucked! It had no insulation in the walls! The house was added on in the 80's and the quality of the addition wasn't even better! My taxes went up 114% in the 10 years I lived in Spring Hill!
I moved to Olathe and I love it! My current house was built in 1977! It is in a great neighborhood! My taxes have not gone up no more then 5% in the past 5 years! I am sure it will as most taxes do with the city wanting more monies for projects and school issues! There are some sub-divisions surrounding me that the home prices are from $160-$200,000. I have well established trees. I don't care too much for not having any trees or in a sub-division where every home looks the same.
Overland Park is greedy. The many restrictions the city has put on residents is mind boggling. But yet they want to continue to expand the shopping and home building!
One does not have to travel to far north too see the same thing. In Liberty, MO the building boom is overwhelming! With the housing market sucking right now! Who can afford to sell and purchase a new home?
Let’s face it if we want to help control the SPRAWL of the cities we need to make our voices heard in the cities and county commissioners’ offices! If not they will continue to move outward wit the cities limits!

I agree with your assesment. I think you share the same viewpoint as I do concerning suburban sprawl. I think the majority of people want to live in a neighborhood that appeals to them, and not a cookie cutter box neighborhood with very few trees. I completely agree that Overland Park has way to many restrictions and regulations overall. I support suburban infill and redevelopment especially on the Metcalf corridor in Overland Park. If they ever tear down Metcalf South shopping center they could build a couple of mixed-use high rise condos in that area and make it walkable for pedestrians. This would be a great area for that kind of project considering it is located across the street from office towers.

johnson county still sucks, Overland Park is doing this for the kick-back on taxes they get from the large businesses involved, not for the homeowners or future homeowners. The city of Overland Park wanta your soul they only care about money,money,money, and nothing else. They are like all elected officals they frorget who elected them and who they are working for. They do not work for the contractors or big business they work for the people of Overland Park and johnson county. REvolt ask for election re-calls vote them out in the next elections, protest, boycott, fight them, if keeping your privacy, and peace of mind, get attorneys and fight them, quit bitching and crying and do something about it, if you don't its your own fault. By the way this is one of many reasons I moved my family out of johnson county

The annexation debate will sure be interesting. I think a lot of Stilwell residents are opposed to Overland Park annexing them. Many people are becoming disenchanted by Overland Park's land grabbing.

To put it mildly the entire government of Johnson county can kiss my, "I don't live in JO. CO. anymore ASS"! We moved because of the corrupt government and police departments, and the old boy mentality. IF people who still live in this county say they support this government or there actions they don't have the ability to make good judgements. Unless you are rich or want to make the officials of the county rich, they could give a rats ass about you.

d in kansas does have a point. I live South of 119th - in another "cookie
cutter" neighborhood. There is a permanent collection of Ford F-150
"contractors" that roam from home-to-home fixing the rotting
windows, flooding basements, etc. They mostly want to talk about
their stock investments and how they are doing you a favor fixing your
poor quality house. I am looking across the street at my neighbors
rotting garage door overhang (or whatever you call it)- virtually
everyone here has had to have their home repainted in less than 4 years,
and I could go on.......oh, mold - yep, the next big thing for the
F-150 crowd. Let's see, I've been in my home for 6 years and have ONLY
$7,500 in repairs so far and I'm one of the lucky ones. My time here
is almost over - back to the mother land - before I go blind from
seeing the same home over and over and over......
