A very important point was made by Cumberland Harbour --
"Before being appointed to the Board of Directors of Cumberland Harbour by "Bloody Bob" all Board Members had to sign a confidentiality agreement to withhold information from property owners until they announced it themselves." I would think this is illegal, and if not, it's certainly shady....SCREAMS of malicious intent. |

Deb,
Yes it is illegal. There is a lot of money to be made from the Marina and the remainder of the lots at Cumberland Harbour. Recently Glenn Saare stated that "he" (really Bob Ward) wants to sell clubhouse memberships to outsiders to use our pool and amenties for $2,500 a family and $50.00 a month. The Property Owners were "up in arms." Cumberland Harbour is a "private" gated community, and we paid dearly for such. Can you imagine what would have come through those gates. Families would have brought their friends, and who knows what else. As this country has seen, Bob Ward, his family and their associates are a dangerous sick group. There is a 156 page full investigative report available on Orlando Chanel 13, I think you will find it very interesting. This report gives disturbing details of EVERYTHING. Very Sad.

Yes, I've already read the entire thing, and was disgusted. However, we as lot owners have been trying to get someone - anyone - to hear our cries of "FOUL" since long before the declaring of bankruptcy, but the system is bank-friendly, and no attorneys could figure out whose pockets were deep enough to go after and capture. The idea that BANKRUPTCY LAW is protecting (and promoting)this type of behavior is what repulses me - even more than what Ward, etal actually did!! Anyone can see the money didn't go where they were legally bound to send it!! That alone should be enough to have disallowed the bankruptcy filing.
And let's not forget that only proof of FRAUD can lift the bankruptcy protection now.... I still say the banks have managed to avoid their responsibility in all this mess. They created special 90%-95% LTV lot loans on PRE-development deals!!! Unheard of - even when money was free-flowing!! I point-blank asked my loan officer if they had been able to view Land Resource's books to validate their ability to simultaneously develop 8 communities, and they answered affirmatively. The claim was that they had been able to view financials that assured them LR could complete all projects. God knows WE COULDN'T view the books of a privately-held LLC!!!
There are far too many parties involved in this mess to choose just one villian. Without any single one of them, the scam could not have been executed. Bob and his cronies just provided the initial vehicle....and made sure all the liquid assets were depleted. |

Look over the Bob Ward jail videos again. Mallory mentions to her dad that Nick Murdock made them brownies. I searched Nick Murdock and as it turns out, he is also a developer. He has worked off and on with Bob since the 90's. And now he is making the family brownies in their "time of need". Nick...developer...close family friend of Ward...long time business associate of Ward. Hmmm...I smell a rat here. Is Bloody Bob going to keep CH close by using Nick as his financial disguise? Something to think about for sure.

I can not find the investigative report you refer to. I've searced Orlando 13 site and can only find old stories. Can you tell me where to find it?

Got it! Thanks,
By the way, next Sat the Homeowners Association of Bridge Pointe will have the annual meeting. The new developer as well as officials from Camden County are on the agenda. It still disturbs me that an official from the new AIM-HOA is the same one from the old HOA and I believe lives at Cumberland Harbour. Is everyone connected to Bob Ward or am I just paranoid? |

The Greyrock Community Association terminated AIMS and hired a fantastic management company for substantially less money. Talk to your board attorney.
Same gang. We should do what Cumberland Harbour did! Chip in and get an attorney!
Who is Cumberland Harbours' POA Management Company?
AIMS- Staci Gelfound and Jeanette Jones.
Jeanette held a position at the SHPOA, the former Property Owner's Management Company of Cumberland Harbour under Land Resources. It's funny that she popped up again as Vice President of AIMS, even though Bob Ward said he, nor any of his subsidiaries or associates had anything to do with AIMS. If you read the investigative report, the investigator asked Glenn Saare when the last time he spoke with Bob Ward. He said just the other day, we were talking about the DRB (Design Review Board). The DRB is appointed by the Board of Directors of AIMS. Jeanette is no longer a Vice President of AIMS, but now is listed as Community Manager and over the DRB. Of course, Property Owners were never told of her change in title. Bob Ward is still running Cumberland Harbour like he's playing a chess game, moving people around to his advantage.

Comment from Glenn Saare: Brother-in-law Glen Saare said Ward put up with things from his wife that Saare would not have put up with, but he did not explain...
I guess from what Glenn says, if you don't like what your wife does, just shoot her! What happened to Glenn's quote: "There were no two more wonderful people on this Earth than those two" Did Glenn have a change of heart, or thought twice about where his bread is buttered. What happened Glenn, making the victim Diane Ward, "the bad" guy. |

At the recent HOA meeting it was stated that approximately 50 went to to foreclosure. The meeting was very reassuring as Mirabo/Emerson/Bridge Pointe Development are very decent and seem to be honorable and they have a lot of money invested in the community.
The new Board of Directors is also of high calliber, intelligent, educated and determined, also with much invested. There is also a new & very able attorney on board. Check the website www.bridgepointeowners.blogspot.com/ for updates |

thank you. i spoke with them when they first purchased and i do agree. they invested millions and common sense tells me they will proactively try to get things done so as our lots can be worth more than our current status which is dirt. but until they build roads, infrastructure, etc it is not worth anything. we are not able to refinance because the value has dropped so much. it blows my mind how we have no recourse. does anyone feel in all reality that our property will ever come back to what we all paid for it? if so what timetable are you thinking? thank you for any imput as we are all in the same boat

AIMS, the management company for Cumberland Harbour has been FIRED! Three weeks ago the Board of Directors were FIRED! Not only did our new Board find out that AIMS never filed with the State of Georgia to be licensed to do business as a management company in the State of Georgia, but interviewed management companies that charge half of what AIMS was charging Cumberland Harbour Property Owners. Employees of AIMS also lacked sufficient licenses for the positions they held and were well paid for.
Finally, it has been uncovered that they never did the job they were hired to do, like collecting years of long overdue Property Owners fees and firehouse fees from people who owned several lots. Of course, AIMS and the non-paying property owners are all Bob Ward buddies. |

John, how did this work out for you- BB&T has started foreclosure on me now- my lot was in Greyrock in NC- very similar arrangement |

thank u for the info. i really don't know where to go with this all. i laughed at the tax bill i just received. fair market value was 68,000.. YEAH right!!! for what dirt!! i did get them reduced but was expecting a lot more of a reduction since new owners bought lots for around 11,000 per lot. i mean how is our property worth anything when it is not buildable? any advice i would appreciate. did u get a response from ur letter?
