Mr. Flaskey, unfortunately you left one of your neighborhoods out of the article - RiverSea Plantation, here in southern North Carolina. The area is beautiful, we love the beaches and the rivers for exploring on our boat. Unfortunately, Land Resource is not living up to their advertised brochures. We are still waiting for our beach club on Holden Beach, our boat ramp and storage area, the boardwalks on the river, the river front clubhouse, etc. I hope that anyone considering buying in one of your developments investigates your company thoroughly before purchasing.

Mr. Flaskey, We too are residents of RiverSea Plantation, a planned unit development in Brunswick County North Carolina, which was started in 2004, and still today run and supervised by Land Resource LLC (LRC). We are disappointed that you failed to mention RiverSea in this news article. LRC did get the location right. We live in a beautiful part of the country with access to beaches, kind and hospitable people and a thriving, spreading megalopolis of culture from North to South Carolina. LRC has fallen way short in its delivery of 2004, 2005, 2006 and 2007 advertised promises. In the Plantation; 1) infrastructure of roads, gates and sewer hook-up are not yet complete, 2) promised year-round swimming has resulted in an indoor pool no bigger than a kiddie pool rendering it useless for adults, 3) haphazardly constructed gazebos are wind borne hazards in this 130mph wind zone, 4) LRC-the declarant is several months beyond the Covenant stipulation for an elected homeowners' board, 5) a 1/06 promised Beach Club on Holden Beach remains a dream with no site acquired, 6) a 3/06 promised boat ramp/dock is buried in your internal bureaucracy, 7) many common area plantings are dying for lack of irrigation, 8) promised roadside berms do not meet County opacity, 9) absence of adequate street lighting into the Plantation has repeatedly been brought to LRC’s attention as a safety hazard, 10) Covenants are not enforced and 11) lastly after several requests from homeowners we have no reliable financial information for years 2005, 2006 or the months of 2007. Unfortunately, LRC, a privately held company has chosen to not be a member of the Better Business Bureau, leaving prospective buyers with little insight into LRC's business practices and delivery. This is a serious situation. The homeowners have made repeated attempts to address the issues with LRC, to no avail. We feel that we have been forgotten about and let down by LRC. Hopefully, some will read this article and heed this discussion. Disappointed - yes. Determined to receive promised infrastructure and amenities - yes. It is amazing that Mr. Flaskey neglected to mention RiverSea Plantation outside Wilmington, NC. The residents and property owners have been trying to communicate with Mr. Flaskey about numerous NC Statute violations and sub standard work at the property for 4 months. He has ignored every email and has only responded once to a Registered Letter. However, his response was sending us a copy of the Annual Meeting Minutes, which we already had, and a promise for more detailed information in "late July". He has not honored his statement. Although the Covenants require all Board Members to be present at the Annual Meeting, Mr. Flaskey and the other Land Resource Board Members did not attend so they are obviously not interested in hearing or correcting problems at the site.
RiverSea is a project that Land Resource is doing a terrible job and does not care what the Property Owners think. A representative formally replied at the Annual Meeting "What you see is what you get" when he was question on the inadequacy of a amenity. Not only was this response unprofessional and uncalled for, it is indicative of all contact we have with this company.
I suggest that you contact residents and property owners to get a true perspective on the quality of Land Resource projects before printing any further articles on Land Resource Company.

We are truly not surprised that Mr. Flaskey failed to mention RiverSea Plantation in beautiful Southeastern North Carolina. He has been unresponsive to repeated communications from the residents of RiverSea and has shown no visable leadership in righting the lack of promised amenities by Land Resource Companies.

Mr. Flaskey's omission in not mentioning RiverSea Plantation in Brunswick county,NC as one of LRC's new developments is hardly surprising in view of the continued problems of miscommunication between LRC and the RiverSea property owners. At times it seemed that LRC was deliberately misleading the property owners by either ignoring our expressed concerns or through double talk but hopefully it was the result of an inability to communicate. While we love the area and our new home we have been compelled to tell a number of our friends that we recommend that they avoid doing any business with LRC.

One has to be impressed with the Land Resource article about Mr Flaskey. I noticed with concern the absence of mention of our Plantation, RiverSea in North Carolina, a Land Resource project. Located just west of US route 17 and halfway between Wilmington NC and Myrtle Beach SC, it is an ideal location on the south coast of North Carolina.
Billboards on US 17 touted this 'gated' community with many ammenities, beach club access at nearby Holden Beach, private boat ramp access to the intercoastal, and the many standard attractions clubhouse, pools, walking trails. This was motive for us to move here and sell our first area purchase, after having lived a year and one half in area.
Sadly, we have found the advertising representations to be less an accurate. Promised completion dates, set by Land Resources have been missed by years, and many ammenities remain uncompleted. We would hope that Mr Flaskey will discover RiverSea and through his position correct these deficiencies as soon as possible

We are in full agreement with all of the comments made by home owners in RiverSea. We are dismayed at the lack of attention paid by Mr. Laskey to a situation that worsens by the day and could have lasting effects on his company. The RiverSea home owners will continue to pursue all avenues to acquire the amenities promised to us.

The previous comments from property owners in Riversea Plantation paint a sad but accurate picture. I would add that when an amenity is finally completed, it is inadequate for a community of 600 plus homes. Previous comments note the joke of an indoor pool despite LRC advertising promising indoor swimming, not to mention the outdoor pool which while adequate at this point in time, will be totally unacceptable when all the homes are completed. Can you imagine an outdoor pool with a perimeter so small that a lounge chair doesn't provide sufficient room for someone to walk by? If you can't imagine it, just take a trip to Riversea Plantation. Another area of total disappointment relates to amenity ponds throughout the development that were advertised as being "lavishly landscaped". I suppose that would be accurate if the term "lavish" means no grass, no shrubs and a significant area of weeds between ponds and property lines.
Certainlt LRC is trying to get by in terms of every aspect in the cheapest manner possible. These people are not only deceitful, they are incompetent. Perhaps I should point out that they purchased property for the advertised beach club in a residential zone despite a very clear town ordinance which only allows beach clubs in commercially zoned areas. On top of that, they landscaped the adjacent lot which remained that way until the owner complained to the town. Finally, as with everything else LRC has done, this propsed beach club had parking for only four vehicles.
Do yourself a favor Mr. Laskey and start paying attention to this situation and make appropriate corrections. Perhaps you'll show your deep concern with this situation by meeting in- person with the property owners.

Its what is not revealed that reveals the most. Why did Mike Flaskey omit our NC shore development,RiverSea?(Bolivia, NC) Is it because we are in the midst of an acrimonious action trying to keep the rights of the homeowners protected? LRC has not completed this development in accordance with the sales literature of his own Company. They have constructed unsafe ameneties and in some cases not provided them at all. Ask him about us. It's not surprising that you would forget us since LRC forgot to do a lot of things here as well. We will continue to hound LRC and yourself until you complete RiverSea,NC as you advertised you would. We may be forgotten but we are not speechless.

Also add to that list, The Docks at Caney Creek located on Watts Bar Lake in Roan County, TN. west of Knoxville. They constructed an unusable boat ramp and boat slips that are sitting on the lake bed at full summer levels. The roads are falling apart and this development is also having it's woes under the construction of LRC. Some say he moved from Atlanta to Orlando to avoid litigation during a bankruptcy. I hope that is not that case, but yes, through the internet, it seems Mike might have found the right fit in Orlando, but he isn't doing to good on his fit elsewhere which brings up a word of caution. Enough of those words Mike and you will be looking at bankruptcy. You do not seem to have the fine company that "does the right thing" you profess to have.

All of you should know that Mr. Flaskey purchased a 3.1 million dollar home in Windermere florida. It was built in 1986 and has taken a year to fix up, someone told me around 1 million to fix it up. So there is your docks, beach house ect ect. He should think of someone besides himself

I couldnt agree more with what everyone has to say in respect to Land Resource and Mike Flaskey. I have purchased two lots in Bridgepointe at Jekyl Sound (Brunswick, GA) and I am completely dissatisfied thus far with any and all progression in development or the lack there of. The community is two years old as of this writing. There are no paved roads, most lakes have not been dug, prices are dropping on lots they are still trying to unload (causing the value of my lots to drop), Phase two is already open for sales and yet phase one is still 90% undeveloped. I cannot stress enough to those that may be interested in purchasing property with this fly by night organization to run as fast as you can. If I had the opportunity to get out of this deal now without penalty I would (losing the approximate $30000.00 already invested).

We own a lot in the Preserve at RiverSea and it has been a nightmare of a problem. We have made many attempts to address our issues to LRC over the last two years, all to no avail. Not sure what will be our next step.

sad to say i own 2 lots in the docks at caney creek. Was the worst mistake i every made. 2 years and nothing much has heppend and only 1 home has gone up, I just realized that land resource made a mistake in the mapping on my properties from phase 2a it should have been phase 2b i called the county and they told me that there is not record of my 2 lots 17 50? they told me to call a title company?

Land Resources, and Scott Clarke have failed to honor certain items which were presented to my wife and I before we purchased our home. Let me say that we love our house and the community. I have tried a number of times to contact the sales office about a dead palm tree which needs replacement. I am not here for a year. In addition, my water meters must be raised to grade by order of the water company.
Anyone care?
