Crime, the ScenecTree apt residents being questionable/scummy, roudy teens, ignorant and unfriendly parents letting their savages run around, the neighborhood is going downill fast. Hate this town.

There are two things wrong with Palos Hills. Scenic Trees and Roberts Road.

Scenic Trees went Condo about the time we were trying to sell ours. People come into town and see big signs advertising condos under $90K, they expect to pay that for any condo in Palos. We couldn't sell ours. Cheap condos (that are now offering no money down and no payments for a few months) has saturated and deflated the condo market prices more thatn the housing bubble ever could. It totally killed property values.

Roberts Road has more vacant store fronts than viable businesses. I never thought I'd see the day where I would live more than 5 miles from a Starbucks, 10 miles from a Whole Foods or Trader Joes. It looks like a slummy ghost town.

Totally agree and the Scenic Tree clientele are killing the property values. Any condo under $90k is going to bring in the scum. Just look at Chicago Ridge. I saw 4 black guys smoking weed at the Ridge Metra stop. Out in the open at 5:00. Nice. Gotta love Justice, Bridgeview, Ridge, Hickory---they all brough in the scum class. Heights and Park have it made because they're surrounded by Palos Hills and Orland.

I understand the whole ScenecTree thing. That has always been bad news. Justice has a series of apartments and condos along 88th Avenue that are ghetto-like too. However, you need to view this town from ALL angles and parts, not just from one, lousy standpoint. The police in this town do a FANTASTIC job detering crime, working with everyone, and educatin the public about everything.

I agree with you fully. Palos always been and always will be a beautiful, friendly, and wholesome town. Whoever made this thread is nuts. If I didn't choose Hickory Hills 21 years ago, I would have picked Palos Hills. Peaceful, natural beauty all around, and outstanding public services.

I disagree with the property values thing. Bush may have hurt this area for awhile back in 2008, but we are quickly rebounding. I agree to extent about Chicago Ridge. The apartments suck, but again YOU HAVE TO SEE THIS TOWN FROM OUT OF THE BOX!!! Chicago Ridge has plenty of middle class families. It's peaceful in most of the town. The same goes with Justice.

Why did you mention Hickory Hills? God, Hickory Hils is beautiful. That town knows how to beautiful, maintain, and take care of its streets. Any slum that comes into Hickory, Bridgeview, and Justice are quickly removed of by the police. There are more than Arabs and Mexicans living here. Maybe some slum by the mosque, but much of this area is very nice. I could help you change your perception. Just ask me some questions.

My issue with Scenic Trees is that they went Condo. This is an issue of supply and demand. Condo owners who want to upgrade (we were looking at houses in Palos) will be in for a shock unless they bought their places 10 years ago or more. If you have a commodity (in this case a condo) that is selling for X amount of dollars (a year earlier, units were going for close to $170,000 and there were bidding wars), and someone floods the market with the same commodity for much less, then you have to cut your price. A unit in my building just sold for $125K.

worth, chicago ridge, hickory hills are all scum towns. they are poor and ugly (visually). palos hills is classy and elegant compared to surrounding towns. bridgeview is the worst of them all. stupid arabians moving into all the stores and decorating with their language is really annoying and unappealing.

I hate the fact that many of you are making this about race. My concern is about the economic development in this community. We have tons of empty store fronts. I can only hope that what goes in there will be something I can enjoy going to. I love Bertucci's and Peppo's. We've gone to Zante's on occasion. Hong Min has great Chinese food. I'd like to see more businesses like these. Maybe some funky boutiques and gourmet coffee shop or food store would be good to. Moraine Valley and the Orthopedic Center both bring in a well educated work force into this town during the day (Not to mention the doctors, attorneys and CPAs that work here as well). This town has potential. It's just not living up to it.

I'll tell you first hand from a Scenic Tree condo owner: I wish I had never made the purchase. The cops could care less to stop the speeders, let alone do anything about the crime. Buildings have known drug dealers living in them, but they don't care. Heck just last week two cars had their rims and tires stolen, leaving one of the cars balanced delicately on bricks.

The lazy Scenic Tree management could care less. Unfortunately their laziness is not only making Scenic Tree look like a dump, it's making the whole town look bad. And the icing on the cake?$200 monthly assessments! You'd think we lived in Schaumburg!

P.S. Green Oaks isn't much better.

There are a lot better places in Palos to buy a condo. Our assessment is $118. The difference between your assessment and ours translates to about a $12K mortgage (30 year fixed at 6%). That difference could have kept you out of Scenic Trees.

The assessment includes: Water. One weekly haphazard building cleaning, one decent grass cutting, and innumerable and presumable misappropriated other fees that seem to go directly towards employee paychecks.
Trust me, I regret it now, especially in this downturn. The idea was to suffer here for two years, then flip the property and escape. A sale at this point would make almost no profit...so hooray to two more years.

I own and moved here from a house In auburn. I have had no incidents with neighbors at any complex and I like to walk. I pick up paper and dispose of it properly. Yes every town has undesirables but they will meet their fate. Let's make the best of our investments be people of god. Examples always work, be an example. Scum has no race.

Palos Hills is an awesome place to live! Making in excess of $150k per year, I can live anywhere I wish & Palos Hills is where I call home! Just saying.

Maybe it would be better if Scenic Tree had gone all Section 8 rentals? Then you'd really have something to bitch about. And equating dope dealers living (not selling) from a condo there with a car getting wheels stolen is stupid. How do you know they are dope dealers, btw? Bought dope from them?
