I have been hearing a lot concerning fraudulent land contracts. It is actually a crime to represent a land contract under false pretenses.
This fraudulent case actually happen right here in Meigs County a few years back.
A family with two children purchased a house through a land contract. The down payment/house payment was some what huge. They both had decent incomes but, not to good of credit. With in a year the house went into foreclosure due too. Owner quit making his mortgage payments, no insurance and so on. The family invested a lot of money in remodeling this house and lost everything to a greedy land contract provider. This owner of this house and land knew what he was doing. Took the money and ran. Always make your payments to a Bank or a financial institution. So they can route who gets what and when. Fraud at its best.
