I beleive that Zoeter is code for locals who attended a long defunct elementary school in Old Town. Some of the alumni of Zoeter are part of the greedy landlord class in town and a few are members of a cabal who continue to gouge small busineess owners on Main St when leases come due for renewal.
I am also acquainted with several hard working clerks and checkers at CVS and Pavillions on PCH in Old Town. They all complained about the high incident of local property owners being rude and demeaning to them. I ran into one of them recently who had been transfered to the Von's in downtown working class Long Beach. She mentioined to me that at least the customers were caring and courteous to her in Long Beach and that it was as relief for her to be away from the condescending Seal Beach types.
