Livermore property values plummeting, bad investment

There is no housing shortage by the way, there is years of inventory and plenty of vacant apartments. And if you can't find something here, there are many less costly places to live...as in pretty much the rest of the entire country.

If prices drop, then that would attract even more people with less money, so I'm not sure where you are going with this.

And no, people need to obey the Municipal Code, it is that way for a reason. Your neighbors don't want to see your ugly ass Okie Motel when they look out their windows. Its blight. Makes a neighborhood look like crap. Either park it in your side yard and cover it with the appropriate vehicle enclosure/canopy or pay the money to store it lawfully off-site in an RV storage facility ; there are several in town.

what happens to the people in my vision? Reality happens. It isn't a vision sir, its reality. Yes people will be hurt, the people who have invested money into their houses with property values that have dropped will suffer, and those such as myself who have a job have money saved up will have houses available here to them cheaper... people such as myself. And I never said anybody owes me anything so stop putting words in my mouth. I work hard for what I have. And the swap youre talking about is exactly whats going to happen so im not sure what puzzles you about it, gentrification can happen just as well as it can reverse itself, you make it seem like its impossible. I completely disagree with the whole reasoning behind the RV storage municipal code, it makes no sense at all and is a violation of property rights entirely but thats not why I brought it up. Im talking about how if this slow de-gentrification were to happen ordinences such the one i mention which have no merit to their existence beyond the opinion of a few yuppies who think they must impose their will upon others for something they have no business worrying about will cease.

Rental prices have gone up over the last few years which seems to suggest to me the rental market is tightening up ( and it should be with people getting foreclosed from their homes & population growth).

Since I'm trying to buy a home right now I can't say the market is great for a 1st time buyers (aside from price). Anything worth buying at the entry level and a bit above is off the market within a week or two of being listed. I know this from experience :) But if you are in the market for 500k+ homes the market is pretty good. Perhaps there is a big shadow inventory out there but the rate they are entering the market is fairly slow.

But then, I'm on the side of those who are tired of hearing current home owners whine about paying too much for their property :)

Okay, this sounds like typical OWS claptrap. You're saying that people who own homes today should be evicted and the house sold to you at a lower price ? Why? why not just lower their mortgage to the lower price you think you would pay and let them stay? What's the difference? It costs the lienholders thousands to go through that process, and all of those costs could be avoided by simple loan modifications. They're going to be out the money anyway, right?

As for the rest of your post, you're just saying that formerly nice suburbs will become slums when you low-class types take over....nice. Looking forward to a ghetto city arising from the ashes of middle class suburbia is not going to win you any support here.

Yah, I think that what the people clamoring for more "affordable" housing are, that just seems like envy/greed/jealousy. Problem is, as neat as it might seem in practice, it just don't work that way. A rash of foreclosures will make credit harder to get, not easier...so low income people are going to be even worse off in the housing market.

And its a really flawed thought process. Its akin to thinking, shoot, well if unemployment really shoots up again, devastates the good jobs, the 100K+ jobs, then whoo boy, there's a job for me, that I'll be able to get for 80K, because I work cheaper! It doesn't work that way - this class warfare dribble has poisoned the minds of an entire generation of Americans who think that they can move up by pulling someone down a few rungs. Does not happen. Never has happened. See, this is the generation that didn't get a decent education. Never learned any history. Was sitting around taking up space in a classroom where everything was taught to the standards of the lowest common denominator.

And secondly, someone has to own homes - we can't all be renters. Someone has to be able to make money renting these places out. That's the bottom line. Nobody buys a house to rent it out at a loss.

What do you mean "you" low class people? You dont know a damn thing about me so so get your head out of were the sun doesn't shine. You can't even interpret a topix post so how would I expect you to understand the complex process of gentrification. Well newsflash, yes thats what happens! Ever heard of Oaklands white flight in the 1960's? clearly not.

Well how could you have houses available cheaper unless the former owners were forced out of their houses through the foreclosure process?

Gentrification isn't what you're talking about..the opposite - becoming a low class slum/ghetto full of presumably low income people.

And I understand plenty about you - you're a bitter renter who works at a manual or menial job, either blue collar or low-skilled white collar job who can't afford to buy property, have never been able to, and thinks that you can rise when others fall.

Hey, the prices in Livermore are lower than at any point in the last 15 years, with more than 700 foreclosures and short sales on the market. Why aren't you buying? You talk a big story.
