I'm wanting the kind of information you can only get from locals. I want to know if the internet is dial up only, if they have cable, or satellite. There seems to be no middle. Either people love it, or hate it. Heard it was a nice place, for I hope, happy singles, or families.
I am thinking of moving to the area, and would really like positive feedback as to the town, employment w/o college degree, job availability. Assuming closet large city is Springfield. But Branson's not all that far.
I attend church regularly and prefer Assembly of God, or independent. Middle of the road type.I have/love horses, and many hobbies, and am self-employed, mostly.

Bent Tree alone was responsibile for 1/3 of all the burglaries in Benton County last year. They are not very police-friendly, but the people themselves are great. Just like everything else in life, Bent Tree has its ups and downs. (Yes, we live there) Jobs are limited in Warsaw. WalMart is the biggest employer.

I have lived in many developments started by national development with guard shack including bent tree they all had high burglary rate due to owners not wanting the cops entering because they want to run 4 wheelers with a beer in their hand this is also true about twin oaks harbor the counties they are in have low crime rates if they didn't have guard shack they wood have less crime and the money they pay guard could build better roads and have higher property value

I agree about the guard gate. It does more harm than good in my opinion. I think it keeps the bad in, instead of keeping the bad out.

I have property and live here full time in Bent Tree Harbor for 15 yrs. and as far as I am concerened it is what you make of it. If some of these people would get a life and come down to earth and realize that even if you don't live in here full time and just come on the weekends want to enjoy it. And as far as the 4 wheelers, at least people aren't shooting and killing one another. They aren't hurting a thing it's the people that want to sit at home and complain about anything and everything that goes on. They are many people that have proerty in here that do alot of good things for Bent Tree and don't get any thanks for it.

Joe,
I see a few people have responded to your add.
I live in Paradise point and as far as our cove well its just ok. Seems you either have money or you dont here. There are very few jobs here and even the ones whom are self employed seem to struggle here. When I looked up Warsaw before moving here the median income was 30,000.00 per year. I have to agree that Wal-mart is our leading employer and not much else here. Mostly we are a community who depends on our tourist so to say. We are joint with Osage River and Truman Lake. So many of our business depend on the fishen seaon to thrive. We do have communties nearby such as Clinton, and Sedalia wich are of moderate size with in 30 min. of here.
Over the past 4 years I have watched many business go under do to our economy.
Yes we do seem to have a high crime rate but I truely believe it is because of lack of employemnet.
I believe that this town is more for people on retirement and vactioning.
I spent many years coming here on 4th of July and truely loved it. But I know live here and Im on disability retirement. I HATE it!!!
People are not so friendly as Some may say. Not much help or support down here.
Again I suppose it depends on if you have enough money to fit in. If your low income you are shunned but if you have descent income and a nice place than yes people are friendly.
I think most people just tend to stay to themselves.
We do have sattelite, dial up, wifi, services however depending on where you move as to if you can get a signal.
What I am saying is that I feel Warsaw and it joining communities are really no different than any small communities. We have our good and bad side.

We have a vacation place at Warsaw and can speak to the church issue. The A/G there is old and dying but they do have a nice independent church started by a pastor couple who have A/G doctrine. There is also an A/G church in Clinton about 25 miles away.

We love it as a vacation area and have talked about moving there but don't know about employment possibilities. It's a relatively poor area. The atmosphere is very slow and laid back.

Hey, I am somewhat of an entertainer , my wife and i and we go to cross timbers and retirement homes in different regions of Missouri and Kansas. I have a small camper that i want to put near Warsaw to save on Motel expenses. I have been checking on lots in Bent tree Harbor and i need someone to let me in so i can look around, i have found oner that the gentlman will give me and said i would have to setrtle up on the dues. He owes about 1,000 bucks in dues buty his taxes are current. Will the trustees negotiate with new owners or are they hard to deal with. You can email me at Janhoward777@hotmail.com. There are some pr5etty reasonable prices . What i really want is to find someone who don't want their lot, Have paid theor dues, have electricity there and maybe even a concrete or at least gravel in the drive. And perhaps will take payments which i will immedxiately begin improvements. It would be a win win situation for both as He could hold the title untill it is paid for. If you live there and know someone let me know. I just don't have a couple thousand loose to spend right now but hey! I can afford a monthly payment and This way THey could sell a lot they haven't used for years maybe even ever. Thanks for letting me put my input. Oh as far as the guardshack goes? They wouldn't let me in to look around today so that is a good thingf in a way. Anybody have a map of the lots and numbers? Email me. Ps I have tons of gtreat referewnces. and if it is a cash price i can scare up some cash.

i drove up there about a week ago. I had several pieces of property to look at all very cheap. anywhere from free if i pay their back maintenance dues, one for $250,$500.$800,$1,000, and up. Lots of choices. Trouble is all of the cheap ones were a drop off ,a raven, or in the middle of a Sandford and Sons environment. The properties bordering z hi-way are not a true picture of all the properties. There are some nice well kept manufactured homes, a bunch or camping properties which are just what Bent Tree Habor is about. Recreation. Yes there was 4 guys riding their 4 wheelers up and down the gravel roads but they were not speeding or reckless. So i kept looking and you know what? i found this piece of property on Deer Run Drive that had a for sale sign on it. I called the people who lived in Belton and IN a few days bought the property. It has an older about a 24 ft camper with a cca front porch, electricity and all the dues paid i picked it up for $3,000. I went up there and we started cleaning off the accumulation off moss on the trailer and i am happy as a little bug in a rug. I can't wait to bring next summer my little homemade dunebuggy with a motor cycle engine on it that i put a little wire rack bed on the back of it to haul stuff. They have a fire department, a street maintenance building all of the roads except for a couple on the way outer perimeter were pretty decent.The folks down at the office was very helpful and took their time to guide me through the map process and most all of the properties are marked in some way. ll in all it is a quaint little community and i talked to a couple of people and they said that the burglaries they had was minimal and the culprits were caught. I like the idea that some city official will not raise their brow if i drive my four wheeler down the road. They have a fifteen mile per hour speed limit. and you know what? More kids are killed by automobiles in the city's quiet suburbs and not by some redneck wearing a hunters jacket with a fishing tackle box on the back of it. Bottom line is The sheriff has free access to come in and do his job so that is no different that any other rural township or area. I was told you can go to the courthouse in Warsaw and pickup properties and just pay the low taxes against it and not even have to pay any maintenance dues because you are buying it from the county.Taxes on a typical lot is about $15 a year. If you own a camper lot and have a camper then you can save money by paying your bill by the year instead of the month. One thing i noticed. Not one service station between the z turnoff and Clinton. So you just go east to the next township to get gas or what ever.Lots of boat and tackle places. tightwad has music jams as well as Cross Timbers has a music jam twice a month in their community center and have done it for 30 years. Warsaw is a neat laid back little town with two fabulous restaurants the main strip. One is an Amish owned restaurant that has great salads and sandwiches. Then there is the Rusty Skillet which has great food as well. I you prefer to spend money to park your RV there is places up and down 7 hi-way. any where from $600 a year and up. several state owned campgrounds. Lots and Lots of water. The web site for Bent Tree Harbor has a list of properties for sale by owners but it is not all current. So go to the office and ask for a printed list which has all their numbers and contact info. Who knows you might just find your little vacation spot for a song and a dance
