Mortgage Scam

I was wondering what is happening with the Property Line Investment Motgage Scam. Michael Llamas was arrested at one point, then released on bail. I realize these investigations take time. But, as one of his victims, What is going to happen now? I want my house back. I was told that my name would not be taken of the deed. He slipped it in when he sad I signed the wrong paperwork. The second set of paperwork had the quit claim deed. He should spend the rest of his life in jail for what he has done to so many people. But, even if he does, what happens to all the people that he has scammed??? I want my home back. I never intended to sell my home. I was told it would be a re-financing, or a modified reverse mortgage. I never , ever, wanted to sell my house. By the way, the person that bought it, Has been bouncing the payments, not paying the motgage and not paying the taxes either.

I've also had some not so great dealings with Michael Llams. He's now operating under the company name LW Premier Holdings and he's a very shady character. I've contacted the DA's office here in Tracy to see what options I have in regards to an investor/member contract my husband signed in March of 2007. The contract was for 12 months and they will not honor the agreement and purchase the properties that are in my husbands name. I have found out that one of the cases against Michael Llamas will be going to a jury trial in Jan 09...I plan to be there to watch the proceedings and I hope he gets what he deserves for scamming everyone!

If you could pass on any details about that jury trial you mentioned, I would greatly appreciate it. Also, do you have a recommendation of who we should talk to about filing additional charges? I was a real estate agent that had some dealings with him, and he cheated a few of my clients. Had I known what introducing them to him would get them into, I never would have done so. Never mind the fact that he never paid the commissions he promised, he screwed some very good people out of their savings and damaged their credit by not honoring his promises that he made to them.

Yes, can you please send more information regarding the trial? I would like to see if the rumors are true.

Wow, I wish I would have done more research on Mike LLamas and his company before I "invested" with them.They sure are some smooth talkers. I too had a 1 year contract with them, well now my credit is ruined and I never recieved the payments they had promised. They are going to pay be back though. HAHAHA. I should have listened to my wife when she said if it sounds to good to be true it propably is. So he is going to trial? Could you tell me where it will be held, I too would like to watch the proceedings.

Whoa, I have made contact with a Michael Llamas whose partner's name is Peter, and their company, North American Acquisitions. Are they the same? What does Michael Llamas's picture look like?

Wow, I have had the same issues you all have had.
They tricked us out of your property by having us sign up for the "Fresh Start" program and then taking us off of the deed. I would also like to know where and when the trial is going to be held.
Have any of you had any dealings with his dad, Steve Llamas?
By the way he is about 5'5" and has black hair and brown eyes.

There is a jury trial scheduled for 1:30 on Jan 26 at the Stockton Court house, dept. 42...I plan to be there.....he has ruined our credit, they have not made the payments on the properties under contract with them since Oct. 20, 2009...After reading all the comments above, it's all the same group of people operating under different company names...BEWARE...BEWARE!

This is so sad it breaks my heart to read all of your comments, It seems if the llamas family had hurt so many people. The past years they seem to be living large and very lavish all on the backs of hard working middle americans like your self.I hope all of you are able to get back on track. Stick together and fight, this needs to STOP. I was lucky my gut told me this seems to good to be true so i did not get involved, Its even more sad that the fresh Start was just that to help people and it seems by all these post it was a big scam So Sad.

I have known the Llamas' for more than 20 years. They have indeed lost their way. The concept of "fresh start" started out good I think, but the lending industry made it way too easy for make boat loads of cash fast and soon the smell of green and greed took over. I checked public records and it looks like Mikes parents lost their home to foreclosure. Why hasn't anyone gone after the broker???? I checked, he is still doing business. If the D.R.E. would to shut down Golden State Financing or what ever name the broker is using now Mike and Pete would be out of business, which bring up another point, thing got shady when Pete W. came in the picture but I guess he covered his ass

Oh the lies of the whole Llamas family. DO NOT DO ANY KIND OF ANY BUSINESS WITH THEM! They have multiple companies, Property Line Investments, Golden State, North American, etc. It saddens me to know there are many more people that have been ripped off by them besides myself and others I know. For me, it's been a multiple year battle to get my name off of the so called "Fresh Start" houses. I, like others, thought I was helping people when it turns out Property Line helped themselves. They let all those houses go into foreclosure and my credit is crap. Which released thousands and thousands of dollars a month in payments that they are no longer making back into their pockets. WE got raped over and over. The people who signed their houses over are in a better position than I am. They may have lost their house but I'm carrying the foreclosure on my credit. I can't even get a credit card! I have nothing in case of an emergency!
Mike is the center and everyone else just follows. I've caught them all in so many ridiculous lies it's amazing they get any kind of sleep at night.
Are you mad yet? Get mad and let's do something about it! CALL EVERY MEDIA CHANNEL that does the investigative reporting. They love this kind of stuff. People will come out of everywhere to tell their stories. The law will follow. They'd have to. The media has the resources to keep going and going. They would all have to answer to all those they screwed over, publicly. They would have to fight the public court first then the court of law next. Which do you think would hurt them professionally first? The public court. Why? Because by nature people judge 1st and listen 2nd. They would be convicted before they ever go to an actual courtroom.
The only reason they stayed in Tracy after Mike's initial arrest a while back was to prove they weren't fraudulent. Obviously not the truth. Funny how the "Fresh Start" program dissolved after that.
Let's prove that you don't need money to make a statement and save someone else from the shady dealings they continue to do. CALL YOUR LOCAL MEDIA!

Did the court date ever happen?

I knew Michael Llamas in high school and he always seemed sketchy & phony to me. It's sad to see how his "sellfish" ways have contributed to the loss of many. He needs to pay for the damage he's done and even a public appoligy wouldn't be too much to ask..!?!! Honsetly... Im really not suprised to hear this news about Michael because like I said, ever since I knew him he's been SHADY.

I also have had contact with Michael under the company name North American Aquisition, he is promoting selling condos in Vegas Nevada with a lease attached to it for 3 to 5 years, has anyone else had the same problem?

Does anyone know what's going to happen next?

I've gone to the Stockton court house many times and have never been able to catch any part of the proceedings, everything is all behind closed doors. It's been frustrating! But, I just heard through the grapevine in Tracy that Llamas and Woodard are moving in the next few weeks to Santa Barbara. I guess they are on the run out of Tracy, many defaults listed on the SAN JOAQUIN COUNTY RECORDERS WEB SITE. Everyone here knows how they operate, so warn anyone you know to beware of Llamas & Woodard, they are out to make themselves rich at other peoples expense!

Anymore information on the move? I am very interested. Also I knew people that worked at that company so if anyone needs information please post it here and I will try and help.
