I know first hand what it feels like to go through the foreclosure process, which I did back in 2007! The sleepless nights, the constant harrassment from lenders, & the fear and anxiety that accompany it...I have now become a certified short sale specialist, so if you know of anyone who needs some FREE help to make some informed decisions and needs someone qualified to speak to confidentially, please let them know I am here. Selling your home BEFORE the bank takes it back (short sale)can allow you to stay in it PAST the auction date-I know how to get it extended! The process is absolutely FREE, and all costs (commission, past due taxes, closing costs, sewer assessment, etc.) are paid by either the bank or the buyer! I've closed over 18 so far, and am posting on Topix as a way for homeowners in trouble to contact me and still remain anonymous...as a way of respecting confidentiality. Will be happy to provide my contact info for those in need.

Just to clarify...the homeowner who is in trouble does not pay ANYTHING in regard to a short sale! Also: If they are eligible for a HAFA short sale (government program), they could actually receive $3,000 at closing to help them move forward. They need assistance from a qualified Realtor and should never, ever, ever pay ANYTHING for that assistance. Anybody offering services for a fee from a homeowner could actually face criminal charges. Does that help you understand?

I am a lender and I won't pay you, I'd rather take back the house. Board it up and wait out the market. Sorry for the buyer, and the market, but's it's my savings that your stealing.

The government money is just transfering the debt to our children and lengthening the depression that we are in, unless the fed's decide to go belly up and blow off the national debt like they did for GM.

"qualified realtor" and "licensed contractor" give me the willie's. Neither means competent!!!

One more thing, just because it is legal doesn't make it right.
