Rhodes Development

Anyone have any thoughts to the Rhodes Development? Will this development help Golden Valley?

I think its great. It will bring affordable housing to the area, along with a variety of things (galleries, various type of restaurants, entertainment centers, theatres, functions for the elderly) and other things such as commercial office space, quality retail stores, industry, different job opportunities so that the youth have choices versus going elsewhere, etc. I think sustainable communities are nice if we all pitch in to conserve our natural resources. In so many areas, housing is too expensive, so if we can get some entry level homes for families, that will be nice.

With the large Wal-Mart distribution center that is to start this May, and expected to be operating next summer, my family who live in Kingman have said that Rhodes wants to built 650 apartment units to house the workers for the community project. And that homes should be ready before the distribution center is operating. The one issue is with the Arizona Commission on water and approving the Perkins Water Company to service the proposed community. I understand that at this point, not enough water is believed to exist for the 33,300 houses projected to be built, but maybe for 20,000. I heard that additional information is being provided to the Commissioner to prove ample water exists. I know 2 of my uncles and their families are waiting for Kingman and Golden Valley to grow a little more as they want to move there. So do I and my nephews and nieces, but need more of what Dave stated. Job opportunties for the young and middle age people along with things for the elderly to do. My family that lives there, are real happy there.

Side Bar: I'm shown as living in Inglewood, CA, but I live in Brea, CA with family in Kingman, AZ. Anyone know how to change it from Inglewood to Brea?

I know there's a group that doesn't want any growth in Golden Valley or Kingman, although they say they do. They are trying to email the Commissioner to halt all of the proposed developments. But I hope that Golden Valley and Kingman grow noticeably as it would be good to see more stores, businesses and jobs there. I visit Kingman alot on business and would like to move there, but its still needs more growth. Anybody write or email the commissioner supporting the growth?

I think it would be creepy to see McDonalds popping up all over this area,and in Taos,(N M) they limit the size of signs,so, Wal Mart has to stay low key. Zoning makes a big difference where people spend, and live. If I go thru a town that looks like anytown, USA, with the same old stuff, I just wont go there. I don't want to see paved parking lots covered with grease blobs, and a lot of litter all over the place. If towns get too crowded, there goes the town...down hill...crime goes up, taxes go up....the stars arent as visible, any more...

Too crowded is not the problem. Smart growth is what is needed. Researches have found that Urbanized Growth that provides mix usage for the community (higher density with different type of housing, including affordable homes, shops, parks, open space, retail stores, commercial businesses, etc. for residents) lead to a better life style as most fuctions are within walking or bicycle distance. More job opportunities exist with less dependence on a car, therefore, less pollution, smog, wear and tear on roads, less crime as individuals living in this type of community watch out for each other more than under a rurual environment (neighbors too far away). Rurual developing requires too much open space/area, therefore, traveling by car or it cost too much for public transit, infrastructure, etc. One research found that youth are less apt for vandalism when they have easy access to shops, clubs, parks, community centers, events, open places to meet friends, etc. as they are less bored. All such things are nearby.

Anyone have any land for sell in Golden Valley? I want 20 or 40 Acres???

The Rhodes homes are going up, with about 5 models in various stages of completion. I am quite amazed by these homes, Its about time someone has built something different here. I am a REALTOR here in the Kingman area, and really sick of selling the same floorplans over and over. No prices have been quoted on the Rhodes Homes as of yet. I was in Golden Valley over the Memorial Weekend. I saw the Rhodes models and was quite impressed with them. These are large home but I think they will be built on small lots. Models should open in about 2-3 weeks and master plan community to start in the fall. Security told me price range may be between 250K-300K. I talked to Rhodes Homes in Kingman and Cindy told me that security doesn't know the price so we will have to wait and see. I personally own 3 parcels in this developement and have not sold to Rhodes yet. May wait several more years. Rhodes did say that homes should sell before being built. This is good news for us investers.

Can anyone tell me why there no pictures on the net of all this building going on in Golden Valley?

My husband is being transferred to Kingman, and we just signed up for one of the Rhodes Homes. This will be out 3rd Rhodes home - the other 2 are in Las Vegas. The homes are high quality, and built with a great deal of thought and many extras for the cost. I can't wait to see how beautiful Jim Rhodes will make his developement in Golden Valley - everything he touches has class.

How much is the 1st phase? I was out there on Memorial weekend and the models weren't open yet. How big are the lots? Rhodes Homes are supposed to mail brochures shortly.

I live in Golden Valley. I can see the development from my house. My closest neighbor is my mother-in-law. I like it that way. I moved from California where traffic jams involve hundreds of thousands of cars. Out here three cars is a traffic jam. I'm for the development but also for limiting it. I think that there should be some 'sharing of the wealth' with the locals. Maybe pave some roads like Shinarump? Maybe allow tap in to the water lines that he's running? How about the power lines? The last I heard nothing like this would be possible. I don't know. I'm keeping an eye out, after all it is affecting my property value in a positive way.

I'm a Realtor here. From the investment standpoint in the new Rhodes development, from what I've been told, the buyer's will have to occupy their property for up to, not determined yet,1-2 years? No leasing or renting during this time period. I can help answer anyones questions.
