here is the sum total of what you are: must be tough being such a loser as yourself. what will you do now when your leader of shame and lies is covering you like a pack of shyt flies. we will all be laughing on monday when they announce that obama never even read the Constitution once in his whole life. Pretty strange for a Constitutional lawyer such as himself. I guess his lies and yours finally caught up with both of your morons. There is a room waiting for you and paufaggy in Halawa. It is called the obama-pyscho-ward.

Poll: Former Supreme Court clerks think the mandate is done for
Posted by Sarah Kliff at 10:00 AM ET, 06/20/2012

A new poll of 56 former Supreme Court clerks finds that 57 percent think the individual mandate will be overturned. That’s a 22-point jump from the last time the same group of clerks was surveyed, right before oral arguments. Back then, 35 percent thought the court would toss out the required purchase of health insurance.

Most of the clerks found the Supreme Court’s questioning to be more skeptical than they had expected. As one clerk put it to Purple Strategies’ Doug Usher, who conducted the research,“I feel like a dope, because I was one of those who predicted that the Court would uphold the statute by a lopsided majority…it now appears pretty likely that this prediction was way off.”

That seems to capture the mood of the rest of the country, too. Over on InTrade, the estimated likelihood of the Supreme Court overturning the mandate has marched upward ever since oral arguments, hitting 79.9 percent Wednesday morning.

Ezra has more about how, exactly, the Supreme Court overturning the health reform law’s individual mandate went from an outside shot to the conventional wisdom. We have more on why the individual mandate matters here, and also a rundown of the alternatives to the mandate, to increase insurance enrollment, should the provision fall.

Yes. Getting a communist out of office is the right thing to do. There. Done and over. You wasted 4 years of your life defending the worst president in history. Feels good, doesn't it.

You ain't seen nothing yet. A major announcement is coming soon. It will be the biggest thing in your life...

I took a look at the gift thing last night and there it is (see my post a few above).
But no wonder, he was a beggar most of his life, living on what he could scrounge, hence the big party/high class life they feel is owed to them now.
Comments after the article are great, suggestions for gifts to be sent to white house.

Guru, I am looking at listings here, can you tell me what the following means? It's for a multi family listing + 2 commercial units.

6% CAP rate on NOI based on listing price.

Thanks.

no problem....

NOI is NET Operating Income...cap rate is Value based on your investment. Not much income for the price, so you would be buying it for the appreciation in the future. IF the area has an upside for sure, MIGHT be good.

CAP RATE is derived by dividing the NOI by the market value (or the purchase price).

1. SCHEDULED GROSS INCOME

minus

2. the VACANCY factor

equals the

3. EFFECTIVE GROSS INCOME

less the operating costs (taxes, insurance, management, utilities, repairs and maintenance, attorney's fees, etc.)

equals the

4. NOI

less the mortgage (debt service) equals the ANI ( or Annual Net Income)

ALSO....

5. NOI divided by the purchase price equals the CAP RATE.

6. CASH FLOW divided by the Down Payment = the cash on cash return

7. subtract the depreciation and you have the PROFIT on paper.

or the simple formula is this...

SGI
-VAC =
EGI
-EXP =
ANI (NOI)-
debt service =
cash flow -
depreciation =
loss on paper

**********

or,

Scheduled Gross Income (what you will collect if 100%)
-VACANCY factor (as a percent)
____

= the Estimated Gross Income (EGI)
-EXPENSES
_____

= Annual Net Income (ANI, or NOI)
- debt service
_____
= cash flow
- depreciation
_____

= loss on paper.

NOI is the amount you will receive BEFORE you pay the mortgage.
Effecting Gross Income (EGI)- the operating expenses is the NOI.

...hope this helps.

lolo...also note this is v ery subjective on small rental units. This is for larger apt buildings usually. On a duplex it is not worth the effort to get too involved this way. Just make sure the rents equal your expenses and it will rent easily. Duplex's are often the worst investments. NO CASH FLOW, NO EFFICIENCY of usage for the price. 10, 20 apts are better. 40-70 is better. etc.

The 10-31 thing is being thrown at me again. Just looking I liked this one, HOWEVER, last time I looked at a bldg. like this I discovered that if there is only ONE COMMERCIAL USAGE, the entire place is taxed at a commercial rate.

http://hicentral.com/properties-for-sale.html
MLS 1206580

A guy sent me a lot of beach property listings in OC and on some I noticed under Annual Oper Exp was listed a NEW TAX. It is on the form but in most cases said $0. But then a similar listing would have it (845,000 = tax of 9971) and (5,500,000 = 60,500).

Lots of listings but my little rentals here would bring in more $$$ if I was a strict owner. For instance two that I bought for less than 1/5 the price of the $5m bring in almost as much.
Would be cash sale.

Great minds.......... lol

Found this one in Waipahu, the street begins 1 block from where rail is scheduled to be built and circles around but never far enough not to walk.

This is probably a lousy area but my intent is if I purchase something find a management co who already manages it and be completely uninvolved. This place looks nice and like it is kept up nice.

http://hicentral.com/properties-for-sale.html
(MLS 1206335)

But I like the one in Pololo because it is concrete and should be almost indestructible.
But have only looked a short time, I want to be aware of what is around in case the 10-31 happens.

yeah, not sure about that tax thing...sounds like the 1% tax rate for increase?...not sure. Might be a local thing too.

Go for cash flow in this economy. Speculate later. Too many weird things these days to go back to the early 2,000's. Even with inflation sure to come back some day...it won't be very soon until obama and the economy, wages increase. These fools are ruining whole countries now, so I am not going to go into any mortgage deals, only cash like you said. Cash flow is king. Things won't improve until the bigs get all they want first. They are doing that now for the last several years, with more to follow. All kept in the dark by the lame stream media who want us to focus on obama/Mitt news while they acquire and reposition.

Just whatever you do it is for the right reason and for a sure thing. Don't speculate right now.

...I would seriously do this: go to your planning dept and ask the guy there about that specific area you mentioned. Don't be too concerned about what is there now, but ask the guy what is planned and when. Go back there at least once more and ask another one when the other guy is not there...and see if they are in the ballpark. On a deal like this one I would not miss this step.

also...is Pololo valley across from Kaimuki, right?, across the freeway and next to St Louis Hghts? I went there once, then saw it on "Dog" ...

Thanks for the advice on the re terms. I have stacks of listings from OC but like the few I have seen here better.

I have a few friends in the square building in town who I would run any purchase by and get their advice. Or get advice on who to check with.

Looks like you know where Pololo valley is. Notice the LOLO in the name? ha ha ha It seems that is would be safe from tsunami and hurricanes, even flood. Maybe termite and fires also.

Here's what Wiki says:

Pālolo is a valley, stream, and residential neighborhood of Honolulu, Hawaii, United States.[1] It lies approximately four miles east and inland from downtown Honolulu, and less than a mile from Diamond Head. Like many of Hawaii's neighborhoods, Pālolo consists of an entire valley. The mauka (mountain-side) of the valley is agricultural in nature. The makai (ocean-side) of the valley ends approximately at Waialae Avenue and is densely settled, mostly with single-family homes.

Pālolo includes the Kaau Crater, an extinct volcano in the mountains at the back of the valley.

Pālolo Stream runs through the valley before joining Manoa stream to form the Manoa-Palolo drainage canal, which flows into the Ala Wai Canal.[2] In the Hawaiian language, pālolo means "clay".[1]

Palolo Valley is bordered on the mauka end by the Koʻolau Range, to the Koko Head (approximately East) side by Wilhelmina Rise, on the makai end by the neighborhood of Kaimuki, and on the Ewa (approximately west) side by Waahila Ridge.

...sorta know it...went there on a trip looking for a home....looked in Kaimuki, Kapahulu, Kahala, Manoa, east side Kailua, Kaneohe, North Shore, Kaaawa,...Kapolei, Hawaii Kai, etc. Looked and looked...my one concern was that it only had the one way in and out. But it looked nice.

Lotsa stuff to look at, settled on the east side though.
