Judged: 1 1 1 no problem.... NOI is NET Operating Income...cap rate is Value based on your investment. Not much income for the price, so you would be buying it for the appreciation in the future. IF the area has an upside for sure, MIGHT be good. CAP RATE is derived by dividing the NOI by the market value (or the purchase price). 1. SCHEDULED GROSS INCOME minus 2. the VACANCY factor equals the 3. EFFECTIVE GROSS INCOME less the operating costs (taxes, insurance, management, utilities, repairs and maintenance, attorney's fees, etc.) equals the 4. NOI less the mortgage (debt service) equals the ANI ( or Annual Net Income) ALSO.... 5. NOI divided by the purchase price equals the CAP RATE. 6. CASH FLOW divided by the Down Payment = the cash on cash return 7. subtract the depreciation and you have the PROFIT on paper. or the simple formula is this... SGI -VAC = EGI -EXP = ANI (NOI)- debt service = cash flow - depreciation = loss on paper ********** or, Scheduled Gross Income (what you will collect if 100%) -VACANCY factor (as a percent) ____ = the Estimated Gross Income (EGI) -EXPENSES _____ = Annual Net Income (ANI, or NOI) - debt service _____ = cash flow - depreciation _____ = loss on paper. NOI is the amount you will receive BEFORE you pay the mortgage. Effecting Gross Income (EGI)- the operating expenses is the NOI. ...hope this helps. |

The 10-31 thing is being thrown at me again. Just looking I liked this one, HOWEVER, last time I looked at a bldg. like this I discovered that if there is only ONE COMMERCIAL USAGE, the entire place is taxed at a commercial rate. http://hicentral.com/properties-for-sale.html MLS 1206580 A guy sent me a lot of beach property listings in OC and on some I noticed under Annual Oper Exp was listed a NEW TAX. It is on the form but in most cases said $0. But then a similar listing would have it (845,000 = tax of 9971) and (5,500,000 = 60,500). Lots of listings but my little rentals here would bring in more $$$ if I was a strict owner. For instance two that I bought for less than 1/5 the price of the $5m bring in almost as much. Would be cash sale. |

Great minds.......... lol Found this one in Waipahu, the street begins 1 block from where rail is scheduled to be built and circles around but never far enough not to walk. This is probably a lousy area but my intent is if I purchase something find a management co who already manages it and be completely uninvolved. But have only looked a short time, I want to be aware of what is around in case the 10-31 happens. |

Judged: 2 2 2 yeah, not sure about that tax thing...sounds like the 1% tax rate for increase?...not sure. Might be a local thing too. Go for cash flow in this economy. Speculate later. Too many weird things these days to go back to the early 2,000's. Even with inflation sure to come back some day...it won't be very soon until obama and the economy, wages increase. These fools are ruining whole countries now, so I am not going to go into any mortgage deals, only cash like you said. Cash flow is king. Things won't improve until the bigs get all they want first. They are doing that now for the last several years, with more to follow. All kept in the dark by the lame stream media who want us to focus on obama/Mitt news while they acquire and reposition. Just whatever you do it is for the right reason and for a sure thing. Don't speculate right now. |

Don't be too concerned about what is there now, but ask the guy what is planned and when. Go back there at least once more and ask another one when the other guy is not there...and see if they are in the ballpark. On a deal like this one I would not miss this step. also...is Pololo valley across from Kaimuki, right?, across the freeway and next to St Louis Hghts? I went there once, then saw it on "Dog" ... |

I have a few friends in the square building in town who I would run any purchase by and get their advice. Or get advice on who to check with. Looks like you know where Pololo valley is. Judged: 2 2 2 ...sorta know it...went there on a trip looking for a home....looked in Kaimuki, Kapahulu, Kahala, Manoa, east side Kailua, Kaneohe, North Shore, Kaaawa,...Kapolei, Hawaii Kai, etc. Looked and looked...my one concern was that it only had the one way in and out. But it looked nice. Lotsa stuff to look at, settled on the east side though. |
