I am currently living in northeast AL. and am wanting to move to the Foley/Gulf Shores area. I am in the process of starting my own home based business after being "retired" for a few years. Due to this employment gap I can not qualify for a mortgage even tho I have a 738 FICO score,$8,000 cash and excellent credit history. I need to do a lease/purchase while I re-establish some work history to satisfy lender qualifications. Any suggestions? Thanks in advance, Puzzlesbysue@aol.com

I recently moved to Foley. There are no shortages of homes for lease with the option to buy. Many are willing to put a large portion of the rent towards the price of the house if you do buy. Just be careful of some of the brand new subdivisions.

Never sign a lease/purchase agreement. It always works in favor of the owner. Either wait until you can purchase or have the owner of a rental home give you 'a right of 1st refusal' option.

I to am looking for a lease purchase. I would like to lease a Condo 2/2 for 8 months and the have the option to purchase same.

EmmaBarks, you are barking up the wrong tree. These owners of condos are looking for suckers who are stupid enough to enter into a lease for purchase agreement. They will tie you up and spin you around so fast that you won't know what hit you until it comes time for you to put up or shut up--which in most cases people with lease to purchase agreements are not prepared to do at the end of the agreement. My advice is stay put until you have the means to put a down payment on a condo and finance it through a legitimate mortgage with a reputable lender. We are not about to run out of condos down here in the forseeable future. |

If this appears 2 times sorry. A few years ago Bon Secour was a "no mans land" with cheap cheap old houses. Now it's real expensive.????
