Yeah, but he has 200 shithole apartments. No money down, moneypits if you fix them up to code. Or are ya just planning on doing the revolving door eviction thing? Whatever you're planning, CLEAN UP THOSE YARDS. I doubt you will, though. Do any of your renters work? Yeah, that's for me, being a slumlord to a bunch of assistance recipients. Well, at least they have plenty of time to keep up with their housework.

A few years ago, i was at Coyote Joe's in Dubois with some friends (i live in dubois, my friends were from Dubois). One of my friends went to the restroom and said he saw a dude making out with another dude with his hand down the front of his jeans in the stall. He pointed out the two dudes he saw a bit later..one of them was Dustin Quigley. I wasn't sure it was him at first so i waited til i noticed him walking out with his "friend" and walked over by the exit to be sure he passed me. I recognized him right away and said hi....he said hi back and left with his "friend".

It takes years to turn a decrepit building into a success story....and here you are hating on someone that is putting more time, money, effort, blood, sweat and tears into shitholes that no one else has cared for or risked money to do in the last twenty years. I'd be willing to bet it's more than you could ever get your ignorant and lazy ass to do, because if you had, you wouldn't be insulting the guy on every thread. Jealousy is so transparent.

Many people ride for the enjoyment of it or outta cause for saving money on gas. And as far as people being over weight look around you and look down cause I bet your belly is touching the keyboard as you type also! I totally agree with you. When I rehab, I do it right. I hire someone knowledgable to do it. And I don't do it in a community where there is no appriciation ( in property value ) But if you rehab "on the fly", you end up with really bad properties and tenents to match. If you're only interested in the rent, not the tenents, then being a slumlord is a good match. Would you ive in any of his units? Probably not, but they are mostly rented. And they are rented before they are up to code. You certainly are no expert in clean affordable housing, which everyone has a right to. But, I guess it's better than living in a refridgerator box. At least for some of his tenents.......is that transparent enough for you? The reason no one else has bought those buildings is because they are smart enough to know that they are huge money pits. The reason they rehab on the fly instead of gutting and doing it properly is because they would not see a return on their investment ever. Slumlords buy knock downs and rent them out pretty much as is, or slap a coat of "landlord white" paint on the walls inside. To paint the outside of a building or aluminum side it costs thousands of dollars, which is why slumlords don't do it.
Anyway, if the tenents don't mind living in sub-standard housing, go for it.
