What are your reasons for "stay off McCracken?" We've heard bad things about the busy side close to the hospital, but not anything about the other side of Turney. Please elaborate imelda. Thanks =)

There are literally HUNDREDS of homes for sale around here, look at realtor.com search Garfield below 70.000. Hundreds will pop up.
There are two on THRAVES (real nice street, ST. Monica's right up the road) for under $55K.
Go in there, try all the plumbing, furnace, etc. These would have to be former forclosures, one of them is still occupied.
Both are REAL REAL nice. Quiet street, very well kept.
I know because I did it, I looked at 25 houses, then moved to the next street over. I stole my house, and you can do the same, be patient.

PS Try searching by street on google, and use trulia, most for sale homes show as FOR SALE.
There are construction companies that do a home inspection before you buy. It's worth the money. My father is a retired construction worker, and he pointed out all kinds of things I had no idea of before I purchased my houses. If I were to purchase a home today and my father couldn't look at the house and structure of the house, I would hire somebody.

The west side of McCracken is 25 mph with stop signs at every intersection while the east side is 35 mph with no stop signs. The east side is more of a main street while the west side is more like a side street.

Also, at the bottom of McCracken, there is an asphalt company that smells up the neighborhood come summer time. Residents have been fighting them for years, so I don't know if they're still at that location, but I did notice better quality air last summer. If not, the farther you are away from Broadway, the better air quality you might have.

Thanks xxxrayted, you have been very helpful. We have decided to continue looking and if we find the perfect or almost perfect house in Garfield, then it's a possibility. I appreciate all the feedback and hope the best for everyone!
