The word is "lint" not "lent." I clean my lint catcher inside the dryer for every load. There is still lint that gets around the edges of the lint catcher and that goes out the vent to the outdoors. My outside vent does have a screen on it, which I also have to clean regularly. However, I live in a single family house where the outside vent is easy to reach.

The problem with those apartments is that the tenants wouldn't normally have the ability or the responsibility to clean the outside screen. In fact, I just checked the national residential building codes and outside vents SHOULD NOT HAVE screens. The problem with venting the dryer UP is that any lint that escapes the lint catcher in the dryer (and some will) either will get caught in the inaccessible outside screen or will fall back down into the dryer vent pipe, perhaps creating a fire hazard.

I suggest that those residents with a dryer problem contact the building or fire inspector to determine whether there is a issue that doesn't meet code.

My husband and I are moving because I just got a job in Bethesda, MD. If you are still looking, I'd love to give you more information!

We are in a 3 bedroom, 2 1/2 bath. The deposit is already paid. Our lease is through February 17, 2013 Our rent is $750/month because we have a dog.

We have not had any of the problems I have read about here, although I know others who have had problems. I think that's in part because our duplex was not one of the first few built.

The property manager, Kay, is not the nicest person and does not have a friendly personality, but we were always pleased with Doug. I will say that they adhere strictly to the lease. For example, garbage cans are only allowed in site on Tuesday night and Wednesday (pick-up day), and no parking in the street (I've seen tickets on cars parked there and have heard they're threatening to fine). We've never talked to our duplex neighbors (we keep to ourselves), but they're never parked in our way and we've only heard them a couple of times and I think they have a few children.

If you're interested, please reply! We will be vacating at the end of June, but we could possibly work something else out.

I live here the apts or nice but I have to agree the mangement is terrible. We will also be moving as soon as our lease is up. They are very nice till you move in and then you are nothing. Kay is not a very nice person and talks to you like you are trash. Doug tells you one thing and then he lies and says he didnt say it. But everyone has there own opinion. Wish everyone luck if you decide to move here.

We were so excited about moving in here. I have to say we have been so disappointed. We will be moving as soon as our lease is up. Mangement is not very nice and the rules change everytime you turn around. It takes forever to get anything fixed. Just sad about the whole situation.

My husband I were thinking about moving here but after reading these reviews I'm a bit weary. My sister and her family live there, thats how Ibheatd about it. I was so excited until I spoke with Kay and was told that in order to apply I must pay an 875$ deposit up front! That sounds very fishy to me, I have never heard of a company requiring deposit $$ before an application has been processed. My mom has been in propert mngment for over 20 yrs and even she was baffled by this.

It should sound fishy! I know they have an expense in checking out your application (credit report, background report, phone calls). Some landlords charge $25-$35 for this process to everyone who applies. If you're not approved, you lose that money. OK, so that's $25 gone. But you probably know already whether or not your credit/background is likely to pass their check. So you wouldn't even put in $25 if you knew you wouldn't be approved.

However, asking for the entire deposit up front doesn't make sense to me. From what I have read here, they don't always have apartments ready when you want to move in. I would guess that their application process does not make an absolute commitment as to when apartment will be ready. If there is no commitment (in writing) as to when apartment will be ready, I sure as the devil wouldn't give them my $875. Theoretically, they could have your deposit for weeks or months and never have an apartment ready for you. What are you supposed to do in the meantime? You would probably have to sue them to get the money back. Even if they "promise" you a date, make sure you have something in writing as to what they will do for you if your apartment is NOT ready on time. And don't let them give you that "stuff beyond our control" story. Short of a tornado taking out the entire complex, most stuff is not "beyond their control."

Sounds to me like Blackberry is setting themselves up to be hated by potential and current tenants. Not a good way to run a business.

I wonder if they are reading this forum.

I am debating whether we should do it. 875$ plus 25$ for app fee is alot of money to just hand someone. Our credit isnt great but I'm almost positive we will be approved. However on the off chance we arent then I was told they charge an admin plus 100 taken out of your deposit. This whole thing just sounds VERY fishy. I am trying to find out what the laws are in Ky regarding this. This would be like applying for a car loan and the lender saying they wont look at your app without a 1000$ deposit first. It makes no sense!

It's your decision, obviously. One question to ask yourself is how are you going to feel about them if you aren't approved? And how are you going to feel about them if you ARE approved and move in?

Is the place that great that people are willing to put up with that kind of application policy?

I don't charge any application fee -- not even $25 unless I have to send out of area for a background check. Why tick your tenants off right in the beginning?

I guess the whole deal would just give me a sour taste in my mouth for the whole outfit, but maybe I'm just that kind of person.

Curious to hear how it all works out.

Honestly the only reason is because of the amount of space and the price. It was everything we wanted and below budget so it is really hard to pass up. Plus my sister lives there, granted she hasnt been there long and doesnt have any complaints so far. However I did ask her about the deposit policy and she told me that her family didnt have to pay all that up front so it must be a fairly new policy. The funny part is when I questioned the manager about it her exact words were this has been a company policy for 14 yrs. Flat out lied to my face, which makes me wonder why are they so eager to get deposits on these homes?? With these homes still being under construction, it could be that they are running out of money to actually pay for the homes to be finished.

I wouldnt be upset with them if we werent approved, of course the few negative marks on my credit are my own fault. I would be upset if they tried to keep the deposit. Well I think it just may be time to explore other options. lol you dont have anything available do you? You sound like a very respectable landlord whose honest with his tenants. That is so rare!!

My husband and I just moved out because I got a job elsewhere. Ewing Properties did take our deposit long before the construction began. We were told it is because they wanted to ensure occupancy. Our house was not ready on time and when we contacted Doug concerned about it, he was more than helpful! It was time for us to move out of our old place so they paid for us to stay at the Holiday Inn Express. They didn't reimburse us, they simply paid the bill. I had to board my dog during that time and when I mentioned that to Doug, he offered and paid the bill He always kept his word to us and was more than happy to handle any concerns we had!!! We were able to get out of our lease early though we had to find our own tenants, it wasn't hard at all. Our house was GREAT!!! We loved it!!! Our electric bill was never over $96 for the 3 bedroom (there were only two of us). We never had trouble with any construction and the duplexes are very spacious with huge closets! We thought it was a great place to live. We weren't impressed by Kay, but she would be our only complaint!!!

Thats ok;) I was kidding but I do hope to find a landlord with your attitude and integrity. Unfortunately in todays world that is not the norm anymore. My husband and I have three beautiful kids, finding the right place for them is whats important to me. I just want to provide them with the best I possibly can. Thank you for your help, I appreciate it very much!

I hope you don't mind me asking but when did you guys move in? My sister and her family moved in back in April so not quite six mths ago; She did tell me that they did not have to pay a deposit just to put in an application. It's just a very odd policy, even my mom who has worked in property management for over 20 yrs has never heard of any company doing this. Deposits are usually not taken until after an application has been processed. However, my sister does love it there and has said nothing but positive things which is why I still consider moving there.

Nikki,
We put our deposit down somewhere around December and moved in February 17. I don't know why it's different for some people besides maybe once they have the deposit for one side of the duplex, they start building. That is only speculation though and not fair necessarily. All I can tell you is that I've rented a lot worse places for more money. We loved it there! And there are lots of children around so your girls should have plenty of friends to choose from!

Good luck!

Don't be surprised if a member of the family is unpredictable or does things on the spur of the moment today. There's nothing to worry about because they won't do anything too alarming or disruptive. In fact, their actions will be like a breath of fresh air and they may even help you to escape from a current rut. So don't hesitate to be that little bit different yourself, either.
