Is the Coosawattee River Resort a dump?

I have seen lots in there for $900 and some for $10000. Is the CRR a dump? I saw tons of posts about politics of living there. Should I just stay away? Why are the lots so cheap? Thanks.

It's a beautiful place, but you have to deal with lousy management and private utility and water concerns. There are places on the river in there that will take your breath away, those are the expensive lots.

So what kind of lots are the $900 lots? Are they just to get you in there so you can pay $500 a year in fees?

Because of the economy those lots for 900 or so are probably of those people who never built and can't afford at this time to pay for their lot. So, you can get a nice piece of land for cheap. Regarding politics, take a look @ congress!

Can you camp as in tent camp on the lots or you have to have a structure?

You can get lots for even less than $900. I know someone who sold one for $10 just to get out from under the fees.

The very cheap lots are either in the crime ridden campgrounds or are lots that you can not build on. USE CAUTION!

The current fees are a lot more than $500. CRRA is currently in disastrous financial shape. With the new association President and managements classically liberal agenda of tax & spend, the fees will be going higher, much higher.

What do we get for our fees? That's a good question. In recent years we have been actually paying more and getting less maintenance of the roads, less amenities and less public safety. Pay more and get less, kinda makes you wonder where the money has been going.

CRR is not a dump but it is corrupt and not likely to change.

Johann, all the lots that are $900,$930 to be exact are all buildable lots and are great deals. They are foreclosures owned by C&S Bank and were just recently reduced to that to get the rest of the lots they ended up with off the books before they have to pay the fees and real estate taxes again. All of them except three sold within a couple of days at that price. So if you have an interest in the resort and the politics in the resort don't bother you and you would use the amenities, it's a pretty good deal. The one on Zenith might even have a great seasonal view, at least that's what I have heard, but I have never seen it.

Any potential buyer is advised not believe a blanket statement like that. The writer is obviously a lying real estate agent or a lying board member.

There a hundreds if not thousands of lots in CRRA that are not buildable for a variety of reasons. Do your homework and hire a professional to protect your interest. Or you could just buy lots from CRRA or Flint Timber, take their word and just trust them because they're such nice people.

We just purchased a home in Coosawattee and enjoy being in the resort very much because of the location. However,the problems you have with the people in the office regarding something as simple as a ditch needing to be cleaned out because of drainage problems or getting a permit to pour a slab or driveway is a nighmare! The lady in the roads & mainetance office at Coosawattee comes with a BIG attitude and she is as helpful as a run over snake! She is also untruthful person. Beware! The fees are constantly going up and you are charged for everything! It appears Coosawattee is trying to discourage growth of any kind. I am not sure we would buy in Coosawattee if we had it to do over again. Especially after our experience with the woman in the roads and maintenance office. I would recommend Coosawatte only if you can't find a place elsewhere in Gilmer County.

Excuse me! I live in the campground area and i live on a quiet street where everyone watches out for each other. I think you need to change your assessment of the campground. Not everyone is a druggie or a criminal that live here but respectful people who work and take care of their homes. Remember the thefts in the housing where they were stealing AC units..or was the theives campground people? I am not your red headed stepchild!

If CRR doesn't get to you, the politics in Gilmer County will get to you. Keep in mind, Gilmer is close to one HUNDRED million in debt and on the edge of collapse.

there are a number of free lots in there if you want them; high assessments and lots of crowded too many people of a lower socioeconomic rank

My husband & I are partimers in CRR and we absolutely love the area. There are many lots for sell within the resort and some are buildable and some are not. If you find a lot you want to make an offer on make the offer contingent on verifying that it is a "buildable lot" . Be ware that "buildable" has a very wide meaning. You may be able to build on the lot but it may cost $50K to do it. Also,you want a perk test on the lot paid for by the seller.

Does CRR have financial problems. Yes it does but so does every POA or HOA. With so many foreclosures & non paying residents it is a problem everywhere.

Funny thing is theresidents keep complaining about the fees yet they want more & more.

If you can find a property you like for a really good price buy it but do NOT buy it sight unseen.

Quite right on Coosawattee being a nice place with many lots for sale. There are also several hundred foreclosed homes for sale too. Doing a perk test is also sound advice since many of the lots won't perk.(a trap that has snared many buyers in the past)

Other than that your blaming of the residents indicates that you are obviously a board member and your word should not be taken at face value.

CRRA's finances are currently in disastrous shape so please stop trying to minimize it.

The largest problem by far is the two large property owning companies (Flint Timber and Emerald LLC) not paying their dues. These two deadbeat companies currently owe CRRA over $1 MILLION DOLLARS but so far, CRRA has not collected anything and offers the residents nothing but continued excuses and hollow lip service. It has been the rest of the owners who have to make up the financial shortfall for those crooks so if a dues paying resident wants to complain, GET USED TO IT!!!

The other component of CRRA's financial mess is the VILLAS. It has lost over $1.5 MILLION DOLLARS so far. And yet the owners were promised this project would pay for itself and not cost the residents a dime. You seemed to have omitted that part of the board's incompetence in your financial analysis.

WRONG!!! The residents have consistently complained about the COMBINATION paying more and getting less.

Bottom line on CRRA is; beautiful place, mostly nice people, great values on lots or homes, A POA that is is terrible financial shape and a board of directors who act just as irresponsibly and dishonestly as Congress. This is on top of the arrogance, special favoritism, catering to special interests, the selective enforcement of rules and hostile attitude towards anyone who dares to disagree or confront the board on their previous promises.

Stop blaming the residents for the incompetence and deceptive nature of our corrupt board of directors. We're paying more and getting a lot less, GET IT?

I don't understand. If you don't like what the Board is doing, just replace them. I checked your by-laws (online) and you can vote any board member out at any membership meeting.

Article IV, section 3. "At any regular or special meeting of the Association duly called, any one or more of the members of the Board of Directors may be removed with or without cause by a majority of the Members of the Association from that portion of the Community represented by the director whose removeal has been proposed and a successor may then and there be elected by the Members of the Association from that portion of the Community to fill the vacancy thus created".

I understand that there are some very large landowners (A Timber company?) who have enough votes to sway an election, but I am given to understand by the posts here that they are delinquent paying their assessments. Your by-laws also specify that anyone more than 30 days delinquent is not eligible to vote.

Article II, Section 6.........."No owner shall be eligible to vote, either in person or by proxy, or to be elected to the Board of Directors, if that owner is shown on the books or management accounts of the Association to be more than thirty (30) days delinquent in any payment due the Association"..........

So..........get together with your neighbors, find people that you trust, and that are willing to do the job, then go to a meeting, vote the old board out and vote the new board in. It's so simple. UNLESS what we have here is just a very small minority who like to make waves, while the majority are satisfied with the work done by the Board.
