we are considering a move to GA and would like some unbiased info on Tributary

My wife and I moved to Tributary in January. We love it. The new urbanist layout is a huge difference for us, as is the Earthcraft (sustainable building certification) specs for insulation and low energy cost. Lots of the promise of this community are in the future, as the Village Shops, the Street of Dreams, and other major aspects are still coming.

Thanks. Do you have kids? Are there many? Are you in the Village or the Riverbanks? What are taxes etc.? Is there a common area fee like a condo? What is Douglasville like?

I live in Tributary, moved there in June and am in love with it. It's like being on vacation. Everyone there is very into the community, people wave as they walk down the street, it's a very neat experience. It's also big on the environment. And, as someone said earlier, there's much more still to come. |

I have heard greatthings abouth the neighbor hood but the school sin douglasville are lacking. If you have childern please check the scores. We are having growing pains in the county and they want to keep raising taxes

If more parents would help out in our schools here in Douglasville things would be differant...Also the lady calling our schools bad needs to check her spelling looks like she went to a very poor school or maybe didnt graduate...Like could it be the kettle calling the pot black...

The Tributary will eventually be it's own little community. I've read they will have shopping centers and will be getting a new school out that way soon. I wouldn't hold my breath on the new school part,because this county does have a habit of saying one thing and doing the opposite.
There are some very nice homes in the Tributary. We've stopped by and looked at several of them. They have many price ranges as well. |
I had the oppertunity to go by there this weekend and spent almost all day walking and taling with people. I do have two kids and did go to Douglas county schools. I can tell you that my stress was extremely high and now, not so much. They do have plans foe a new High School, which was my major concern. Also, what would my "teenagers" do with their free time? They even intend on having a "Teen" place. I have no reservations at this point! |

There have been rumors on several blogs that some of the houses in Tributary are going section 8.

okay. ive heard great things about tributary also. do they not have their own little market like a publix in their neighborhood?
cause i have heard they also had like an excercise place and all that. but it sounds like a great place but the areas close to it are surrounded with not so greatplaces.:/ |

I think there was a rumor before it was built that there would be a Whole Foods but I think Whole Foods decided the right demographic for their store wasn't there. There's not a grocery store there that I know of.

yea it would be nice to have a whole foods here in douglasville. because between med school and work i dont have much time. even coming back from school i just wanna get home not stop at the one on roswell road. even though its on my way back home.

That is true. I've seen some of the rentals listed and they say on them section 8 vouchers accecpted, so to whoever said it's false they are wrong. Homes in other nice county neighborhoods take section 8 vouchers as well, Annewakee trails being one of the main ones. These property management companies will come in and buy many homes at once, and turn around to solely rent them out. Several of them do take section 8. I know that PSA buys many homes throughout metro Atlanta, and they buy mostly homelife communities homes, but I don't think they take section 8. Other ones do though. Section 8 will bring the riff raff into nice neighborhoods, and I've heard a lot of stories about problems over in Annewakee trails. Think about it. These people will get $1,200 or so a month in a voucher on your typical 3 br. place. If the rent was $1,400 a month they'd technically only be paying $200 for rent. I think that EVERY single neighborhood with a HOA needs to have a NO section 8 clause in them. I've even seen homes listed for rent that take section 8 over in Chapel Hills. I personally wouldn't like knowing that I am living in some 300K plus home and the house next to me is a section 8 rental. |

Please do not talk about someone elses spelling on here, when you have misspelled words yourself. Now that is the pot calling the kettle black........ The school's within Douglas co. are doing bad. I can vouch for that as well. We moved from Douglas co. to Paulding co. back in Jan. The school's here are 100X better, and a lot less crowded. |

I was hoping that the residents of Tributary would of helped New Manchester but so far it hasnt. Yes section 8 has killed Annewakee Trails and its ashame and it would not surprise me if it did it to Tributary also. Dont believe anything a builder or developer has to say, they are mostly liars I learned that the hard way.

Don't know what school or schools in particular you are referring to, but as far as elementary schools go, not a single one ranked above an 8 on the GreatSchools.net website. Douglas County has 2 - South Douglas and Holly Springs, ranking 9 each - with Winston Elementary ranking a close 8. One middle school and exactly one high school earned 9s. They're the only two schools in Paulding County that ranked 9 on Greatschools.net . So while these schools may be better to you because of more "favorable" demographics, they CERTAINLY don't fare 100x better academically. Not even close. |
