How come they lived there for over a year and you are just now complaining about any messes? She was late for one payment and suddenly you wanted her evicted? Is it because the assistance office paid it and now you might have to report that as an income? She told you the rent was going to be late and you said you would work with her about it.
You forgot to mention that she did have the livingroom walls and trim redone and made it look so much nicer and was working on getting the rest of the walls redone. That she also had the porch fixed up with railings. Also that you didn't pay for any of that, didn't take it out of her rent.
You forgot to mention that you didn't serve her eviction notice until the day after she paid the rent.
If there was such a mess then why didn't you say something before or send her written notice about the messes before? In the eviction notice the reasoning for you to evict was because you were selling the trailer.Not because of how she kept the place, not because her rent was due, but because you were selling.
You forgot to mention that after you send the eviction notice that you kept giving her a hard time and acting like she was refusing to leave in which she was not. She was looking for a place to move to. You expected her to be out that same day, which in the real world does not happen.
