I have unrestricted land 6 acre lots selling for 120k with all utilities and driveway included for only $125000.00 South of Princeton, close to lake lavon, depending on where you build can see the lake.

Bewarey of dealing with David weekly, they under appraise the properties in this area. I have 50 acres an we were going to build with them and stated my land that I paid several 100k for was worthless!!!

For anyone still looking for a beautiful homesite with rolling terrain and trees, you need to visit Creekview Landing. There are still a few lots for sale. There are 7 homes built and 2 under current construction with more planned to start in the next few months now that the economy is recovering. With homes nestled into the trees it is developing into one of the premier communities in McKinney. Take a drive and look at it, i think you will be very pleased with what you discover.

Does anyone know if these neighborhoods allow horses on larger lots? We had our horses at Hoofbeats at Waterstone (it's a wonderful stable down the road from Waterstone, but privately owned/unrelated). We don't currently have horses but are planning to move to a few acres and get 1-2 horses on under 5 acres. I know Creek Landing doesn't. What about Trails of Blue Ridge?

I believe the larger lots on the South side of the sub-division (lots b25-b45 on Lake Breeze)allow horses. If you're interested check with the HOA

To LivingInMelissa:

If you have school aged children that attend Melissa ISD, you may be interested to know the following. There's no official school for Waterstone. The children within Waterstone Estates may choose to send their children to either Melissa or Mckinney ISD. You do have to pay school taxes. But, several children attend Melissa ISD on the south side of the sub-division. Please call the school district for details.

I have just listed three beautiful lots in Waterstone Estates. It's a beautiful community. The kind of place I would love to build, but I have to stay where the bulk of my real estate activity is ... Fairview, Lucas, and Parker. I love to drive out there and leave the busy city behind. Those lots would be astronomically priced if they were south of SH 121. We have a lot out in Waterstone that is probably exactly what you want. We have not listed it, as we are now looking to build closer to the Frisco area so that we will not have to travel so far. We just are not really sure yet. We have a one acre lot in phase 2 on Lakeshore Drive. It has trees on 3 sides (one side actually belongs to a builder.) It is the highest point among 5 lots, so the view would be awesome. If you are really interested, reply to this posting.

We have spent a lot of time working with our realtor trying to buy a lot in Waterstone. We had a very negative experience. Some lots were sold in block to one guy. His lots require you to use his builder. That builder seemed amateurish and untrustworty. Lots foreclosed by the bank are listed for sale but the bank refuses to negotiate or even talk about the lots. Apparently they are holding on to them with the idea that they will get more money if they can initiate a bidding war. When we made a bid we were told they already had a buyer for that property. We saw one lot where we were told there was construction going on but over a couple of weeks we never saw anyone working there. There are over 400 lots in this development but only 40 homes. All lots were sold and only a handful have gone into foreclosure. There is no obvious effort to sell property in this development. The entire situation smelled to high heaven and we have with drawn our offer.

Sorry to hear about your experience. Several lots have sold. Most were sold well below cost. I'm not sure why you are having such a difficult time. Perhaps, you should find a new realtor. As a land owner, several realtors have called about my lot. I am completely baffled by the unprofessional and uneducated questions they have asked. And, every inquiry has been people looking for ridiculous deals. I guess the bottom-feeders are still out there looking for the great deals. I am not willing to sell my lot for a 80% loss. And, I don't think it is in the best interest of the community to have such people buying lots. This is a nice community & I hope it stays that way.
