New Horizon Development on Doe Mountain

Am interested in any information regarding the proposed development on Doe Mountain. Number of homes, other commercial ventures planned, etc.

I've heard 2700 homes. Water to be bought from the city (goodbye trout?). Perhaps a golf course and small lake. Tastefully done. All said, I'm glad he got it and not a timber company or Maymeads looking for more "granite"

Did you not see the Accent article on Charles Ausburn and his development, published in The Tomahawk last week? You should get an issue and read the truth about this guy -- he's going to be the best thing that has happened to Johnson County in a long time.

Here are "press release" basics from the Tomahawk last week. I have lots of questions that were not addressed here:

Ausburn and New Horizons purchased 8600 acres on the Doe Mountain in early 2006 and plans to start construction later this year. The development on Doe Mountain will feature a 20-acre lake at its entrance. All utilities will be underground. The engineering on the first phase should be complete in about four months. The site will have hiking trails for the residents, and a lodge.Ausburn says the Doe Mountain development should eventually bring at least 1,000 jobs to Johnson County.“I also think it will be a bonanza to the county's tax base,” Ausburn said.

The 20 acre lake sounds beautiful at the main entrance. My first question is about water. Where is Doe Mtn Developement planning to get water for drinking and additional utilitarian uses? Mountain water resources are limited to springs, wells and small scale municipal sources, however the same aquifers supply it all. Maybe a Lake Watauga pipeline? Municipal sources like Lowe Spring are over taxed already, and further drawdown might negatively effect the Doe Creek trout stream, for example. Over usage and shrinkage of the aquifer would have county wide repercussions.

Let JC know how domestic sewage will be accommodated. Septic tanks or a development built wastewater treatment plant? Will an Environmental Impact Study be completed with recommendations for which way to go? The engineering phase mentioned will be greatly enhanced with the proposed GIS that the JC Chamber of Commerce is supporting. GIS is an amazing resource tool for the county and new developments. Will the Doe Mtn engineering reports include geologists? hydrologists? and use the GIS system?

Have you given consideration to the steep grades concerning the existing home/land owners below? Gravity can send large rocks down on top of unsuspecting folks. Many of these same homeowners use springs for drinking water and wish to be reassured their drinkig water sources will not be diverted accidentally. Will you be using the best available erosion prevention and retention techniques?

Please excuse the many questions. Understand that this county's citizens have been, bold faced lied to, in the past and we need to have straight answers to serious concerns. Kindly forgive us JC citizens if we are septics and wish to know more than what basic public relations press release contain. We mean no offense, and would like to welcome New Horizons to the community with open minds, if we have the facts and truth to confirm with our own research.

The wonderful log and beam construction required at the New Horizon's W.Va. development is very nice. Will there be other building codes enforced within the New Horizon Doe Mt community? Understand JC presently, has no building codes or inspections (except electric) to safeguard potential new homeowners. Our future citizens deserve protection from possible shoddy construction techniques or below spec materials. Maybe the county commissioners could set up a building code enforcement department, for the whole county? That would be even more potential employment for qualified residents. A win win situation.

Did you know the JC Vocational HS has a wonderful building trades program? I would like to see JC young people get the opportunity for job experience working on these Doe Mountain homes. JC has many artisians, craftsmen and skilled tradespeople that would like to work closer to home. How can outside contracters/builders be made aware of this talented resouce pool?

Will eventually, a homeowners association take over the maintenance of the roads for the community or will the County? Road maintenance is one of our counties greatest expenses.

The county infrastructure wear and tear or just increased usage by so many new residents could be easily offset by impact fees paid for by the new home owners along with their building permit? We wouldn't want to place a surprise future burden on the county budget.

Will this be a open community or a gated community.How do you plan on getting rid of all the sewer waste,is it going to be septic tanks or are you going to send it to the wastewater plant or will you have your own wastewater plant.How is water going to be provided for the homes.Is it going to be private wells or are you planning on buying it from the city/county water system.This is just a few questions I have?

No problem. My concern is the possible effect on the streams coming out of that area that provide water for some residents in NEVA.
