Because an incumbent is apt to get more votes than a newcomer, Sea Cliff's Civic Progress Party is running Peter Hayes for reelection even though he missed 11 of 24 board conferences and public meetings this past year. Anthony Losquadro, a 20-year resident, wishes to fill the 'empty' seat by running for trustee under the Property Owners Party (POP) banner.

Losquadro, owner of an alarm systems and real estate management firm, says he would like to see Sea Cliff accept the state's 2% tax increase cap rather than to go for the mayor's override that could cost property owners more money at budget time.
