If so, you may have Googled the MUDualistic ATV Park or Brady Texas in general. It is easy to be misled by the propaganda you may find.
A little over a year ago, I discovered Brady for myself. I was looking for a place to build an ATV/RV park. There were 2 approaches I had considered.
One was to find at least 500 acres and either finance or owner finance. There were many specific considerations, but the most obvious was cost and demographics. Typical daily pricing in Texas is $10 per ATV and $10 per person for the first day and $5 each for consecutive days. When looking at all overhead from mortgage and taxes to insurance and utilities, it doesn’t take a mathematician to realize this wouldn’t work. Demographically Brady was perfect.
The second option was to find available lease land. In my research I found that there was a relatively new movement in Public/Private land ventures around the country, and Texas is one of the most active states. These ventures are designed to allow the private sector to use otherwise abandoned properties. It also creates an income for the State, County or Municipality and removes the burden for maintenance and security for the public entity.

Back to my choice of Brady Texas: Demographically it is perfect and there was about a section of land that was abandoned and in desperate need of attention. The property also has over 3 miles of beach right on the Brady Lake Reservoir. Of course there were many more considerations but Brady was the perfect location.
There are other resources available to the entrepreneur, developer or operator. 2 of these are EDC (Economic Development Corporation) grants and loans. Another is called a 380 Agreement. These are instruments that are specifically designed for creating jobs or income to local businesses.
I started by approaching the City Council with a proposal and a request to contract to lease the park property. After a number of City and Council meetings more presentations, working out details in Lease Agreement, Hold Harmless Agreement, Building Proposals, Park Rules and Release Forms, Rental Agreement, Projected Development Plan, EDC Agreement, 380 Agreement, etc. we signed the contracts and started on a long venture of getting the park ready.
This all may be a lot to read for the average curiosity seeker, but I actually have a point to make. This is a great town to visit and a fantastic town to start a new business in. There are many people here looking for jobs. The businesses here are very friendly, and Brady is an “island” situated right in the geographical Heart of Texas. There is a beautiful lake here, with a city campground, beach and gun range. There is a great golf course, beautiful new schools and opportunity for any visitor or new business.

We (like many towns) have a small group of people that seem unhappy with everything. They look for any media available or create their own website to propagandize their plight and as a result the outsider can only see the negative “press”. Most of the time the propaganda is inaccurate to say the least. In my case or in the case of the MUDualistic ATV/RV park, as soon as the contract was signed, this group filed Citizen’s complaints with The Corps of Engineers, The Soil Conservation Service, The Environmental Protection Agency, Texas Parks and Wildlife, The Texas Historical Commission, Texas Commission on Environmental Quality and many times to the local City Council. They file police complaints and have filed a lawsuit against the City and against MUDualistic.
Sounds like a lot to endure? Maybe. Is it worth being a part of this community? ABSOLUTELY! The group creating all this havoc is very small. There are approximately 6,000 citizens here in Brady, and these people only represent 2/10ths of one percent of this community. The local government and law enforcement here are fantastic. The Schools and local businesses are something to be part of. I am not an attorney, and with the help of some friends, I have been able to withstand their attacks and prevail.

Come to Brady, and visit this great park, and everything else Brady has to offer. If you are looking for a place to hang your shingle, whether a new business or a new business location, give this place a sincere look. There is so much support in this little town from local government and the Chamber of Commerce to great banks and an excellent labor base.
Please don’t judge this great little town on a Google Search that leads you to negative propaganda financed and driven by such a small faction of discontents.

We have been to the park and really enjoyed our visit. We also liked that the town was only minutes away and were able to get food and things we needed to keep riding all day. We look forward to going again with friends and visiting Brady.

I live in Brady and have recently purchased an atv for us to ride at the park. The park is always clean, you have good fellowship with other riders and on Friday nights the TGIF's are a blast. The area Ben has he has done so much work on it cleaned it up. A few people used to go out there but they left their trash and other things out there, not anymore it is clean. He and his crew have worked their tails off to make it a nice place to go to to relax and have fun at. Great fun for family and gives the family something to do besides drink and do drugs which is about the only thing there was to do here. I hate to hear all the negative things a few old soreheads have to keep talking about. We aren't able to go as much as we would like but am so thankful it is here. Ben and his family are a GREAT addition to our little town. We plan on going to "get dirty" my friends today! KEEP UP THE GREAT WORK BEN hope to see ya later this afternoon.

You go Ben....follow that dream.....and keep it going...the people who come every weekend LOVE what you are doin'....the losers are the ones who have NOT gone there for a family outing.....FAMILY is first...memories for the kids will stay for a very very long time...keeping the FAMILY unit together for many many years to come.....thank you for this opportunity to read about your personal plight to make this park a success....I live very far from you but I follow every post and enjoy it more every weekend.....

On Thursday, October 16th, 6:00 PM, at the Heart of Texas Event Center again.

We’ve been told the Public will run the meeting with ONLY a few Presentations given ... to give y’all some background information on the Agenda Items y’all brought up at Bill’s last meeting. We’ve also been told that back-up documents will be handed out AT LEAST at the door ... and we’ll try to talk Bill into giving all of you who want ADVANCED copies to be given them ASAP. We’ll try to get Bill to post them somewhere online where y’all can print out ALL the copies y’all want in case y’all want to do your own research before the meeting.

We’ll update the details of this Meeting as we get more information.

First off why would anyone care if someone from the city lied to you and second we all know this is you writing and not some of the others because your nuts and ramble on and on and on! You think your being witty but really you just seem very uneducated

I’m to be blamed for this entire Commentary. Me ... ALONE. None of our Supporters are in any way responsible for the following ... or for the rest of the comments I’ll make today.
I’ve been called a liar on the phone by a city Big Shot. They explained that EVERYthing we posted on our 10-8-2012 Commentary was nothing but my “interpretations and opinions.”
We posted LEGAL DOCUMENTS from the state of Florida!!
I was told ...“Ben explained everything to me and I believe him.”
Yup ... he was called Ben like an old pal.
I wasn’t told that good ‘ol Ben provided some legal documents to counter our legal documents ... I was just told “I believe him.”
Thereby declaring rhetorical war on me personally and our Supporters in general.
What can you do when someone who’s “supposed” to be helping manage our city refuses to look at ANY facts that dispute this Big Shot’s polly-annish view of the world?
I want to warn this person against calling me a liar ever AGAIN ... I record EVERY phone conversation I have with Big Shots for just this reason ... should someone deny something I’ve said they told me.

Does this remind you of anyone?

You and your friends will say and do anything to stop this park. You either give no reason, or you change your reasoning when confronted with facts. You have your websites, one in my opinion is a display of open insanity, and the other is designed to look like actual news, while also completely biased and in my opinion equally insane. You want everyone to believe there is some hidden agenda or conspiracy.

I wonder what makes people act that way. It's sad really.

That's sad the park closed. It's uptight people with nothing to do but complain that causes places for the average person to close. I stayed here for Thanksgiving and it was amazing. Sorry to see them go and wish i could kick the group in the butt that caused their closing

If Ben Siebert refutes the above facts and you need help wih you lawsuit then post a request or reply to this comment. Ben owes me a lot of money and ought to pay it back before opening a buiness. He left me penniless after taking close to $60,000. He moveded before I could file a lawuit and hid, Regardless if it is the same CAT aduster, Ben Siebert, he is a confidence trickster and has no empathy for leaving me broke. His confidence is extremly high which leads to trust. A crook is a crook is a crook. If he denies this I can supply proof plus give you more details for research. Plus look at his tax records for the ast few years if you need legal ammo againt him. Karma is haunting Be now.

Before giving any public funds to anyone, you oght to have done some due dilligence and esearch into Ben Siebertsat hstory into Bens past. Ben Sieber worked n the Insurance adjustng Buisness as a catastrophe adjuster . You should hae spoken to is past busness partners, chcked out his taxe records and compared it to his financial records.
Why does'nt Ben work in the Insurnce industry anymore (it pays really well). What s his criminal record like. I bet ou did no of them. I failed to and it cost me a lotof moey also because Ben is rresponsible and a cofidenc trickster. I Ben disute ths or if yo wan more details then post a reply and I will help you as I can.
