RE: Dave, USA

Yes, I happen to know quite a bit about non-profit organizations. I volunteer in several. So don't use that as an excuse for treating condo and home owners like dirt!

How much have you volunteer, Dave?

I was directing my post toward one that doesn't miss an opportunity to eventually include spam in the condo threads for self-serving purposes. He, and his band of puppets, know exactly of whom I refer.
He frequently refers to the statutes without ever being specific and is just as frequently wrong in his interprtation of those statutes.
I commend ALL owners that get involved in their association. It's a thankless job that often comes with baseless accusations by those who find it easier to complain, rather than read their association documents or the law pertaining to the type of association of which they are a member and actually learn something.

What a bunch of ditto heads. This thread has become a waste of time controlled by bigots and haters. If you have nothing constructive to write, then go raise hell with your spouse and have yourself a good old valentines day hell date.

ARE YOU LIVING UNDER A ROCK. HAVE YOU ATTENDED ANY OF THE MEETINGS OR CLASSES HELD BY THE STATE? IF YOU HAD, YOU WOULD HAVE HEARD THE VARIOUS PROBLEMS PEOPLE ARE FACING IN THE CONDOS. THESE PROBLEMS ARE NOT JUST CREATED OUT OF THIN AIR. PERHAPS YOUR CONDO IS LIKE LIVING IN HEAVEN..CONGRATS.
BUT TO CLAIM THAT THOSE COMPLAINING HAVE NOTHING BETTER TO DO IS OBVIOUSLY BUILT ON IGNORANCE. I HAVE SEEN HOW THOSE WHO COMPLAIN ARE VERBALLY AND PHYSICALLY ATTACKED. THERE IS NOBODY TO TURN TO NOT THE POLICE NOR THE STATE. PERHAPS YOU SHOULD POST YOUR PHONE NUMBER SO WE CAN ALL CALL YOU FOR YOUR ASSISTANCE.
Bob, thanks for your blog. i could not have said it better myself.

Try volunteering to do something positive. You'd be surprised at the rewards.
You are a disgruntled, chronic complainer and we need less of your kind.

The vast majority are not happy with their condo boards, associations, laws in florida or the enforcement of the wimpy laws by the state. DPBR is so broke they renamed themselves- JAN Bergmann is one of the bright lights and helpful volunteers in this awful mess. The truth of the matter is in the prices and ability of owners to sell units. With the market in the condition it is in why would anyone sell their condo and take such a reduction? Because they can no longer stand the pain and do not like to be subject to these poorly run, operations.

I am Mike Norvell Sr, with Developers Capital Realty of Central Fl. I thought it would be time for some good news. We are working with a number of smaller investors, in the 1 mill to 3 mill range, on Bank REO pacakages here in Central Fl.
It is necessary to have some good contacts, and we are getting plenty of inventory to look at.

Last week I had a investment firm from NY call to take a look at several packages, this month may turn out to be one of our best.

So as the world is thinking its a bad time to invest, many think its a great time to buy into distressed Real Estate in Fla. I think its a very good time to do just that.

We have been working larger land deals and finished lots, but suddenly these deals are gathering dust..I can't believe you can't get 30 cents on the dollar for finished lots in subdivisions...but, bank portfolios will work right now, there are plenty of small deals here.

Anyone else got any good news??

Mike Cochran and the DIVISION are a total failure. The Division executives are really responsible for many of the horror stories we hear on a daily basis! If they would do what they are supposed to do -- meaning enforce the statutes -- we would see much less problems. The Division is great in finding excuses for covering up the violations of many incompetent boards and CAMs.
You want a good laugh -- read the stories headlined Dysfunctional DBPR -- and you wonder why these Division executives are getting paid from the condo trust fund.
http://www.ccfj.net/DBPRmain.htm
But since our "great Governor" wants to raid the condo trust fund of $20-million we all know why we can't trust anybody up there to do a job that is up to par. That's why we are going to sue the DIVISION for failing to do their job!
We are all sick and tired of their excuses!
If the DIVISION is failing the suffering HOA homeowners in Florida, what hope do we have when filing complaints after the October 1, 2008 statute changes? Sandpointe Townhomes in Dr Phillips is a nightmare!!!! We were counting on the DBPR and the changes to finally get some relief from the relentless criminal acts by the BOD for the past 18 years.

Most people aren't criminals, but crime is still a problem.
The fact is their are major problems especially with HOA associations.
My HOA refuses to turn over any documents and says sue us when I demand them. If I sue and win they then put as assessment on the other residents of my HOA and they pay nothing. If they win I have to pay my legal fees. In either case I face more harassment from the board after the case is over because the thieves in the board have no liability for their actions.
Theft of HOA money is criminal. Refusing to turn over documents and hiding money should be criminal. When the board violates the law I shouldn't have to sue, I should call the police who should arrest the board members who should have to use their own money to pay for criminal defense attorneys
Our HOA has the same nightmare senario. They also harass the elderly and scare the hell out of everyone with their illegally obtained assessments, threats of lien and foreclosure on our homes...it's endless torment. The Florida Statutes are apparently being changed as of October 1, 2008 to give protection and power to the homeowners. These changes could be an answer to many suffering in their own homes afraid to fight these sadistic cowards who need to prey on their neighbors to feel good about themselves. Yes, they are all criminals and belong in prison!!!
