I'm strongly considering purchasing some property in or near Yucca. I've been looking at the area for some time, and I'm encouraged about recent developments, some of which are already discussed in this forum. You seem to know the area pretty well, so I figured I'd pick your brain a bit. What do you know about the groundwater situation under Yucca? I already own a piece of land in Dolan Springs, and I am a bit worried about potential water shortages up there, but what about Yucca? It's a different aquifer, correct? I hear from realtors working the Yucca area that the groundwater situation is believed to be pretty good in comparison, but, after all, they are realtors. And don't be afraid to be too scientific - my wife is a groundwater expert up here in Canada. Also would you mind terribly if we were to touch base privately? I'd like to ask you about some of the development rumors I've heard. I'm thrilled to be talking with someone who not only lives in the area but also knows what he's talking about.:-) Thanks in advance!

Hey Gordo you can go to mohave co site and find records about well permits and depths. Water has been hit at 300' feet. some as deep as 700'the further you go towards the mountains it seems to go deeper. Recent studies show the lower sacromento valley to have sligtly increased while the upper part has lowered.

recent permits show average cost of drilling and installation around 13,000.00 for a well.

There is some really good bargians on the market at this time! if you are looking for a 40 acre parcel. i know of one on the market right off exit 20 for 200k and should be able to pay less. this seems to me to be a super bargain considering its in the Area plan and could be rezoned to commercial. 200k does not hardly even get you a good building lot in havasu. I would not give up my little piece of dirt for 200k.

Prices should explode after rocky ridge resort and competition ridge go public and open the doors. opportunity seems to be knocking hard in this area, dont miss out, good luck!

Hey Gordo,
Yes, they are 2 different aquifers and flow in opposite directions. KyboB has given you some good info on it. Here is a link that Donna Crouse posted on a different thread that should give you a good understanding on the water issue;

It is the initial draft on the water study they have been conducting. You will notice in the Abstract section that they mention the Yucca & Dutch Flat areas.

On a side note, I was informed by a realtor in the area who is handling my purchase of a property in Yucca that ADOT will be using the 'millings' from their upcoming work on I40 to pave the streets in Yucca. The work on I40 will begin in 2009.
She also told a woman in our front office that she is friends with, that she will be building an Arena in Yucca. I presume for rodeos since I know the co-worker is heavily into barrel racing. She said she has already purchased the arena, but was holding off due to the slow down.

It looks like Rocky Ridge should be before the Board of Supervisors May 5th. P&Z approved the extension and zoning use permit.
Also approved was the Alamo Business Park on the east side of the Interstate near the Golf Ball house. They approved a minor ammendment to the Yucca and Mohave County Area Plans from Neighborhood Commercial to Light Industrial, as well as approved a rezone from SD/C-2 to M (General Manufacturing).
According to the wording, it was only for the Business Park on the east side on not the Industrial Park on the west side. We will have to see how far the owner of the property takes this project.

I'm pretty sure it was approved by the Board of Supervisors but since they haven't updated the agenda with their decisions yet I can't give you a definite response. It was unaimously approved by P&Z which normally means approval by BOS unless people show up to fight it. The only thing I've heard people fighting with was over the Water Improvement District assessment in GV.
As soon as they update it I will let you know.

I can now confirm that everything has been unamimously approved. It even received the attention of the Board of Supervisors' regular complainer. Apparently the 2 1million gallon water tanks for 'a private resort of 200'(her words) was an unreasonable request.
Also being approved was the Business Park on the east side of the freeway near the golf ball home. This is the park where the owner would install a well that will tie into the Yucca water system on the west side. At present, there is no piping to the east side. The owner has made a committment to put in the infra-structure.

Hey, desert rat. I hope all is well in the Moajve County. I bought a 40 acre parcel is Stagecoach about 7 years ago. I lived in Havasu for a two year stint and loved the area. I am hoping for upside valuations with economical progress. I agree we must protect the environment first. I have since then moved back home to San Diego due to my handicapped daughter and just getting to old to be working outside in the heat.
Can you explain to me what the Rocky Ridge Resort is and what it means to the area? I also purchased a lot in El Rio that is being completely restructered at this time. VERY SCARRY!!! THANKS FOR YOUR INFO. JJ

Hi JJ,
Rocky Ridge is suppose to be a high end RV park with casitas(cottages), conference center, lake, baseball fields, & indoor shooting range. Not exactly sure how much affect it will have on the area by itself. If successful, I see it as with others like Competition Ridge Ranch (Private raceway), Alamo Business & Industrial Parks & North American Pipe as examples to other potential developers that the Yucca area is a viable area for growth.
I haven't kept up with El Rio for awhile now since my daughter out of Fort Mohave. I've heard some good things about the golf course and some hardships with the development, but hadn't heard about the restructuring. Wish you the best on that investment.

Thanks for compliment neighbor.
That would be a hopeless task on the Rhodes site. The only thing that will at least make it more informative is to have actual progress on the ground and then there will still be a few that are just too disgruntled with the rest to ever have any positive input on the topic.
On a side note, we just had a road committee workshop Saturday and several of us have volunteered to take care of the street sign maintenance in our areas. I will handling Section 2 which border by Sundown on the north, John Wayne on west,Alamo on the east, and Plant Ranch to the South. If you notice any signs missing or damaged ecspecially after this last week let your sections' captain or myself know so we can get them fixed as quickly as possible.
